A spacious Georgian family house with beach and sea views, located in the heart of this fabulous and much-loved seaside village, close to all amenities and just a few steps from a three mile stretch of golden sands. This spacious Georgian family home has been renovated in early 2018 so please see the website for new photos; just yards from the beach with fabulous sea views, it’s ideal for large families – the top floor is wonderful for children. Set in the heart of this very popular village, the house offers spacious accommodation, arranged over three floors, including window seats in the sitting room where you can relax and gaze out to sea.

On the ground floor is a spacious dining hall, sitting room with angled bay window with lovely sea views and wood burning stove, flat screen TV and DVD player.

There is a fitted galley kitchen with dishwasher, tall fridge/freezer, cooker and microwave, utility room and ground floor cloaks/WC.

First Floor

On the first floor are two double bedrooms (one with sea views), bathroom with shower over bath and toilet.

Second Floor
There are two twin bedrooms (one with sea views), shower room with toilet. All bedrooms have fitted wash hand basins.

ACCESS STATEMENT - BEACHSIDE, SANDSEND

Arrival and car parking

There is unrestricted on-street parking immediately outside the house, which is available on a first come first served basis. The entrance to a pay and display car park is about 70M from the property.

Entrance and ground floor

There are 17 old stone steps from the pavement up to the front door. Some of these are worn due to their age. The front door is a timber half glazed inward opening stable door. The lever handle and lock is around 130cm from floor level. There is a clear opening width of 78cm. There is a 22cm high step into the property. All of the internal timber doors in this property have door knobs at around 80cm from floor level. All of the light switches in the property are situated at around 130cm from floor level. The house is heated by a gas fired combination boiler with radiators throughout. All of the bedrooms have wash basins.

The front door opens into the dining area, which has original floorboards and measures around 3.4M by 5.2M. The room contains a wooden dining table with a table top height of 77cm, along with 8 chairs, a chimney alcove cupboard that houses the electric consumer unit and a small side table. There is a minimum space of 1M to all 4 sides of the table. A pair of doors lead through to the lounge. The opening width is 55cm for a single door and 110cm when both doors are open. The lounge is 2.8M by 4.3M and has original floorboards with a central rug. The room contains seating for 8 and further seating in the window seat, which has views out to sea. The room also contains a wood burning stove, a TV unit and a side table. Off the dining room is a cloakroom with laminate flooring. The room is 1.8M by 1.9M and is accessed by a 65cm wide door. The room contains a WC and a wash hand basin, along with a shelving and storage area. The kitchen has a laminate floor and measures 1.9M by 3.2M. The door opening width is 75cm. There are a number of wall and floor units and a laminate worktop at 91cm. The kitchen has a built in dishwasher, a built in electric fan oven with 4 ring gas hob and extractor fan above. A four burner gas ring is fitted above the oven and an electric extractor unit above the hob. There is a free standing fridge freezer.

There is a separate outside entrance to a basement utility room. This room has a concrete floor and measures 2.1M by 3.9M. The door opening width is 72cm. The room contains a washing machine, a tumble dryer and a sink unit. Next to the utility room is a storage room that houses the boiler. Access to the first floor is via the carpeted stairs. The stairs have a clear width of 85cm and a handrail on the right at 92cm. The height of the 15 steps is 18cm.

First floor

The first floor landing is carpeted and measures 1M by 4.4M. There are three rooms off this hallway and are as follows. The bathroom has a clear doorway opening of 78cm, has a laminate floor and measures 2.2M by 2.4M. The room contains a WC, a wash basin and a bath with shower over and screen. Bedroom 1 has a carpeted floor and measures 3.5M by 4.1M. The door clear opening width is 82cm. The room contains a double bed with a mattress height of 65cm. The spaces around the bed are 63cm to the left, 2M to the right and 1.5M at the bottom. The room also contains a double wardrobe, 2 bedside tables and a chair. Bedroom 2 has a carpeted floor and measures 2.9M by 4.1M. The door clear opening width is 82cm. The room contains a double bed with a mattress height of 65cm. The space around the bed is 1.1M to the left, 1.1M to the right and 90cm to the bottom. The room also contains a double wardrobe, a chest of drawers, 2 bedside tables and a chair.

Access to the second floor is via a door on the first floor landing. The door has a clear opening width of 81cm. There are 17 carpeted steps up to the second floor. The steps are 15cm high. The stairs have a clear width of 87cm. The top of the stairs have a restricted head height of 1.4M.

Second floor

All rooms on the second floor have restricted head height due to being located in the roof space. The second floor landing is carpeted, measures 2.6M by 4.7M and contains a chest of drawers and hooks for hanging clothes. Bedroom 3 is carpeted and measures 3.4M by 3.6M. The door clear opening width is 74cm. The room has 2 single beds with mattress heights of 54cm and 59cm. The spaces around bed 1 are 95cm to the left, 50cm to the right and 90cm at the bottom. Bed 2 is against the wall on the left and has spaces of 50 cm to the right and 1.3M at the bottom. The room also contains a small storage unit. Bedroom 4 is carpeted and measures 3.2M by 3.7M. The door clear opening width is 75cm. The 2 single beds have a mattress height of 54cm. Bed 1 is against the wall on the left and has a space of 1.2M at the bottom. Bed 2 has spaces of 80cm on the right and 94cm at the bottom. The space between the beds is 90cm. The room also contains a chest of drawers and a small storage unit. The shower room has a door opening width of 70cm. The room has laminate flooring and measures 2.1M by 2.6M. The room contains a WC and a shower enclosure. The shower has a door opening width of 43cm and a 17cm step onto the tray.
