“A well furnished and equipped property with very comfortable beds.”

Within easy walking distance of the centre of Saltburn. We had no problems parking on the street near the property every day. Will definitely consider a return visit.

“I phoned Sykes before our holiday and asked if the cottage had fans.”

I was told there was not so I took one with me and soon discovered there were two fans - one in each bedroom. It would be helpful for future guests if this information was included in the property listing. We enjoyed our stay at Holly Tree and expect to go back.

“This is a beautiful clean cosy cottage.”

So much bigger inside that the photos show. Clean fresh bedding and comfortable beds, had a lie in most days :-) Lots of utensils crockery etc for once did not have to go buy something that was missing whilst cooking. Small safe back yard with large storage shed. Easy walk to town and the long stretches of beaches and there is a local train station in town to take you up and down the coast. Would definitely book again if in the area Thank you

“Quality of the property was amazing,every need seemed to have been thought of.”

Bed was so comfortable and the bedding was first class. Location is ideal for walking around the area,right towards the sea,left towards the Italian gardens and park.Everybody we met was so friendly and helpful it made our short break one to remember. Saltburn is one of our favourite places to visit and we will definitely be going back again.

“We stayed at The Holly Tree last summer and loved it ,and the area ,so much we returned this year.”

We had the same high quality again. Sarah, the owner, sent me a welcome message within half an hour of our check in time and was always available if any issues arose ( which they didn’t).The house is comfortable and bright, and the morning sun streaming through the master bedroom window starts the day off. One of our biggest concerns originally was about the on street parking and parking outside other peoples houses if no space available directly outside ours . But it never became a problem- the neighbours don’t seem to be possessive about their spaces. Saltburn is a lovely friendly little town and we felt very safe. I had a couple of suggestions to Sarah with things that the house could do with (equipment wise) and she was straight on it for the next tenants. A perfect stay and very friendly and welcoming host

“A really superb place to stay, easy, luxurious and such a relaxing space.”

It has everything you could need plus a wonderful welcome basket. Close to the town centre, parks and on a lovely street. We were visiting family and are delighted that we found The Holly Tree, we'll definitely be back!

“The property was extremely well presented all clean and tidy.”

A very nice welcome basket was on the counter in the kitchen, although we did not use it as most of the contents we prefered our own(tea milk etc). Nice note to us telling us where everything was and how to contact the owners if required. We wished for very little during our stay and would highly recommend this property. The only observation we would make is probably more personal to us, we could have done with a couple of side tables to put a drink on in the evening, there was a table but it was so nice we did not feel we could use it for this! Also my wife mentioned that a waste paper bin in the bedrooms would have been useful. Again very minor and more about our personel taste than a fault!

“This was a lovely house on a quiet street with ease of parking and ready access to local shops.”

We were warm and comfortable throughout our stay and all found the beds conducive to sleep. The house had retained some of its original character while providing up to date facilities and the welcome basket was gratefully received. We were occasionally disturbed by the barking dog next door but that is not the fault of the owners of our house. We liked the layout of the kitchen and it worked for entertaining the five of us and some visits from family in the area. However I would suggest supplying a bit more cutlery and a colander, but that is the only improvement that comes to mind. We really enjoyed our break and would happily book this house again for family reunions.

“Being a Victorian terrace I was expecting the photos of the property to be deceiving and well placed and for the house to be quite small.”

They really don’t do the house justice. It is very spacious, light and airy and just full of character. The area felt very safe and clean. The host contacted us after the first day to welcome us. A really lovely place
