Situated just off the cobbled Market Square, in the centre of Whitby Old Town just yards from quaint shops, restaurants, pubs and the beach, this is a superb period property. This wonderful four bedroom period cottage was build in 1620 and is full of character; located in the heart of Whitby’s old town, just off the charming cobbled Church Street - with its quaint shops, tea rooms and historic market square - it's close to the harbour, beach and restaurants. With wonderful original features such as beams, magnificent panelling and mullioned windows, Borough House is a great choice for family holidays or for get-togethers for groups of friends.

Layout

Ground Floor
The ground floor comprises an entrance hall with original tiled floor; this leads to a large kitchen/dining room with range cooker and a wood burning stove - perfect for the cooler evenings! - and seating for 8 people around a large beech table, an ideal spot to enjoy meals together.

There is a small utility room, with washing machine, located off the kitchen.

First Floor
On the first floor is a spacious wood panelled sitting room with comfortable seating and a flat Screen TV & DVD and a small library.

This floor also has a twin bedroom.

Second Floor
On the second floor is a good size master bedroom with en-suite shower room and walk-in dressing room. There is a lovely house bathroom with free standing bath, WC and wash basin.

Third Floor
On the top floor is a small single bedroom and an open-plan attic area with two single beds and dressing area.

Borough House is centrally located within Whitby Old Town just off the Market Square. The area is well served with a wide range of convenience and specialist shops immediately on hand catering for all daily needs.

ACCESS STATEMENT - BOROUGH HOUSE, 96B CHURCH STREET, WHITBY YO22 4BH
Borough House is a Grade II Listed Building. The property is a 7 minute walk from the bus and train stations where a taxi rank, supermarket and Tourist Information Centre is also located.

Arrival and Car Parking

Nearest parking is a Pay and Display car park approximately 450 metres away on Church Street. Parking permits can be obtained from the Tourist Information Centre. Time restricted parking is available on Church Street approximately 500 metres away. Unrestricted parking on Church Street is available a further 450 metres away.

The entrance to the property is at street level via a small alley off the cobbled section of Church Street. The flagstone floored alley called Borough Place is 91 cm wide but narrows to 84 cm in places.

Entrance and Ground Floor

The wooden entrance door is 66 cm wide and has a 10 cm step up. The key hole is 75 cm from the floor with the handle just above this. The door opens inwards into a hallway with tiled floor. The hall is approximately 208 cm by 99 cm.

Hallway has access on the right to the kitchen through a wooden door, which is 67 cm wide. This door has a door closer fitted. The kitchen is approximately 515 cm by 510 cm and has timber floors. There are 2 loose rugs on the floor. The kitchen has a table which can seat 8 people. The fitted kitchen units have a worktop height of 89 cm. The oven is under the worktop and the hob is at worktop height. The microwave sits on top of the worktop to the left of the sink. There are windows to two sides of the kitchen. This room has a multi fuel stove and a brick hearth surround.

The utility area is off the kitchen and is accessed via an opening of 78 cm wide. The room is 200 cm by 259 cm. There is a step down into the utility area of 20 cm. Head height in this area is restricted at 152 cm at the tallest point reducing due to a sloping ceiling.

Access to the first floor is via the ground floor hall. There are 9 carpeted steps up to a carpeted half landing and then a further 7 wooden steps up to the first floor. The stairs have a clear width of 76 cm and handrails on the left at 84 cm from floor level. The height of the steps varies between 7.5 cm and 17.5 cm.

First floor

The first floor landing is approximately 221 cm by 317 cm and has a wooden floor with a loose rug. The hall contains a large window and a radiator.

To the right of this landing is a twin bedroom which is carpeted and is 238 cm by 523 cm. The doorway is 73 cm wide. The two single beds are each 91 cm wide and the mattress tops are 48 cm from floor level. The gap between the beds is approximately 56 cm. This room contains a double wardrobe, a dressing table with mirror above and a small bedside table with a lamp on. There are two windows in this room on opposite walls.

To the left of the first floor landing is the lounge which is accessed via a 71 cm wide doorway. The carpeted lounge is 429 cm by 533 cm and has one loose rug. This timber panelled room has three windows. The room contains a three seat sofa, a two seat sofa and a single chair. These are all leather. The room also contains a central low level coffee table approximately 90 cm square, along with a book case and unit to the edges of the room. This room has an open fire place for decorative purposes only with a tiled hearth surround. There is a television stand with a 31 inch flat screen TV on top and video and DVD players below.

Access to the second floor is via the first floor landing. There are 7 wooden steps up to a carpeted half landing and then a further 7 wooden steps up to the second floor landing. The steps vary between 15 cm and 17.5 cm. The stairs have a clear width of 87 cm and have handrails to the left at 76 cm from floor level.

Second floor

The second floor landing has a wooden floor and is 86 cm by 250 cm.

Access to the bathroom is off this landing through a 68 cm wide wooden door. The room has a wooden floor and is 152cm by 280 cm. This room has a WC, free standing bath, sink and wall mounted radiator/towel rail. The window is 180 cm wide and 90 cm tall.

The second floor landing also leads to the master bedroom through a 68 cm wide wooden door. The room has wooden floors, one loose rug and is 416 cm by 436 cm. The room contains a double bed with the mattress being 132 cm wide and 48 cm to the top of the mattress. To the left of the bed is a gap of around 75 cm and to the right of the bed the gap is around 150 cm. There is a small two seat sofa at the foot of the bed and a small 50 cm round table with a 21 inch TV on top. This room has a nightstand which contains a sink.

Leading off the bedroom are three rooms. One is a shower room which also has a WC. The doorway is 63 cm wide. This has a tiled floor. The shower tray is 115 cm by 63 cm. The shower enclosure has a 15 cm step up to it and has limited head height due to a sloped ceiling at 190 cm at the highest point. The second room is a small walk in closet, accessed via a 68 cm door. The room has a wooden floor and is 129 cm by 144 cm. The room has limited head height due to a sloping ceiling. The third room is accessed via 73 cm wide door and has a wooden floor. It houses the floor standing boiler which is approximately 60 cm square. This room also has restricted head height due to a sloping ceiling.

Access to the third floor is via the second floor landing. There are 6 wooden steps leading up to a carpeted half landing, with restricted head height due to a sloping ceiling. There are a further 5 carpeted steps leading to the second floor. Stairway is 114 cm wide. There are no hand rails. Steps vary between 10 cm and 17.5 cm.

Third floor

The third floor is a mainly open plan carpeted loft space containing two single beds and a dressing area. The head height is restrictive as the ceilings slope on both sides. Head height is 200cm in centre of the room. The room is 342 cm by 778 cm. The beds have 91 cm mattresses and top of mattresses is 45 cm from floor level. There is a 90 cm hanging rail provided, along with two 90 cm chest of drawers. There are three small glazed roof vents in the roof space.

Off this area is a small single bedroom through a 67 cm wide door. This carpeted room has a single bed with 91 cm mattress which is 45 cm from the floor. This room also contains a small chest of drawers.
