A truly stunning, sea-front luxury house overlooking the beach with fabulous views, newly renovated with superb furnishings; ideal for couples and families. A stunning conversion of the former Post Office, this beautiful cottage is on the sea front and has spectacular views over the beach and out to sea. The luxury accommodation is arranged over three floors.

Layout

Lower Ground Floor
The lower ground floor has a lovely double bedroom with double doors to a small terrace plus a charming twin bedroom (Note - there are no windows to this room however a portable air conditioning unit is provided). There is also a further luxury bathroom with bath, shower over, WC and hand wash basin. A useful utility room has a washing machine and separate dryer.
Ground Floor
On the ground floor is an open plan sitting room with beams and wood burning stove, so enjoy cosy nights in the cooler nights in front of the fire and watch the crashing waves. There is a large screen TV and full length glass sliding doors opening onto a gorgeous balcony with seating and fabulous sea and beach views.

There is also an immaculate, well-equipped kitchen with granite work surfaces, Belfast sink, electric oven and hob, dishwasher, fridge, microwave and Nespresso coffee machine plus a separate chest freezer. There is a breakfast bar plus a dining area, with a pull-out table and chairs.
First Floor
On the first floor is a master bedroom with king size bed, full length windows and stunning beach and sea views and a large, luxury en-suite bathroom with wet room-style shower, free-standing bath, WC and hand wash basin.

Old Post Office is in the heart of Sandsend, overlooking the long sandy beach which runs all the way from the village to the west pier of Whitby harbour. The house is ideally situated with stunning coastal views and is close to all the superb village amenities.

The location and views are perfect! Mulgrave Estate woodland is a good place to visit

Easy coastal walk to Whitby - approximately 1 hour. Sandsend shop is a little gem!

ACCESS STATEMENT
Old Post Office is a stone built cottage over three floors.

Arrival and Car Parking

There is unrestricted on-street parking on a first come, first served basis immediately outside the property. There is a Pay & Display car park 150 yards away.

Entrance and Ground Floor

Access to the property is through a 70cm wide timber gate. This leads to 9 concrete steps that are 20cm tall. There is a handrail on the left at 75cm. At the top of the stairs there is a storage area for the wheelie bins. The main entrance door is on your left.

The entrance door is an inward opening composite stable door and has a clear opening of 73cm. The handle and lock are 132cm from floor level and there is a 5cm threshold at the bottom. The door opens into the open plan kitchen and lounge area.

The house has central heating throughout and many of the rooms have original beamed ceilings. The light switches in the property are all around 115cm from floor level.

The kitchen has hardwood flooring and measures 2.8M by 3.6M. There are floor and wall cupboards and a granite worktop at 92cm. The kitchen has a built in electric fan oven, a 4 ring electric hob and extractor above. There is also a built in fridge, dishwasher and coffee machine. The microwave, kettle and toaster sit on top of the worktop. There is a breakfast bar with 2 bar stools. A 15cm step down leads to the lounge area. The hardwood flooring continues in this area and the floor measures 4.5M by 4.8M. The room contains a large corner sofa, a central coffee table, 2 side tables and a TV unit. The room also features a multi fuel stove that sits on a stone hearth. The room has bi-folding doors that lead out to a balcony that looks out to sea. When all 3 doors are open there is a clear opening width of 2.4M and there is a 4cm threshold. The balcony has a tiled floor and measures 1M by 3M. The balcony has a table and 2 chairs. The balcony has a glass balustrade with a top height of 103cm.

A timber door leads from the lounge to the staircase. The door has a clear width of 65cm and the door knob is 98cm from floor level.

There are 11 spiral stairs down to the lower ground floor and 11 spiral stairs up to the first floor. The stairs are all 21cm high and have handrails on one side at around 90cm. The stairs are timber with a central carpet runner. The stairs are intersected by beams in places so please watch your head. The stairs leading to the lower ground floor has restricted head height to the bottom step at around 166cm. N.B. These may not be suitable for people with mobility problems.

Lower Ground Floor

The lower ground floor landing is carpeted and measures 2.4M by 2.9M. There is an under stairs storage cupboard with double doors that houses a chest freezer and cleaning equipment. There are 2 bedrooms and a family bathroom on this floor and are as follows:

The front double bedroom is carpeted and measures 3.6M by 3.8M. The door has a clear opening width of 72cm and has a Suffolk latch at 90cm. There is a 10cm step down into the bedroom. The room has a 4 foot 6 inch double bed with a mattress height of 60cm. The spaces around the bed are 90cm to the left, 80cm to the right and 1.6M at the bottom. The room also contains 2 bedside tables, a large built in wardrobe and a window seat. The built in wardrobe has a locked section which contains the boiler. The room has double doors that lead out to a front decked area that looks out to the sea and measures 1.4M by 3.8M. When both doors are open there is a clear width of 122cm. The frame height is 180cm and has an 11cm threshold.

The rear twin bedroom has a door with a clear opening width of 71cm. The door has a Suffolk latch at 90cm. The landing slopes up to this bedroom. The room is carpeted and measures 2.2M by 4.4M. There are 2 single 3 foot beds with mattress heights of 65cm. There is clear space between the beds of around 1.2M. The room also has storage shelves. A door with a clear width of 71cm leads to a small utility room. This room has a tiled floor and measures 1.3M by 2M. The room has a 10cm step up into it and contains a washing machine and tumble dryer.

The family bathroom has a door with a clear opening width of 71cm. The door has a Suffolk latch at 90cm. The floor is tiled and measures 1.7M by 2.6M. The room has a WC, a wash hand basin and a modern roll top bath with shower over.

First floor

The master bedroom has a door with a clear opening width of 71cm and the door knob is at 1M. The room is carpeted and measures 4.2M by 4.5M. The room has a 5 foot bed with a mattress height of 65cm. The spaces around the bed are 1M at the right, 1.4M at the left and 80cm at the bottom. This room is in the roof space so features a large beam to one side and a sloping ceiling at the other side. The room also contains a built in wardrobe, a chest of drawers, 2 bedside tables and a dressing table with stool. There is an en suite bathroom off the master bedroom through a 71cm wide door. The door knob is 97cm from floor level. The room has a WC, a double width wash basin and a freestanding bath. The bathroom is set up as a wet room with a large shower to one side.

The Derrys
The Old Post Office was really lovely and very comfortable we will be back as soon as we can, we usually visit Sandsend two or three times a year, the view from the Post Office is second to none. I would just like to say how friendly and helpful the staff were at Yorkshire Coastal Cottages as I added the grandchildren after initial booking and booked an extra night just a couple of days before the start of the holiday, nothing was too much trouble we would not hesitate to book again or recommend you to family and friends.
