ACCESS STATEMENT - THE HAGGS SANDSEND
The Haggs is a period detached house situated 200 yards from the beach at Sandsend.
Arrival and Car Parking
There is unrestricted on-street parking immediately outside the house. The front garden is block paved and provides ample off street parking for 3 or 4 cars.
Entrance and Ground Floor
Access to the front door is through the front garden. There is an open gateway, which provides access to the blocked paved front driveway, which is approximately 7M by 15M. The driveway slopes gently down to the house from the pavement. The double outward opening doors give an opening width of1.2M and gives access to the front porch. There are two steps into the porch and are 10cm and 13cm high. The 5 lever door lock and handle are 1.1M from floor level. The front porch has linoleum flooring and measures 0.8M by 2.5M. The front door opens inwards into an inner hallway with laminate floor. This door has a clear opening width of 76cm and the lock and door knob is 1.4M and 1.5M from the floor level. There is a 25cm high step into the house. The main hallway is 1M by 3.7M and has laminate flooring.
Most of the internal timber doors in this property have round door knobs for handles and are all around 90cm from floor level.
Hallway has access on the right to the lounge through a wooden door, which is 72 cm wide. The lounge is 3.3M by 4.3M and has a carpeted floor. The room contains three 2 seat sofas, a TV unit and a living flame feature fireplace, with granite hearth and surround.
Opposite the lounge is a small under stairs storage cupboard.
The large kitchen / dining room are located off the ground floor hallway through a 72cm wide door. The room is 3.7M by 6.4M and has painted floorboards. The dining area contains a large table with seating for 8. The table height is 76cm from floor level.
The kitchen has a number of floor and wall units with a worktop height of 91cm. The dishwasher is below worktop level, the electric hob is mounted at worktop and the electric oven is above worktop height. The oven handle is at 123cm from floor level. The kitchen has a pantry which houses the tall fridge/freezer and is accessed through a 65cm wide doorway.
To the left of the kitchen is a 76cm wide door which leads to two further rooms. There are three tiled steps down to a tiled floor area. The steps are 17cm high. To the left, through a 60cm doorway is a linoleum floored room with WC and wash basin and is 1M by 1.5M. To the right, through a 62cm doorway is a linoleum floored shower room. This room is 1.7M by 2.2M and contains a wash basin and quadrant shower enclosure. The enclosure is 80cm by 80cm and has a door opening of 50cm. There is a 15cm step up into the shower. These two rooms have Suffolk latches with the handle at around 1.2M from floor level. This area also has access via a pair of double doors to the garden. The doorway is 90cm wide.
Back through the kitchen and at the far end is a 72cm wide doorway which leads to a downstairs game room. There are two 20cm steps down into this room. The room is 2.6M by 4.3M and has a tiled floor. This room contains a table football, wall mounted TV and 4 bar stools.
The games room gives access via a 70cm doorway to a utility room. This room is 2.4M by 2.7M and has a tiled floor. There are a number of floor and wall units and a worktop height of 91cm. The room contains a sink, a washing machine below worktop level and a microwave that sits on top of the worktop. There is an uPVC door that leads to the rear garden. The doorway is 75cm wide and the lever handle and lock is 1M from floor level.
The rear garden is level, enclosed by secure metal gates and is mainly laid to lawn and contains a paved patio area. The garden is 12M by 15M and the paved patio area is 3M by 6M and contains a table and 8 chairs.
