**NEW** A charming 'chocolate box' cottage with a beautiful walled garden, located in a superb location in this pretty village. Near a great local inn, tea rooms and a boating lake, the beach and attractions of Whitby are a short drive or c. 20 minute walk, this Grade II Listed period cottage was built in 1605 and has been well decorated and thoughtfully equipped, with the advantage of private parking - it's an idyllic spot for a perfect holiday for a family or three couples.

There were no instructions about the combination lock to access the parking

This should have been in the arrival instructions but wasn’t there or even in the larger set of information inside the cottage. I had to call to find out which was annoying. The description of where to find the parking was also incorrect - it said if you approached the cottage UP the steep hill then you should carry on...in fact it was of coming DOWN the hill. Minor point I know but was still irritating. The batteries were dead in two of the remote controls (the tv and dvd controls) and there were no spares. Even after changing the dvd control batteries the functions didn’t work and it was not possible to watch a dvd. A single (very small) towel was provided per person which was insufficient as there was no tumble drier. It was not possible to reliably wash and dry towels on the same day. Understandably the beds were small (small cottage) but anyone over 6ft would have really struggled so this should be mentioned on the website when booking. The cottage itself was charming and in a lovely spot and we had a very nice holiday. The recommendations on where to eat and drink were very helpful. It is up to you whether you want to publish this feedback.

GROUND FLOOR
 

Enter this pretty cottage into a hallway from which leads an elegant sitting room with comfortable sofas, a lovely open fire - perfect for chilly evenings! - TV and separate Blu-Ray player.

There's a classic Roberts radio plus a library of books and DVDS plus games for guests to enjoy during their stay. The cottage also has an Amazon Echo Dot to access Alexa, play music, etc.

There's a good size, farmhouse-style kitchen, which is well-equipped with an electric oven and hob, fridge with freezer box plus a small larder fridge and microwave plus a washing machine (an airer is available). Steps from the kitchen lead to the garden.

The large kitchen has a dining area with a table and chairs that comfortably seats six people - it's a great spot to sit and relax whilst the cook is preparing supper!

The house has been thoughtfully equipped and there's even a windbreak for guests to use on the beach plus a dog bed for guests bringing their pets with them.

 
FIRST FLOOR
 

There are three charming bedrooms, two have double beds and one has a small double bed (4'). The bedrooms have bedside tables, dressing table and wardrobes, so there's plenty of storage.

The house bathroom has a bath, a separate corner shower cubicle, WC and hand wash basin

 
OUTSIDE
 

The walled garden to the rear is beautiful - it's enclosed with a lovely large lawn, well-established borders with shrubs, trees and flowers. Seating makes this an idyllic spot and there's a gas BBQ, so it's perfect for al fresco dining or to just sit back, relax and soak up the sunshine whilst listening to birdsong - what could be better, either with your morning coffee or a glass of something cold after a day's adventures!

Ivy Cottage is located in the village of Ruswarp, opposite Ruswarp Hall, just a mile from the historic port of Whitby. Ruswarp is an idyllic and picturesque village situated on the banks of the river Esk; it boasts a great local inn but a renowned traditional butchers with a deli - people swear by their pork pies! The river is tidal to this point and seals swim up from the harbour and bask on the weir. Whilst as close to Whitby as Sandsend, the village is quiet and peaceful yet all the amenities, beach and the heritage of Whitby are just a five minute drive away.
