**NEW** Luxe beach hut-style holiday cottage near the sea with a superb decked area for al fresco dining and free use of the excellent leisure facilities, including indoor heated swimming pool, sauna and gym. This glorious and stylish holiday cottage is perfect for families or couples wanting something special - imagine enjoying long, hot days on the beach then returning to this gorgeous property and dining outside as the sun sets - and in the cooler months, cosying up in front of the wonderful wood burning stove - an idyllic spot for all seasons!

Having stayed in a similar property at The Bay we knew what to expect and of course this was the prime reason for choosing a Beach House at the resort. Sadly , this house failed to deliver on expectations and as a result would never consider going back. In summary it is in need of a deep clean. The whole place was “grubby” and looking tired in a lot of areas. The mattress in the main bedroom was in a shocking state of repair and should have been replaced years ago. If you charge a premium price (£330 for a weekend) then you have to ensure you give value for money - if not then expect this feedback! Very disappointed.

Layout

Puffin Lodge is a beautiful, well-equipped holiday cottage in a superb location - the decor and furnishings are lovely and based on seaside and nautical themes in a soft, neutral pallet of blues, greys and creams with accents of duck egg blue. The property is thoughtfully equipped for a perfect holiday.

The living area is a good size and open plan comprising a sitting room looking out onto the decking, with comfortable seating, a Smart TV (ideal for catching up on all your Netflix movies and box sets!) and integrated DVD and a wood burning stove - lovely to light and enjoying the warmth and ambience of its flickering flames when the nights draw in.

Folding doors reveal a lovely decked area with table and chairs - it's south-facing so a sun trap! - where better to enjoy breakfast together or why not chill a bottle of wine and relax over pre-dinner drinks, after a long day on the beach - bliss!

There is attention to detail in this cottage with games, DVDs, books and magazines and even a set of boules for guests to enjoy.

The dining area is close to the kitchen (no reason for the cook to feel left out!) and has a table and chairs to comfortably seat four people; it's a great spot to enjoy meals and each other's company - after all, isn't that what holidays are about, just taking time out to stop, relax, have fun and remember what's truly important?

The immaculate kitchen is well-equipped with appliances including an electric oven and hob, dishwasher, fridge, freezer, microwave and washer/dryer. There is an ironing board and iron too.

This lovely property has two bedrooms, both having plenty of storage and each including a hair dryer. There is a good size master bedroom suite with a comfortable 5' king size bed. The bedroom is very charming - we love the port hole window! - and also has a TV, dresser, wardrobe and bedside tables with good lighting if you like to read before you go to sleep. There is an en-suite wet room, with a walk-in shower area, WC and hand wash basin.

The pretty twin bedroom has two single beds - which are zip-and-link if you prefer to have a large, 5' bed - plus a TV, wardrobe and bedside table, again with good lighting. It has a smart en-suite shower room with a shower cubicle, WC and hand wash basin. Both bedrooms have black out blinds if you want to have a lovely long lie in and hold back the sunshine for the beach!

OUTSIDE
The property has a lawned area to the front as well as the raised decking which has pillars and ropes to add to the seaside theme - it's an idyllic spot to take in the Yorkshire sea air, sitting back and sipping your morning cup of tea or coffee as the day begins.

There is parking to the rear.

Puffin Lodge is on one level so suitable for those with limited mobility.

Filey is a popular choice and is reminiscent of childhood holidays – an elegant and tranquil seaside town boasting a beautiful, award-winning beach, charming shops and plenty of activities for all the family.

FILEY BEACH With miles of golden, sandy beach nearby – recently voted the UK’s Best Beach in 2018 – there’s always plenty of room for the little ones to let off some steam and for the adults to walk for miles uninterrupted.

Or try your hand at water sports such as sailing or surfing or just settle down in a deck chair with a good book and enjoy the sunshine.

THE COBLE LANDING Lined with boats and kiosks selling coffee, tea, seaside snacks and even those ever-popular bacon sandwiches, The Coble Landing is a must to enjoy the views before a walk along the spacious promenade, dotted with coastal themed sculptures.

THE FILEY BRIGG You can walk to the tip of this narrow rock peninsular during low tide and maybe see a seal, sunbathing on the rocks.

The cliff top above The Brigg forms part of the Country Park, which is popular with picnickers, birdwatchers and hang-gliders and is the start of The Wolds Way.

FILEY MUSEUM A past winner of Discover Yorkshire Coast’s Small Attraction of the Year award, is housed in a building dating from 1696, and is crammed with fascinating memorabilia, including an extensive photographic archive.

DALBY FOREST Cyclists can enjoy a challenge at Dalby Forest, or perhaps follow some of the Tour De Yorkshire route and tackle the famous Cote De Harwood Dale or just pedal village to village along the idyllic country roads of the nearby Wolds and admire the views made famous by leading artist David Hockney.

BEMPTON CLIFFS Bird Lovers will love the nature reserve at Bempton Cliffs to see the 250,000 guillemots, gannets and puffins who flock there to raise their young between April and August.

It is a haven for birds and animals, including an important colony of great-crested newts and has an interesting Visitor Centre.

THEATRE Scarborough is 20 minutes north of Filey where theatre goers can enjoy the world premieres of Alan Ayckbourn plays plus Scarborough Open Air Theatre attracts many world-class artists – recent concerts have included Britney Spears, The Beach Boys, Little Mix and Tom Jones! RESTAURANTS Filey has a number of restaurants including many renowned fish and chip eateries, good local inns, English, Chinese and India restaurants.

There are charming tea rooms to enjoy the gentle pleasure of taking afternoon tea SHOPPING Boasting splendid Edwardian architecture, Filey is home to many quirky shops – while away an afternoon browsing and collecting souvenirs.

There are many independent shops for groceries and provisions plus a Co-op and a Tesco supermarket.

Access Statement for Puffin Lodge, The Bay, Filey.
There is a driveway at the side of the property for a small/medium car. Access from driver’s side only. There is parking at the rear of the property on hardstanding (unallocated).
From the side drive there is one entrance to the property. No step. Width of door = 83cm.
On entrance the bungalow is all one level.
The open plan living/dining/kitchen area is 5.2m x 3.8m.
The hallway 89cm wide leads to the bedrooms and shower room 2. A radiator at the end of the hallway in front of the door to bedroom 1 projects from the wall by 10cm.
Bedroom 1 is 3.4m x 3.2m and accessed from the hallway through a door 72cm wide. There is a bed 1.52m wide by 1.98m long with access from both sides.
Shower room 1 is accessed from bedroom 1 through a door 63cm wide. Access into the shower area is currently 69cm. The shower has overhead and flexible head shower options.
Bedroom 2 is 2.8m x 2.8m and accessed from the hallway by a door 72cm wide. There are two single beds 76cm wide x 1.9m long. The width between the beds is 33cm. They can be linked to form a bed 152cm wide x 1.9m long.
Shower room 2 is accessed from bedroom 2 by a door 79cm wide and from the hallway by a door 79cm wide. The entrance to the shower cubicle is 35cm wide. There is a fixed overhead shower.
From the living area there is level access through a door width 96cm onto the deck. From the deck there are two steps down (20cm and 16cm) onto the grass.
