ACCESS STATEMENT
SITUATION
Honeycomb Cottage is in a rural but accessible situation, approximately 1/2 mile from Hunmanby village shops and about 2 miles from the town and beach at Filey. Both destinations are accessible on foot.
PARKING
The drive up to North Moor Farm and Honeycomb cottage is on the Centenary Way and accessible by car. It is a single track one-way drive with ample parking within the farm grounds, with dedicated parking spaces for the cottage guests.
Cars can be parked in dedicated spaces outside the cottage gates, approximately 25m from the cottage door or driven inside the gates to within the cottage garden and close to its front door.
Parking space is abundant and free.
OUTSIDE
The cottage garden is laid to lawn, largely level and fully enclosed within a wrought iron entrance gate with dog proof-fencing to all sides. The lawn is approximately 45m long and 12m at its widest.
To the east the garden is bounded by a hedge and views over fields to Filey. To the north beyond the fence there is a paddock for our horses and open views and at the western boundary, the garden is boundaried by the side of a barn. The farm yard, farm outbuildings and stables are not directly accessible from the cottage and the farm house is close to but not adjoining the cottage building.
FRONT DOOR
The cottage has a concrete path along its length giving access to the only door into the cottage. It has 9-inch step up into the entrance hall. The door is half-glazed, standard 2' 6" wide and opens inwards. There is key safe box adjacent to the door.
The door has a full-length curtain.
Internal doors throughout the cottage are all of standard size.
GROUND FLOOR HALL
The hall is approximately 12' into stair well x 6' with stairs leading off. There is an under stairs storage cupboard with doors adjacent to the stair well, housing additional garden chairs. The flooring has ceramic tiles with a non-slip rug to the center.
The hall has coat hooks, a boot tray, wall mirror and the domestic waste bins are housed in front of the storage cupboard.
There is an electric meter cupboard in the hall and the fire extinguisher is on the wall adjacent to the door.

LOUNGE
The lounge is to the left and directly off the hall.
It is approximately 4.3m x 3.7m with an attractive triple aspect UPVC DG windows looking out onto the cottage garden, open fields and the farm yard. The window overlooking the yard has curtains and a venetian blind. The other 2 windows are curtained.
The floor is laminated with a non-slip rug to the hearth.
It has an electric fire-effect stove heater in the fireplace and an electric radiator on the opposite wall.
The lounge is furnished with a 3-seater leather sofa and 2 complimentary leather effect armchairs, pouffe and storage box. There is a good-sized pine coffee table and an occasional table with lamp.
There is a 32" Samsung Smart TV and separate DVD player in the lounge.
A bookcase offers a range of general interest books, DVDs, board games etc.
KITCHEN DINER
The kitchen diner is approximately 4.3 x 2.96m with UPVC DG windows with blinds, giving aspect to front and back.
The floor is ceramic tiled with a non-slip mat to the sink.
It has a range of wall and base units, single drainer sink, large pine storage cupboard, smaller pan cupboard, bread bin, circular pine dining table with 4 chairs and an additional chair.
In the kitchen there is a Hotpoint double cooker and hob, Beko microwave, electric kettle, smoothie maker, an undercounter-sized Electra fridge with ice box and a Hotpoint washing machine.
A wide range of kitchen utensils, crockery, a cafetière, pans, tea towels, and chopping boards are provided.
There is an electric radiator and the switch for the hot water immersion heater is in the kitchen.
The fire blanket is housed on the wall adjacent to the door.
ACCESS STAIRS TO SECOND FLOOR
The stairs are returning with a total of 12 steps, each step measuring 9" deep and 31" wide, with kite stairs into the corner return. The carpet is a durable/non-fluffy, synthetic mix and throughout the upstairs bedrooms.
There is a stair rail and bannister to the landing which measures 6.6' x 2.5' and gives direct access to the 2 bedrooms and bathroom.
There is an optional stair gate which can be fitted on request.
Mains switches for shower and heated towel rail.
TWIN BEDROOM
A good-sized bedroom measuring 4.3 x 3.8m approximately. Double aspect is provided by front and back Velux windows and blinds.
There are 2 single pine beds with matching bedside cabinets and a pine chest of drawers. A fold up single sofa bed provides additional sleeping capacity if required.
There are 2 built in storage cupboards/wardrobes and an occasional chair.
Heating is provided by an electric radiator. There is access to a further storage cupboard/ boiler/airing cupboard.
The floor is carpeted and has a rug centrally.
KING-SIZED BEDROOM
The second double bedroom measures 4.3m x 2.9m and has double aspect Velux windows with blinds.
There is a king-sized pine framed bed, with 2 bedside cabinets, a mirrored chest of drawers and occasional chair. There are 2 built in storage cupboards/ wardrobes.
Heating is provided by an electric radiator.
The floor is carpeted and has bedside rugs.
DUVETS AND PILLOWS throughout the cottage are non-allergic/ synthetic.
BATHROOM
Approximately 1.7m x 1.8m with white suite comprising bath, with electric Triton shower over, pedestal wash basin, mirror, shelf and low-level WC with dual flush, ladder electric towel rail and shaver point.
Sewerage is by a septic tank system.
The floor has cushion linoleum. There is an anti-slip mat in the bath.
There is a single aspect to the front of the cottage via a Velux window with blind.
