A delightful detached cottage with a lovely garden, located in beautiful countryside a few miles from Filey's golden, award-winning beach. Perfect for a family or two couples, this comfortable and good size cottage is surrounded by glorious open countryside and boasts a large lawned and enclosed garden - perfect for children to play in or for adults to sit, relax and enjoy the sunshine and country air!

Lovely little cottage that we have stayed in twice now

Ideal location to lots of places and beauty spots. Garden was perfect for our two dogs and the surrounding countryside makes for great walks. Homemade cake on arrival was a lovely touch. Feel very relaxed when here and would definitely recommend to others. It is highly likely we will book again ourselves as it’s not very often you find somewhere so nice that allows pets.

Layout

The cottage is set in pretty gardens with a child's swing, BBQ and a terraced area with wrought iron furniture to enjoy al fresco dining or just drinks before supper after a day exploring the Yorkshire Wolds, the many attractions along the coast or just being lazy, sunbathing on the beach!
GROUND FLOOR
From the small hallway leads a sitting room with comfortable sofas, Smart 32" TV, DVD and an electric fire.

The kitchen is well-equipped with a double electric oven and hob, fridge with ice box, microwave and washing machine. There is a dining area with an oval table and chairs to seat four, a lovely spot to sit and take the time to enjoy meals together.
FIRST FLOOR
Upstairs there is a spacious, double bedroom which is light and airy, beamed, and decorated with fresh white bed linens, accessorised with accents of cherry and mustard. There is a king size bed with wooden frame and comfortable mattress, bedside tables and good lighting (for those late night readers!) a dressing table and occasional chair.

The twin bedroom is also nice and light and has full size 3' single beds plus a fold-up single sofa bed; there's good size closet and an occasional chair.

The house bathroom has a bath, shower over, electric towel rail, shaver point, WC and hand wash basin.

A cot and high chair are available.

 
OUTSIDE
 

With parking for two cars, the cottage has a superb and pretty large garden, which is enclosed and bordered with hedging; an idyllic spot for children, there's a swing plus a BBQ and terraced area with garden table and chairs - perfect for enjoying meals outside!

ACCESS STATEMENT

SITUATION
Honeycomb Cottage is in a rural but accessible situation, approximately 1/2 mile from Hunmanby village shops and about 2 miles from the town and beach at Filey. Both destinations are accessible on foot.
PARKING
The drive up to North Moor Farm and Honeycomb cottage is on the Centenary Way and accessible by car. It is a single track one-way drive with ample parking within the farm grounds, with dedicated parking spaces for the cottage guests.
Cars can be parked in dedicated spaces outside the cottage gates, approximately 25m from the cottage door or driven inside the gates to within the cottage garden and close to its front door.
Parking space is abundant and free.
OUTSIDE
The cottage garden is laid to lawn, largely level and fully enclosed within a wrought iron entrance gate with dog proof-fencing to all sides. The lawn is approximately 45m long and 12m at its widest.
To the east the garden is bounded by a hedge and views over fields to Filey. To the north beyond the fence there is a paddock for our horses and open views and at the western boundary, the garden is boundaried by the side of a barn. The farm yard, farm outbuildings and stables are not directly accessible from the cottage and the farm house is close to but not adjoining the cottage building.
FRONT DOOR
The cottage has a concrete path along its length giving access to the only door into the cottage. It has 9-inch step up into the entrance hall. The door is half-glazed, standard 2' 6" wide and opens inwards. There is key safe box adjacent to the door.
The door has a full-length curtain.
Internal doors throughout the cottage are all of standard size.
GROUND FLOOR HALL
The hall is approximately 12' into stair well x 6' with stairs leading off. There is an under stairs storage cupboard with doors adjacent to the stair well, housing additional garden chairs. The flooring has ceramic tiles with a non-slip rug to the center.
The hall has coat hooks, a boot tray, wall mirror and the domestic waste bins are housed in front of the storage cupboard.
There is an electric meter cupboard in the hall and the fire extinguisher is on the wall adjacent to the door.

LOUNGE
The lounge is to the left and directly off the hall.
It is approximately 4.3m x 3.7m with an attractive triple aspect UPVC DG windows looking out onto the cottage garden, open fields and the farm yard. The window overlooking the yard has curtains and a venetian blind. The other 2 windows are curtained.
The floor is laminated with a non-slip rug to the hearth.
It has an electric fire-effect stove heater in the fireplace and an electric radiator on the opposite wall.
The lounge is furnished with a 3-seater leather sofa and 2 complimentary leather effect armchairs, pouffe and storage box. There is a good-sized pine coffee table and an occasional table with lamp.
There is a 32" Samsung Smart TV and separate DVD player in the lounge.
A bookcase offers a range of general interest books, DVDs, board games etc.
KITCHEN DINER
The kitchen diner is approximately 4.3 x 2.96m with UPVC DG windows with blinds, giving aspect to front and back.
The floor is ceramic tiled with a non-slip mat to the sink.
It has a range of wall and base units, single drainer sink, large pine storage cupboard, smaller pan cupboard, bread bin, circular pine dining table with 4 chairs and an additional chair.
In the kitchen there is a Hotpoint double cooker and hob, Beko microwave, electric kettle, smoothie maker, an undercounter-sized Electra fridge with ice box and a Hotpoint washing machine.
A wide range of kitchen utensils, crockery, a cafetière, pans, tea towels, and chopping boards are provided.
There is an electric radiator and the switch for the hot water immersion heater is in the kitchen.
The fire blanket is housed on the wall adjacent to the door.
ACCESS STAIRS TO SECOND FLOOR
The stairs are returning with a total of 12 steps, each step measuring 9" deep and 31" wide, with kite stairs into the corner return. The carpet is a durable/non-fluffy, synthetic mix and throughout the upstairs bedrooms.
There is a stair rail and bannister to the landing which measures 6.6' x 2.5' and gives direct access to the 2 bedrooms and bathroom.
There is an optional stair gate which can be fitted on request.
Mains switches for shower and heated towel rail.
TWIN BEDROOM
A good-sized bedroom measuring 4.3 x 3.8m approximately. Double aspect is provided by front and back Velux windows and blinds.
There are 2 single pine beds with matching bedside cabinets and a pine chest of drawers. A fold up single sofa bed provides additional sleeping capacity if required.
There are 2 built in storage cupboards/wardrobes and an occasional chair.
Heating is provided by an electric radiator. There is access to a further storage cupboard/ boiler/airing cupboard.
The floor is carpeted and has a rug centrally.
KING-SIZED BEDROOM
The second double bedroom measures 4.3m x 2.9m and has double aspect Velux windows with blinds.
There is a king-sized pine framed bed, with 2 bedside cabinets, a mirrored chest of drawers and occasional chair. There are 2 built in storage cupboards/ wardrobes.
Heating is provided by an electric radiator.
The floor is carpeted and has bedside rugs.
DUVETS AND PILLOWS throughout the cottage are non-allergic/ synthetic.
BATHROOM
Approximately 1.7m x 1.8m with white suite comprising bath, with electric Triton shower over, pedestal wash basin, mirror, shelf and low-level WC with dual flush, ladder electric towel rail and shaver point.
Sewerage is by a septic tank system.
The floor has cushion linoleum. There is an anti-slip mat in the bath.
There is a single aspect to the front of the cottage via a Velux window with blind.

Beautiful cottage in a quiet countryside setting offering peace and tranquility but only a short walk to village or seaside facilities. The garden gets an A+ for being enclosed and dog friendly. It was reassuring that we could leave the cottage door open and know that the dog was safe and couldn’t wander off. I appreciated reading about the history of the property and also other useful information provided by the owner. This was complemented by talking to the owner on arrival so that we got our bearings and could plan what we would do for the week. In addition thanks for the lovely cakes and thanks for a great stay.

We thoroughly enjoyed our stay at Honeycomb Cottage. The cottage was very comfortable and had everything we needed. The garden was very peaceful and relaxing, and was fully enclosed so we could allow our two dogs the freedom to go in and out as they pleased. The location of the cottage was ideal to visit the local towns of Filey, Bridlington and Scarborough, we were also close to lovely, quiet beaches at Hunmanby Gap and Reighton Sands which were ideal for walking the dogs in the evenings.

We stayed 17th June 2022. A beautiful clean cottage in a lovely location Pauline had thought of everything, the cottage had plenty of dishes, pots and pans, bed was comfortable. Thank you for the welcome pack of cake milk, tea and coffee just the thing to pick us up after a long journey. Garden was secure for our two little dogs. Location just right for travelling to Filey Scarborough, Bridlington. Lots of dog friendly beaches even in the height of summer. Village has a few pubs serving food we enjoyed the Royal Oak delicious food and no need to book The cottage was real home from home, we hope to return again next year I would highly recommend this cottage

Our first time visiting the area and we couldn’t have picked a better cottage for us to stay! We were made to feel very welcome right from the start, and the cakes on arrival were a lovely touch. Hunmanby itself is a great little village with very friendly people. My family and two cocker spaniels had a wonderful holiday!

We cannot praise this cottage, it’s location or the owners Ian and Pauline highly enough. We were made to feel very welcome and the little extra touches in the cottage made us feel at home as soon as we walked in. Everywhere was spotlessly clean and there was everything we needed. The living areas were spacious and comfortable as were the bedrooms. The enclosed garden was lovely and safe for our dog with lots of fields close by for running around in. We were sad to leave but all in all we had an extremely chilled and relaxing holiday and are looking forward to a return visit

Delightful! Welcomed with home-made cake and fresh flowers, bright and cheerful decor, everything in working order and all we needed for a break with our dogs. Quiet location but nice walk to Filey and shops and pubs in Hunmanby.

A lovely, well equipped and comfortable cottage, where we enjoyed the peace and quiet. The garden is nice and dog friendly (our two spaniels enjoyed the grass and bushes). The village is well located for travel to Scarborough, Whitby etc and plenty of places in the village to eat.

Ian and Pauline were great hosts leaving a few welcome gifts for us and bringing toys, a baby gate and bed guard for my 3 year old son. The cottage is lovely, in a quiet location with beautiful surroundings. Kitchen is well stocked so made all our evening meals with ease. Great location, we were able to visit Filey, Bridlington, Scarborough and Whitby. I can highly recommend Playdale Farm Park for a great day out for younger children and Sealife for older ones. Would definitely recommend this cottage.

We had an amazing holiday at Honeycomb cottage, the garden was great for us an the dogs, within walking distance for Filey and a short drive to Scarborough and Bridlington, Pauline and Ian welcomed us with beautiful cakes. Pat, Jane, Jane, Ellen and dogs. dogs Mars and Jaffa.

Another enjoyable break at this comfortable and well located cottage. As it was summer this time we were fully able to appreciate the enclosed garden and BBQ as well as the local beaches. The owners are both helpful and pleasant and we will return next year.

Despite efforts of the owner we were still without Wi fi throughout the week. The Skye's specification included Wi fi in the package, therefore I am seeking some compensation for the failure of providing this. Although we only had a short visit to Honeycomb cottage we thoroughly enjoyed it, the owners were lovely and very friendly and had even left us cake for our arrival! The cottage was very comfortable and clean and the garden was lovely, it was an idyllic spot to relax and unwind. The village of Hunmanby was beautiful, with lovely pubs and shops, it was also a very easy walk along the centenary way into Filey. We hope to visit again in the near future.
