A luxury, detatched house on a cliff top location with stunning, panoramic sea views, a charming turret, pretty enclosed gardens and private parking With one of the best and most dramatic locations in Whitby, this stunning seaside house boasts breath-taking sea views, from Sandsend, across out to sea, and over to the iconic Whitby Abbey. A well-equipped house with most rooms having spectacular sea views, it's perfect for those wanting something special; a ground floor bedroom and small shower room provide additional convenience for those guests requiring ground floor facilities however please read the access statement for further details of accessibility.

We loved the cottage, especially the views

The personal recommendations were very welcome—the shipping app was a big hit. A few odd omissions, such as no oven gloves or butter dish, but we were well supplied with lemon juicers and little jugs. The sitting room had some cobwebs by the fireplace. The children, age 4-11 had a great time, often in the turret looking out with binoculars. Access to the beach without crossing any roads was very helpful.

Layout

Ground Floor
Enter the house into a good-size kitchen which has a fridge, freezer, dishwasher, oven and hob. From the kitchen, you can turn right to go into a splendid formal dining room with vaulted ceiling and views out to sea.

Turn left into the hallway, from which leads a large sitting room with wall mounted flat screen TV, full Sky package and Bluetooth speakers.

Guests adore the charming turret - it's a perfect spot to sit with a glass of wine and watch the sunset or just relax with a book - it's what holidays are all about!

There is a sun room with a sofa and chairs, an ideal place to relax or open the French windows and wander around the pretty lawned gardens with its mature shrubs and flowers.

There is also a large, stylish bedroom on the ground floor with a beautiful American king-size four poster bed so you can wake up and watch the sun rise over Whitby and the Abbey - plus a flat screen TV, wardrobe, bedside tables and an easy chair. The ground floor also has the benefit of a small shower room with a shower, WC and hand wash basin. Please view the access statement for further details.
First Floor
On the first floor is a spacious double bedroom with American king-size bed which can separate into twin beds if required, a flat screen TV, chaise longue and bedside tables - and fantastic sea views over to the harbour and Whitby Abbey!

There are two further bedrooms, with one double bedroom with a double bed, bed side tables, closet and dressing table and views to the front including looking out over the garden and out to sea. The other bedroom has bunk beds and both bedrooms have personal CD/DVD players to watch movies.

There is a large house bathroom fitted with a bath, separate shower cubicle, WC and hand hand basin.
Outside
Outside is a laundry room with a washing machine and dryer.

The pretty gardens wrap round the house to the front, side and rear with a pergola and table and chairs for al fresco breakfast, lunch or dinner - imagine starting the day with those views or en joying dining or a night cap before bed under the stars, listening to the sea!

There is the considerable advantage of on-drive parking for two or three cars.

Poet's View is situated in the quiet, highly favoured West Cliff area of Whitby, just 10 minutes' walk from the town centre. The property is easily accessible by car, train or on foot, with private parking for several vehicles.

This was to be our last long distance journey as our disabilities have become worse with age (late 70s)

It was put to a vote, should we 3 adults book a holiday in a part of the UK we had not visited? Different ideas were put up for discussion including all the types of holidays enjoyed over the years including different types of accommodation, from a lighthouse, narrows boat and cruise we had plenty to choose from. The final decision was Poets View, Whitby where we had stayed before. From our first contact with Yorkshirecoastalcottage like last time everything went brilliantly and they stayed in touch with us right up to our arrival at Poets View, even managed to tweet our booking to fit our requirements. As we had to take lots of breaks it was quite late when we arrived so the welcome pack of food, milk etc was a bonus and enjoyed. One last thing, it was good to be able to know we could go to bed without having to clean the house first, my particular bug bear is the under side of plastic bathroom sink plugs, yuk, Sarah-Ann, Roger & Chris.

ACCESS STATEMENT - POETS VIEW, WHITBY
Poet’s View is a large detached property located on the cliff top with spectacular views out to sea.

Arrival and Car Parking

Poet’s View has level access from the road through a pair of metal gates onto a large gravelled driveway that will accommodate three or four cars. The metal gates have a clear opening width of 2.4M. In addition to the driveway, there is unrestricted parking on the street immediately outside the property.

Entrance and Ground Floor

Access to the house is through the side door at the end of the driveway. There are two steps up to the door at 5cm and 23cm tall. The steps are 88cm wide. The half glazed inward opening door has a clear opening of 68cm. There is a 10cm threshold to the frame bottom. The lever handles and lock are 108cm from floor level. This door opens directly into the kitchen.

The internal timber doors have lever handles at around 135cm from floor level. The house has central heating throughout.

The kitchen has tiled flooring and measures 2.8M by 3.7M. The kitchen has floor and wall cupboards and a laminate worktop which is 90cm from floor level. The kitchen has a built in dishwasher and double electric oven, with handles at 51cm and 77cm. There is a four ring gas hob above the oven and an extractor unit above this. There is a tall built in fridge freezer. The microwave, kettle and toaster all sit on top of the worktop.

The kitchen leads to the dining room through a pair of arched doors with an opening width of127cm. There is a 1cm timber threshold on the floor. The room has a laminate floor and measures 2.9M by 4.2M. The dining table is in the centre of the room, sits on top of a large central rug and the table top is 76cm from floor level. There are eight chairs around the table and a further three chairs in the room. The space around the table varies but narrows to 75cm at one side. The room also houses a side unit and a high chair.

The remaining ground floor rooms are all accessed from the entrance hallway, which is accessed through a timber door from the kitchen. This doorway has a child safety gate fitted which restricts the opening width to 65cm. The entrance hallway is carpeted and measures 3.7M by 4.8M. The hallway contains three side units and doors off to the following rooms:

The ground floor benefits from a small shower room which has a sliding door with a clear opening of 64cm. The floor is tiled and measures 1.2M by 2.4M. The room contains a WC, a wash basin and a shower enclosure that measures 75cm by 75cm internally. The door opening width is 54cm and there is a 27cm step up onto the shower tray.

The ground floor double bedroom has a doorway with a clear opening of 70cm. The room is carpeted and measures 3.9M by 4.8M. The room contains a large four post bed with a mattress height of 80cm. The spaces around the bed are 40cm to the left, 1.6M to the bottom and 1.5M to the right. The room contains a remotely operated electric feature fire that sits on a tiled hearth, a large wardrobe, four side tables, one armchair, a well stocked bookshelf and a wall mounted flat screen TV.

The lounge is accessed via a doorway that is 71cm wide. The room is carpeted, with a large central rug and measures 3.8M by 5.3M. The room contains two large sofas, two armchairs and three side tables. There is a large wall mounted flat screen TV and a large unit which houses various media systems. The room has an electric feature fireplace that sits on a tiled hearth and surround. The room has a multi-faceted turret to one corner, which houses a table and chair, giving great views out to sea.

The ground floor sun room is accessed via a door with a 75cm clear width. There is a 15cm step down onto the laminate floor, which has a large central rug. The room measures 2.8M by 3.3M and contains a large sofa, a single chair, a chest and two side tables. A pair of doors leads out to the front garden. The doors have a clear opening width of 125cm and a 15cm step down into the garden.

The garden wraps around the property. The front and side garden is laid to lawn and has mature planting to the borders. The rear garden has artificial turf, along with loose stone and gravelled sections. There are mature shrubs to the borders. There are tables and seating for twelve. The rear garden has access via a door in the back of the garage to a laundry room. This room is in the back of the garage and contains a washing machine, a tumble dryer and a tall fridge freezer.

Access to the first floor is via the ground floor hall. There are four carpeted steps that lead to a half turn and then a further ten steps up to the first floor landing. The stairs have a clear width of 80cm and are all 18cm tall. The lower section has spindles and a handrail on the left at 96cm. The upper section has a wall mounted handrail on the right at 1.1M.

First floor

The first floor landing is carpeted and is 1M by 4M. The first floor landing gives access to the following rooms.

The house bathroom has a door opening width of 72cm. The room has linoleum flooring and measures 2.5M by 3.6M. The room contains a bath, a wash basin, a WC and a separate shower enclosure. The shower enclosure measures 85cm by 85cm internally and has a 14cm step onto the shower tray. The bi-folding doors provide an opening width of 52cm. The ceiling in this room slopes to 85cm on one side.

The rear double back bedroom has a doorway opening of 72cm. The room is carpeted and measures 3.5M by 5.5M. The double bed has a mattress height of 55cm and the spaces around the bed are 60cm to the left, 70cm to the right and 2.3M at the bottom. This room also contains a chaise longue, two side tables and a day bed that opens up to a double sized bed. The room has a wall mounted TV.

The bunk room has a door with an opening width of 72cm. The room is carpeted and measures 2.7M by 3M. The room contains bunk beds with mattress heights of 45cm and 135cm. The top bunk has sturdy ladder access with a handrail on the right. The space to the side of the beds is 1.2M.The room also contains a wardrobe and a single chair.

The front double bedroom has a 72cm wide doorway. The room is carpeted and measures 3.5M by 3.6M. The double bed has a mattress height of 55cm. The spaces around the bed are 60cm to the left, 1.3M to the right and 90cm to the bottom. The room has a built in double wardrobe, a chair, a dressing table and two side tables.

we were informed that the property was suitable for a mildly disabled person so we booked the property thinking that the elderly disabled lady would manage on the ground floor, the bathroom on the ground floor was so small that she could not access the shower the sink was so small she could not have a good wash in it and the bed so high she could not climb into it , so she had to have a strip wash every morning at the kitchen sink and sleep on the settee . general problems were difficulty in unlocking the front porch door , the grill did not work although the top oven came on

Whitby Abbey is worth the walk up the hill and the Captain Cook boat trip is fun. We sampled all the simple pleasures - the beach, the pier, the fish and chips, the penny slots and the ice creams. Our favourite pub, The Duke of York, our favourite lunch - The Magpie - get there early! Our favourite meal out was The Marine (for those who like jazz, a real gem).
