Ground Floor
The house has an impressive entrance doorway with a coat of arms above the door and double doors into a vestibule which leads to a large reception hall.

Leading from the hall is the main drawing room, which is very large - perfect for family gatherings - and has three large comfortable sofas, TV with Freesat/DVD player and a bay window, with a window seat, giving uninterrupted views up the River Esk and over the weir. French doors lead from the drawing room to the garden.

There is a cloaks/WC just off the entrance hallway.

Lower Ground Floor

The kitchen can be accessed from either the entrance hallway or via the garden; it is well equipped with a dishwasher, oven, microwave and an American-style fridge freezer. The dining area has table an chairs to comfortably sit guests - a good spot for pre-dinner drinks whilst keeping the cook company! - plus there's a TV with Freesat/DVD.

Off the kitchen is a second reception room, a sitting room with three sofas, TV with Freesat/DVD, board games and books - a great place for relaxing or for the children to play.

First Floor

The first floor has a good size master bedroom with a dressing table, wardrobe and fabulous views over the garden and across the valley.

There is also a twin bedroom that has two full size 3' single beds plus there's a single./small double bedroom (with 4' bed).

A smart house bathroom has a bath with shower handset, a separate shower cubicle, WC and hand wash basin.

Second Floor

The second floor has a twin bedroom with two full size 3' single beds. There is also a further double bedroom, again with a dressing table and wardrobe and boasting superb views across the valley.

A bathroom has a bath and hand wash basin and there is a separate WC and a separate shower.

A useful utility/laundry room has a washing machine, tumble dryer and sink.

Outside

There are beautiful, established lawned gardens, with shrubs and trees. A raised decked area has seating - perfect for enjoying al fresco dining or simply pre-dinner drinks - and glorious views over the River Esk.

There is private parking for 2/3 cars by the entrance door.

Providing spacious accommodation, this property is ideal for family groups wishing to spend time together in this beautiful part of the country. Ruswarp is an idyllic and picturesque village situated on the banks of the river Esk. The river is tidal to this point and seals swim up from the harbour and bask on the weir. Whilst as close to Whitby as Sandsend, the village is quiet and peaceful yet all the amenities, beach and the heritage of Whitby are just a five minute drive.

ACCESS STATEMENT: TURNERDALE HALL, RUSWARP, WHITBY
Turnerdale Hall is the East wing of a large country manor house and retains many of its original features.

Arrival and Car Parking

There is a large sweeping drive that leads from the road up to the property and parking for three or four cars immediately outside the house.

Entrance and Ground Floor

The property is accessed via the double front doors. With both doors open the clear opening width is 107cm. The door knob is 75cm from floor level and the rim lock is at 112cm. There is a small 3cm stone threshold which is level with the floor of the inner porch. The inner porch has quarry tile flooring and measures 1.5M by 1.5M. A further door leads into the house. The half glazed timber door has an opening width of 80cm. The door knob is at 80cm and the lock is at 145cm.

Most of the rooms in this property have retained many original features such as beamed ceilings and ornate ceiling cornices, along with gothic style arches and original windows. Most rooms and hallways have large chandeliers. The property has central heating throughout.

The entrance hall has a carpeted floor and measures 5.3M by 3.2M. The hall contains a two seater sofa, three single chairs, an entrance dresser and a side table.

The entrance hall has access on the left to the ground floor lounge through a wooden door, which is 95cm wide. The door knob is at 80cm from floor level. The lounge is 8.8M by 6.4M and has stained floorboards. The room contains three large sofas, one armchairs and a large window seat built around the bay window. A gothic style arch leads to an original fireplace (not in use), a tiled hearth and stone surround. The room also contains a central coffee table that sits on a large rug, a TV and numerous units and side tables. There is a pair of French doors that leads out to the garden.

Further around the entrance hall is a door that leads to a small WC. The door way has a clear opening width of 70cm, with the door knob at 110cm from floor level. The room is carpeted and measures 2M by 1.1M. The room contains a WC and wash basin.

The entrance hall continues past the WC and leads to stairs down to the basement level. The stairs are carpeted and are 70cm wide. There is a handrail to the left at 105cm. There are eleven steps down and each step is 20cm tall.

The basement floor is accessed via a door with a clear opening width of 75cm. The lever handle is at 107cm from floor level.

The basement level contains a large open plan kitchen and dining area which measures 8M by 5.7M and has laminate flooring. There is a large dining table at 76cm tall that has seating for eight. There is a sitting room next to the kitchen and dining area that is accessed via a door with an opening width of 72cm. The lever door handle is at 115cm. There is a single 12cm step down into this room. The room is carpeted and measures 4.7M by 3.8M. The room contains two large sofas and one armchair. The room also contains a large flat screen TV, a central coffee table and two side tables. The original fireplace houses an electric fire on a tiled hearth.

Off the kitchen / diner is a small storage cupboard that houses the meters for the property.

There are two steps up to a stable door that leads out to the garden. The door has an opening width of 65cm and has lever handles on backplates at 70cm and 135cm.
