A beautiful, character cottage situated in a quiet location in the heart of Sandsend with on-street parking and a fantastic rear garden with long distance views over the stunning coastline. A lovely house, less than 200 yards from Sandsend’s golden beach this charming property is located in the heart of this popular seaside village with enclosed gardens and a stylish decor. An ideal base for family holidays or for friends to get together, the luxury, stylish accommodation is over two floors.

Ground Floor
The superb accommodation includes entrance hall, sitting room with bay window and real flame gas fire, Freesat TV/DVD; separate dining room with oak table and chairs, large well-equipped kitchen with black quartz worktops and quality Smeg appliances and a conservatory looking out over the garden. There is also a downstairs shower room with wash basin and WC.
First Floor
The upstairs has three bedrooms, the master bedroom has a bay window with sea views and a superb en-suite bathroom with free-standing bath, a walk-in shower and a wash hand basin, a second double room with sea views, a twin bedroom and a WC with wash basin.
Outside
French doors lead to the rear garden which has a lawn and planted borders plus a delightful terrace with table and chairs – enjoy breakfast in the fresh air or a nightcap under the stars!

Ellerton is in the heart of Sandsend, less than 200 yards from the long sandy beach which runs all the way from the village to the west pier of Whitby harbour. The house is ideally situated off the main road close to all the superb village amenities.

Quiet location but close to the beach

Excellent position to view Tour de Yorkshire! Would hope to come back one day.

ACCESS STATEMENT - ELLERTON SANDSEND
Ellerton is a period house situated 200 yards from the beach at Sandsend.

Arrival and Car Parking

There is unrestricted on-street parking immediately outside the house.

Entrance and Ground Floor

Access to the front door is through the front garden. There is a metal gate with a clear opening width of 85cm, which opens onto a 5M long level concrete path. The wooden entrance door is 73cm wide and has a 7cm step up and into the house. There are 2 locks at 90cm and 150cm from floor level. The door opens inwards into an inner hallway with laminate floor. This inner hallway is 1M square and contains another door leading to the ground floor hallway. This doorway is 70cm wide and opens inwards to the main hallway, which is 1M wide by 4.5M long and has laminate flooring.

All of the internal timber doors in this property have lever handles at around 90cm from floor level.

Hallway has access on the right to the lounge through a wooden door, which is 74 cm wide. The lounge is 3.6M by 4.3M and has a carpeted floor. There are 2 sofas and 1 single chair in this room, along with a TV unit.

Off the hall is a shower room with laminate flooring. The room is 1.3M by 3.8M and is accessed by a 61cm wide door. This room has 2 levels, separated by a 20cm step. This room contains a WC, sink and quadrant shower enclosure. The enclosure is 1.1M by 0.8M and has a doorway opening width of 50cm.

The dining room is located off the ground floor hallway through a 70cm wide door. The room is 4M by 3.6M and has a laminate floor that runs through the kitchen and into the sun room. The dining room contains a large table with 4 wooden chairs and a bench. The table height is 79cm from floor level. Also contained in this room is a 2 seat sofa and wall mounted TV. This room has an access door to an under stairs storage cupboard.

The kitchen is accessed through a 1.5M open arch. The kitchen is 3M by 4.9M and has 89cm high worktops. Kitchen appliances sit on top of this worktop and there is a floor standing range with double ovens. The space between the kitchen cupboards narrows to 1M wide.

The sun room is off the kitchen and is accessed via a 96cm open arch. The room is 2.3M by 2.5M and contains a 2 seat sofa. There are double French doors, with an opening width of 1.2M which gives access to the rear garden.

The rear garden is mainly laid to lawn and contains a paved patio area. There is a 15cm step down to the lower half of the garden. A table and chairs are provided.

Access to the first floor is via the ground floor hall. There are 10 carpeted steps up to a carpeted half landing and then a further 2 carpeted steps up to the first floor. The stairs have a clear width of 80cm and handrails on the left at 80cm from floor level. The height of the steps is 20cm.

First floor

The first floor landing is carpeted and is 1.8M by 2.9M. The 3 bedrooms are off this hallway and are as follows.

Rear carpeted double bedroom through a 65cm doorway. This room is 3.2M by 2.6M and contains a double bed, a single wardrobe and 2 bedside tables. Mattress top is 53cm from floor level. The spaces at sides of bed are 60cm to the left and 30cm to the right.

Rear carpeted twin room through a 67cm doorway. This room is 3.6M by 2.5M and contains 2 single beds and a single wardrobe. Top of mattress is 48cm high. The spaces around the beds are 80cm to the left, 30cm to the right and 50cm between beds.

Front carpeted master double bedroom through a 65cm wide doorway. This room is 3.5M by 3.5M and contains a double bed, a double wardrobe, 2 bedside tables and a single chest of drawers. Top of mattress is 55cm high. The spaces around the bed are 1M to the left and 1.1M to the right. This room has 70cm wide doorway leading to en-suite bathroom. This room is 1.6M by 3.5M and has laminate flooring. It contains a free standing bath, basin and quadrant shower enclosure. This is 1.1M by 0.8M and has a 50cm door opening.

There is a separate WC and basin room off the 1st floor landing. It has laminate floor and is 0.9M by 1.3M and is accessed through a 64cm doorway.

Access to the second floor is via the first floor landing. There are 7 carpeted steps up to a half landing and then a further 5 carpeted steps up to the second floor. The steps are 20cm high. The stairs have a clear width of 70 cm and have handrails to the left at 90 cm from floor level.

Second floor

This contains a locked storage room which is for the owners use only.
