With views overlooking Sandsend village green and the stream which flows down from Mulgrave Woods (a favourite walking destination) this is an ideal romantic getaway or cosy cottage for families of up to four.

The accommodation comprises: Ground floor: entrance porch, lovely sitting room with window seat and superb views, flat screen TV & DVD player, gas fired stove, steps up to a charming kitchen with new cooker, fridge/freezer and microwave, dining area with seating for four people and inner hallway with access to rear garden.  First floor: main bedroom with double bed and stunning views across the valley, second children's bedroom with bunkbeds, newly refurbished shower room with basin and WC.

Glorious sloping gardens to the front with seating area and orchard. A delightful private rear garden with terrace, quality furniture and gas BBQ.

All utilities, bedding and towels included, free Internet connection.  Shared parking is available in The Valley.

The Cottage is located in The Valley, Sandsend accessed via a narrow lane off to the left of the road at the bottom of Lythe bank when travelling north, a few yards passed Wits End Café, or alternatively via a pedestrian only pathway from the southern side of the stream. There is off-street communal parking for the residents of The Valley which is clearly marked.

Within the village you will find an excellent well stocked store supplying all daily essentials including bread, milk, newspapers etc., The Hart Inn – which serves excellent meals both at lunchtime and in the evening, a two AA Rosette restaurant – Estbek House, together with excellent cafes, beach shops and even an art gallery are all available close by.

The Cottage is located in The Valley, Sandsend accessed via a narrow lane off to the left of the road at the bottom of Lythe bank when travelling north, a few yards past Wits End Cafe.

The property is an end terrace period stone cottage under a pitched pantile roof, with Yorkshire sash windows and attractive part glazed and panelled entry door. The cottage retains a great deal of period charm, with low beamed ceilings, and a steep narrow staircase to the first floor.

The property is conveniently located close to a bus stop and Sandsend’s many amenities – cafes, local inn, restaurant, shops, art gallery, and doctor’s surgery.

Transport to Whitby and Runswick Bay

There is a main bus route, with the bus stop a few hundred yards from the property.


There is no dedicated parking for the property but a car park reserved for those properties within The Valley. In addition there is a large council car park to the rear of Wits End Café.

The Cottage is approached by foot over the timber bridge from the car park and then up 21 fairly steep gravelled steps.

The Cottage

To the front is a pleasant paved seating area with views over the valley.

The accommodation is arranged on two floors with the sitting room and dining kitchen on the ground floor, and the bedrooms and shower room on the first floor.

To the rear is a largely flagged garden with three steps up to the main seating area. From there a further five steps lead to the upper area, having wicket gate and side access path.

The Ground Floor

There is an entrance hall with built-in store/cloaks cupboard and low doorway (5ft 9in) to the sitting room.

Sitting Room

The sitting room features a beamed ceiling, exposed stonework, window with fitted window seat overlooking the valley, and a cast iron gas fired stove. There is a doorway to the rear entrance hall, having two steps up to the rear door, and built-in cupboard housing the gas central heating boiler. A further door gives access to the cottage staircase – 11 steps winding back on themselves.

The sitting room contains a two seater sofa, arm chair, padded window seat, coffee table, TV and DVD player. Two steps up to the kitchen.

The Kitchen

The kitchen contains a one-and-a-half bowl sink unit, electric oven and hob, fridge and microwave cooker. The dining area comprises two fitted settles and table. The kitchen is fully equipped with china, glassware, cutlery and cooking implements for the self catering of four people.

First Floor

Bedroom One

With standard double bed, bedside cabinets and wardrobe. Sash window to front and sloping beamed ceiling.

Bedroom Two

Pine bunk beds, beamed ceiling, small fitted wardrobe and window to rear..

Shower Room

Walk-in shower cubicle – 9in step up, through bi-fold doors, pedestal basin and low level wc. Electric shaver socket


Small paved area with seat – pleasant views over the valley, being west facing and enjoying afternoon and evening sunshine.


York stone paved gardens with borders, providing level seating area having tables and chairs. From the back door there are a total of 8 steps up to the bin storage area and gate to a side access path.

The Cottage is an old property and by its very nature cannot be adapted for the use of wheelchairs and may not be suitable for the very infirm due to the access and layout of the accommodation.
