Julie “This property is advertised as an 8 person accommodation.”
We have booked this twice, and both times, even though we booked for 8 adults, the 8th bed was not made up, and there was no pillow or towels for them. Very disappointed as we were told last year that it was a pure oversight and it definitely wouldn't happen again. In the lounge, there are not sufficient seats for 8 adults. We had to bring the tub chair down from the bathroom. There are also not 8 chairs outside on the patio, and the hot tub is not for 8 people either. Such a lovely place, but ...

Shannon “Gorgeous Barn.”
All facilities were fantastic. Only negative feedback is the seating arrangement in the living room. Considering the barn sleeps so many people the sofa area does not reflect this. There were 7 of us wanting a cozy night with a film on but half of us had to lay on the floor with blankets. Apart from that it was stunning. Also I know the beams at the top of the stairs look stunning they are also quite dangerous for kids if they get up in the night for the toilet.

The beams are indeed a significant feature of this Grade II* Listed barn conversion and are part of its original framework which English Heritage will not allow us to change. There is excellent lighting to illuminate the positioning of these beams in this area. There is also a full access statement available to view on the Yorkshire Coastal Cottages web site which does give details and dimensions of the beams as well as lots of photographs. The house is beautiful and garden is so nice to sit out in. Also a great location in a cute little village, but also so close to Whitby and so many nice beaches near by. Would definitely recommend!

A gorgeous property in a gorgeous location, we had an amazing week as we had fabulous weather, but when you consider the price (3.5K for a week), then you expect everything to be perfect, which wasn't the case: Wi-Fi is very hit and miss in the property not a massive issue for me, but 3 teenage kids would disagree. Only 1 shower for a property that can house 8 !!!! Bath with an ill fitting plug, so it doesn't hold water and then pours through the ceiling downstairs. No BBQ facilities (Really ????) A promise to check the water quality in the hot tub mid week that never happened, hence by the end of the week it looked like human soup. Clearly a wasp nest in the wall cavity (twin bedroom was covered in dead wasps ( dont know why dead) every morning. No recycling bins. 3 different stair ways to get to 3 first floor bedrooms and bathroom because of wooden beams (looks nice put a proper pain in the back side when you want to go to the loo in the middle of the night (especially for my disabled daughter.) Nothing could be done about this, but it might out some people off if they knew. Would we go back? ..... yes definitely !!!! and my comments are purely for the owners / management to put right what I have mentioned for future holiday makers. Rich, Mandy, Euan, Luke and Lydia
- Richard, August 2022Thank you for your recent feedback regarding The Barn made on the 5th of August, from your visit on the 5th to the 12th of August. We really do welcome all feedback whether negative or positive. It was really unfortunate with regards to the Wasp nest that appeared in the roof void, this was dealt with on the Friday 5th (Changeover day when it was brought to our attention), the local pest control company attended that morning to deal with the nest. This was completed successfully, however not all wasps would have been in the nest at that time. The situation was managed quickly and we communicated this with you prior to arrival. We are very sorry to hear the unusual layout of the property did not suit your requirements, especially in relation to your disabled daughter. There are however numerous photographs of The Barn on the website giving a full visual representation of the property together with a full detailed access statement which can be found on the Yorkshire Coastal Cottages website- which we suggested looking at before booking through a different website. The property is Grade II* and is very limited to how changes can be made to a building dating back to 1760's. Wifi connectivity is available throughout the house with exception to the Kitchen and Dining room where the reception is poor due to the thickness of the walls between the main living/Games area and that part of the house. We have raised this with the owner, who has confirmed BT have attended the property to try and find a solution. Finally, your note that you would definitely go back is very well received and the owners has been made aware of all the above points for further consideration. Kate “The property undoubtedly has the potential to be a beautiful one, however a number of things didn't deliver for us ( we normally use Unique Home Stays who over-deliver every time and the price for this property was comparable but the experience was not unfortunately) The property stated it slept 8, only 7 beds and only seating for 5 people in the lounge area - and this would be cosy on the settees.”
We could only get the lounge TV to work (did ring you but only emergency service answerphone service, also emailed on the friday of arrival and heard NOTHING back all week of stay) TV in bedroom was apple tv and we are not used to that - absolutely no instructions anywhere so very frustrating and trying to watch via streaming of own iphone/ipad to tv's just caused constant buffering with very little or no signal. No en-suite in main bedroom upstairs and when paying upwards of £2500 this is a DEFINITE requirement, to make matters worse you had to go down a flight of stairs and up another to pee in the night and then down again and back up to bed by which time you were wide awake. For this reason we chose to stay downstairs in the small double - not ideal for our holiday. Two small bedrooms upstairs very pokey and low beams with no en-suites - again having to share a bathroom (with no walk in shower) between three bedrooms. It would be much better to have just two bedrooms upstairs with nice en-suites - do what you do well or not at all, the property is far more suited to only 4 or 6 people anyway and would still command a decent rent. In my mind this is currently way over-priced and we were very disappointed with our choice, finding much nicer cottages down in the bay. Also, no communal loo downstairs only the one for the bedroom, not good. And a huge snooker table/room, would this space not better be utilised for further seating/comfort as not everybody chooses their holiday home on the fact that it has a snooker table - fully understandable, functioning tv's and more relaxing seating areas would have been much preferable in our case. The good points were the peace and quiet of the village but we would certainly not choose to visit again unfortunately

The property is a Grade II* property, and is very limited to how changes can be made to a building dating back to 1760's. There owners have two sofas and a Tub chair in the Living area, capable of seating at least 6 people, with two additional chairs and 10 fabric chairs in the main Kitchen space that could have been used during your stay. We take on board your opinions regarding better use of the space where the snooker table sits, however, many of our previous guests have thoroughly enjoyed the pool/snooker. The downstairs does have a communal WC adjacent the Ground Floor bedroom accessed via a small lobby. The property is competitively priced for the area, considering its size, high quality fixtures and fittings, Hot Tub, Pool Table, Underfloor heating, Paddock/Play area and off road parking. Over the years, The Barn has and will continue to be extremely successful and a very much loved holiday let for 7/8 people as per the positive reviews received. Property Owner

We were very impressed with the specification of the cottage. Absolutely beautiful decor and furniture. Stunning location. It was very well stocked with equipment for our stay. We made full use of the hot tub and pool table. It was perfect for our stay. The only very small comments we would make is the cottage was very hot and it was difficult to cool it down. Also the beams on the first floor were a bit of a pain having to go up and down the stairs to get to the bathroom, especially in the night. We ended up just ducking under the beam which is a bit tricky at our age :) We had a wonderful time. Especially as we were supposed to be going skiing but decided on a staycation due to covid restrictions. We enjoyed our stay in Yorkshire just as much as skiing, and our dog had a great time too. We had a wonderful time. Thank you so much for such a lovely welcome pack too. Everything was perfect and the hot tub was wonderful. The only disappointment was the WiFi. As there is no phone signal, the WiFi would have been really useful, but it was so intermittent, we couldn’t really use the tv, and the tv in the downstairs bedroom didn’t have the right lead, so couldn’t be used at all, but we’re not complaining as it was wonderful.

It actually made us say "wow" when we entered as the photos don't do it justice. It was perfect for 2 couples but I could see from other reviews that the configuration of the upstairs rooms could cause a slight issue . However we had no problems at all and have loved every minute of our stay . The cottage welcome book was very precise with lots of good recommendations as well as instructions. A delicious bag of goodies to go with it ! This is a very luxurious place to stay with everything carefully thought about to enhance your visit . Sitting in the hot tub star gazing at the end of our day was the icing on the cake. We enjoyed a pool tournament all week too which made a change from the usual board games/ cards . An excellent place to stay, you will not be disappointed if you book a holiday here ! Thankyou .

The location in Ellerby is idyllic very handy for access to coast, footpaths and beaches around. The one change I suggest is another full shower as it can take a while for a group using one shower and better ventilation in the downstairs bathroom and bedroom. The hot tub is amazing.

Great garden and hot tub. Construction of house probably best suited to adults or older children than under 5’s due to beams and staircases. Fab pool table and plenty of space. A second shower would be useful if you are a large group or family. Nice location next to Runswick Bay. Local pub is very good for meals and grounds are very pretty. Lovely welcome pack and nice owners.

We had a great few days there visiting the North Yorkshire coast line. It's a shame the country inn, which is a stones throw away, wasn't open, but the kitchen was well equipped and we didn't mind cooking each night, followed by numerous games of billiards. The hot tub was great too. We'd certainly return if we were visiting the area again. The personal note, chocolates and wine went down well too, thank you! Just one negative point. The thin curtain in the twin room next to the bathroom did not go down well, as our son was woken up by the sun before 6 each morning! It could do with something thicker. We were all sharing one shower as well. Maybe consider one for the family bathroom going forward as we were just a family of four and I'm not sure how 8 would've faired. Please note though, I'm just being nit picky here, we had a great time.

the property may benefit from replacement of the bath by another shower. The shower attachment on the bath was not easy to use. We own an electric car. I had to charge it at the Ellerby pub as there was no outside socket at this property. It would be beneficial to install an outside socket at the property for charging as I would imagine the number of people with electric cars will increase in the coming years. The outlet drain sink to the kitchen blocked on a number of occasions and we cleared it as best we could. The staircase could be a problem for some people and makes access to the bathroom from the bedrooms less than straightforward.

The heating was remarkable and easily adjustable, there was lots of space in a visually interesting building. We accepted that we only had a four night booking slotted into an otherwise full month during a pandemic, which could well account for such things as a barbecue which had not been cleaned out (we didn't need it anyway) and a bin liner plus garden waste in one corner of the patio, and the coloured waste/recycling bins which we expected to find beside the property were found well away from The Barn. There wasn't a waste week calendar in the key safe. The small freezer under the bench in the kitchen was so iced up the drawers could not be opened, except for the narrow ice tray at the bottom. The instructions for the televisions in the house did not, when we tried to follow them, give us access to anything which we could use. All we really wanted were a few BBC and ITV channels for news, weather etc. There were many wires behind each set, with various boxes that were or weren't plugged in, and unlabelled controls for unknown purposes. If we had brought an 8-year-old with us, it would have no doubt been sorted in minutes, but as we were all over 80 without Apple log in details and no appetite for gaming or films, we were unable to use any TV. There was a Whitby number we could have rung for help, instead we used the wifi which worked reasonably well. We think this equipment should have been checked so that it actually worked when the clear instructions were followed Everyone in the upstairs bedrooms needing the family bathroom at night had to go on to the landing, down half a dozen stairs, a few steps along the lower landing, then up half a dozen stairs to get there, unless they could limbo under one of the two huge beams crossing the upper landing about a metre above the floor. It was a bit like Fawlty Towers, and was not illustrated in the interior views of the otherwise designed-for-comfort property. Interesting, but not very convenient! I know this may seem like a big fuss over trivial issues at a difficult time, but when you are paying an above-average price for a short break in an unfamiliar environment, every-day requirements should not become problems to be solved before you can enjoy your holiday.

Lots of space. Hot tub was a really bonus and our family really enjoyed the stay. The second double bedroom would really benefit from a en-suite particularly with the family bathroom being used by three rooms. However, it didn't affect the enjoyment of the property and would highly recommend.

The amenities were great and the welcome bag of goodies were very much appreciated. The barn was cosy and super warm when we arrived and the hot tub was a great size to accommodate all of our party. The barn is situated in a very small but beautiful village just outside Runswick Bay and the pub which serves food is literally over the road. Would definitely love to stay again and have already recommend it to colleagues.

By way of feedback and given the level of the rental, it would be nice if some basic essentials were provided for the week. e.g. a bag of dishwasher tabs rather than one or a roll of bin liners rather than one. Not much to ask and it prevents the guest having to continually go back to the shops to buy these items. There was also only one refuse bin which didn't allow us to recycle. Aside from these minor points the barn is a great property in a lovely location which provided an excellent base for our holiday.

Grandma loved it! Children loved the hot tub. The Barn is beautiful everyone. Slept well. Forecast wasn't great but was very kind to us whilst we were here. We walked to Runswick Bay and enjoyed the sunshine whilst we waited for the cafe to open for our morning coffees! We hope to be back.

The location is superb – quiet yet with the beautiful North Yorkshire coastline so accessible. We ate in the picture postcard village pub – which is just a few hundred meters away & can recommend the Sunday roast there. The barn is a fantastic conversion, furnished to a very high standard. The owners have thought of everything & their love and care is evident everywhere. In the evenings we lit the log-burning stove, poured a glass of wine, then slept like babies in the comfortable bed and peaceful surroundings. The extras such as the hot-tub & snooker table add to the overall enjoyment of this property & are a welcome extra to return to after a day out walking the many coastal paths. Yorkshire Coastal Cottages provided a great welcome pack including some local produce. If you go you will want to return.

The property
Ground Floor With an idyllic setting, enter this imposing property via a lovely hallway with a seat bench and storage for coats and shoes.
This then leads to the superb ‘living kitchen’ with a dining area which has a baronial feel – the lovely high ceilings with the magnificent original beams give the living space a spacious and light atmosphere and it’s an ideal spot to sit with a glass of wine and watch the chef hard at work! Very well-equipped with quality appliances such as a retro Smeg fridge and Smeg kettle and toaster, plus a separate integral freezer, dishwasher, a large range gas oven plus, during the winter months, a wonderful Aga, this is an excellent kitchen with plenty of work surfaces to prepare meals. In the dining area, which has a wall-mounted TV, is a long oak dining table with upholstered chairs to seat ten people – perfect to enjoy breakfast or to light candles in the evening and enjoy a long, leisurely dinner, sharing the day’s adventures. Beyond the kitchen is a useful utility room which has a washing machine with integral dryer and space for airing clothes – such as bathing costumes as the family come in off the beach in the summer or outerwear for walkers during the autumn and winter months - plus an iron and ironing board. The main living space is truly impressive; bordered by a unique and open staircase, there are essentially three areas to this vast room.
Centrally is a small study area with a desk – ideal for writing postcards – plus comfortable leather chairs and book shelves – perfect to relax and read.
At one end is a wonderful seating area, framing a log burning stove with comfortable leather Parker-Knoll style sofas, book cases, large screen TV with integral DVD player.
The wooden antler-style chandeliers complete the magnificent styling of this exquisite property.
French doors, with New England-style shutters, lead to the pretty terrace, hot tub and the garden beyond. On the opposite side of this large room is a games area with an 8ft billiard/snooker table complete with wall-mounted cues, if you fancy trying your potting skills? There is also a charming guest suite on the ground floor with an inner hallway, double bedroom with king size bed plus a shower room with shower, WC and hand wash basin. First Floor To the first floor are three bedrooms plus a house bathroom. There is a master bedroom that sleeps three people, with a king size bed, wardrobe, cheval mirror and dressing table.
There is a sofa chair in this bedroom, which converts to a single bed to make it into a family room if required. A charming twin bedroom has two single beds plus there is a single bedroom. The house bathroom is stylish with a wonderful free-standing bath with shower attachment, WC and hand wash basin. Outside To the outside is a superb flagged terrace area with table and chairs to enjoy al fresco dining – or just to take your first cup of the day and sit and relax – it’s a private area, not overlooked by neighbours. On the decked areas and slightly elevated is a glorious, good size hot tub – how wonderful to lie back and relax whilst looking out over the lawned garden, which has shrubs, trees, flowers and those distant views of the sea plus an adjoining paddock, which is ideal for children to play. This is a truly gorgeous house - not to be missed!

The historic fishing village of Runswick Bay is without doubt one of the true gems of the Yorkshire Coast, if not the whole of the UK. This picturesque SE-facing village situated 9 miles from Whitby sits in a beautiful sheltered sandy-beached bay backed by spectacular cliffs and moorland scenery. Relatively un-commercialised and with vehicular traffic restricted, the village provides the perfect setting in which to relax and unwind. Relish in taking long walks on either the sandy beach or along the Cleveland Way on the clifftop above. There is much to do in the local area, whether it's visiting Whitby with its famous Abbey, Staithes with its pretty shops, cafes and superb art gallery, or touring the dramatic North York Moors. The lower village houses a local inn serving food along with a spectacularly situated cafe, whilst nearby Hinderwell provides 2 inns, a fish and chip shop, a local butchers and a garage/petrol station. A Co-op is situated at Staithes 2 miles away.
