Beautifully decorated and very homely

The finishing touches make it like home from home. We enjoyed the nearby walks, visited the beach, swam every day in the indoor pool, played tennis and the children adored the games room – we had an amazing time and didn’t want to leave!

Layout

Ground Floor

A superb and luxurious barn conversion – this is truly beautiful!

We love the spacious, open plan ‘living’ kitchen, which is a stylish, fully-equipped kitchen with electric double oven and hob, microwave, dishwasher, fridge/freezer, washing machine, tumble dryer, cream painted units, granite work surfaces and an island with a seating area nearby – you can sit and relax on the sofa with a glass of wine whilst watching the cook, cook!

There is a dining area with seating to look out over the pretty courtyard with its central water feature and plants and beyond towards to stunning Yorkshire Wolds, famous for its amazing walks amid beautiful scenery.

There are two bedrooms on the ground floor; a double bedroom with king size bed, bathroom with a bath with shower over, WC and hand wash basin plus a twin bedroom with a large walk-in shower, WC and hand wash basin.

First Floor

The stairs lead to stunning, a vast, beamed sitting room with a large Smart TV and DVD player, flame effect fire and large, comfortable sofas. There is also a separate area, with a table and chairs at the far side, framed by the floor-to-ceiling window, to sit and enjoy the view – an excellent spot to sit and read or just gaze out over the lush countryside opposite.

On this floor is a king size double bedroom with en-suite bathroom with bath and hand held shower, WC and hand wash basin as well as another smart twin bedroom, again with en-suite shower room with shower, WC and hand wash basin.

The Facilities

The Old Barn is in a lovely gated courtyard with parking and a gravelled driveway, a pretty central fountain surrounded by flowering plants, plus a terrace outside the property that has a table and chairs, where you can sit and enjoy drinks and meals in the open air.

The indoor heated swimming pool is fabulous – during late afternoon the sun fills the pool area and the deep blue water shimmers in the light. There is a smart changing area for both males and females and the water is warm, you can sit and enjoy a good read on one of the loungers.

There are also two loungers outside the pool, where weather permitting you can lie back and soak up the sun!

Filey Beach

It seems to go on forever and there’s always plenty of room for the little ones to let off some steam and for the adults to walk for miles uninterrupted.

The Coble Landing

There is lots of kiosks here selling seaside snacks, teas and coffees. Essential before a walk along the spacious promenade, dotted with coastal themed sculptures.

The Filey Brigg

This narrow rock peninsula is a magnet for historians and achaeologists. The cliff top above The Brigg forms part of the Country Park, which is popular with picnickers, birdwatchers and hang-gliders, and is the start of The Wolds Way.

Filey Museum

A past winner of Discover Yorkshire Coast’s Small Attraction of the Year award, is housed in a building dating from 1696, and is crammed with fascinating memorabilia, including an extensive photographic archive.

Dalby Forest

Cyclists can enjoy a challenge at Dalby Forest, or perhaps follow some of the Tour De Yorkshire route and tackle the famous Cote De Harwood Dale or just pedal village to village along the idyllic country roads of the nearby Wolds and admire the views David Hockney has famously painted.

Bempton Cliffs

Bird Lovers will love the nature reserve at Bempton Cliffs to see the 250,000 gillemots, gannets and puffins who flock there to raise their young between April and August. It is a haven for birds and animals, including an important colony of great-crested newts.

Stephen Joseph Theatre

Scarborough is 20 minutes north of Filey where theatre goers can enjoy the world premiers of Alan Ackybourn plays.

Utilities: All utilities, bedding and towels provided. A cot and high chair are available on request. There is garden furniture and a shared BBQ (available during summer, not available 1st October – 31st March).

Catering: Catering can be arranged’; Tesco is able to deliver to this property.

Parking: Private parking for several cars.

Note: Guests have complimentary use of the swimming pool (open between 8.30am and 6pm); the pool is 12m x 5m, the shallow end is 1.2m and the deep end is 1.8m.  There is an all-weather tennis court and a games room that has a tennis table, football table, dolls house and other games.

For larger groups, the neighbouring cottages are Hurdles (4 guests), Cartwheels (6 guests) and The Furrows (6 guests). The two properties next door, Hurdles and Cartwheels, have locked, but inter-connecting doors, and can open into one very large property for family get-togethers or groups of friends of either 12, 14 or 18 people.

This property does not accept same sex groups e.g. hen or stag parties.

ACCESS STATEMENT

The Old Barn is a stunning large barn conversion over two floors with front and back views across the countryside.

Arrival and Car Parking

Access to the property is through double metal gates with a clear opening of 4.6M. This leads to a large gravelled courtyard which provides ample parking for all four barn conversions within this development. The parking spaces are block paved.

Entrance

Access to the front door is via the front patio area. There are two 23cm steps up to the flagstone patio, which measures 12.4M x 3.5M. The patio contains a table with eight chairs. The outward opening pair of French doors gives access to the house. The timber doors have a clear opening width of 1.3M and there is a 25cm step up into the property. The 5 lever door lock and handle are 1.2M from floor level.

Ground Floor

Most of the internal timber doors in this property have lever door handles and are all around 1M from floor level. The radiators throughout the property are heated by a biomass burner located to the rear of the property.

The main entrance doors open into the large open plan kitchen and dining area. The dining area has a stone floor and measures 2.9M by 5.8M. The large dining table has a height of 75cm and enough seating for 10. There is plenty of space around the table with the narrowest side having a clearance of 1M.The full height windows give views over the front courtyard but benefit from full width and height blinds. There is a small 1.5cm threshold strip that steps down into the kitchen. The kitchen has laminate flooring and measures 5.1M by 8M. The kitchen has a number of wall and floor cupboards and has a granite worktop at 93cm high. The dishwasher and washing machine are under the worktop and the microwave and electric hob sit on top of the worktop. The built in electric oven has handle heights of 125cm and 155cm. The built in fridge is mid height and has a handle height of 115cm. There is an under stairs cupboard, which houses the freezer and a pair of outward opening doors provides access to another cupboard that houses the tumble dryer. The kitchen contains a central island with a timber worktop at 93cm high. There is plenty of space around the island and at the narrowest point there is a clearance of 1.1M. The kitchen is big enough to also contain a two seat sofa at the bottom of the staircase.

The ground floor has two bedrooms, which are as follows:

The double bedroom has a doorway opening of 78cm. The room is carpeted and measures 3.2M by 5M.  The bed has a space of 1.5M on the left and 1M on the right. The mattress height is 60cm. The room contains two bedside tables, a double wardrobe, a chest of drawers, a chair and a wall mounted flat screen TV. The ground floor double bedroom has an en suite bathroom which is accessed via the 70cm wide door. The room has a tiled floor and measures 1.7M by 2.9M. The room contains a WC, a large wash basin and a bath with shower over.

The ground floor twin bedroom has a doorway opening of 78cm. The room is carpeted and measures 2.6M by 4.2M. The single beds are both against the outside wall on one side and have a space of 1.2M to the other side. The mattress height is 60cm. The room also contains two bedside tables and two chests of drawers.

The twin bedroom has an en suite shower room and is accessed via a 71cm door. The floor is tiled and measures 1.3M by 2.6M.  The room contains a WC, a wash basin and a walk in shower. The shower area measures 0.9M by 1.3M and there is a 4cm step up onto the shower tray. The shower doorway is 50cm wide.

There is a locked door that connects to Hurdles Cottage off the kitchen / diner. The door has a clear opening width of 78cm.

Access to the first floor is via the kitchen / diner. There are thirteen timber steps up to the first floor. The stairs have a clear width of 83cm and spindles and handrails on the left at 98cm from floor level. The height of each step is 20cm. There are two steps that lead to a half turn, eight further steps to a second half turn and three final steps up to the first floor, which is a large open plan lounge area.

First floor

All rooms on the first floor have double height ceilings and exposed timber beams and trusses.

The first floor lounge is carpeted and measures 5.6M by 6.7M. There are two large sofas, a single armchair and a central coffee table. The room contains a large wall mounted flat screen TV and a wall mounted electric feature fireplace. There are side units which house the TV receiver, hi-fi system and a selection of DVD’s. The lounge has an open plan seating are that overlooks the front courtyard through full height windows. There are full width and height blinds to the windows. This area has laminate flooring and measures 2.9M by 5.8M. There is a glass topped table at 72cm high and four comfortable upholstered chairs.

The lounge area gives access to the two upstairs bedrooms, which are as follows:

The first floor double bedroom is accessed through a door with an opening width of 78cm. The room is carpeted and measures 2.8M by 5.2M. The mattress height is 60cm. The space around the bed is 1M to the left and 1.9M to the right side. The room contains a chest of drawers, two bedside tables and a chair.

The first floor double bedroom has an en suite bathroom, which has a door with an opening of 72cm. The room has a tiled floor and measures 1.6M by 2.8M. The room contains a WC, a wash basin and a bath with hand held shower.

The first floor twin bedroom has a door with an opening of 78cm. The room has a carpeted floor and measures 2.8M by 5.2M. The two single beds have a mattress height of 60cm. The spaces around the beds are 60cm to the left, 50cm between the beds and 1M to the right. The room also contains two bedside tables, a chest of drawers and a single wardrobe.

The first floor twin bedroom has an en suite shower room, which has a doorway opening of 72cm. The room has a tiled floor and measures 1.6M by 2.3M. The room contains a WC, a wash basin and a quadrant shower. The shower enclosure measures 80cm by 80cm internally and has a doorway opening of 53cm. There is a 12 cm step up onto the shower tray.

Outside Facilities

The property has shared use of the following:

The indoor swimming pool is accessed via the front courtyard. There is a stone patio area outside the pool house that measures 3.5M by 20M. The patio contains a table and four chairs. The pool house is accessed via a pair of outward opening French doors, which have a clear opening width of 1.2M. The lever handle and lock are around 1.2M from floor level. There is a 15cm step up into the pool house. The pool house has a tiled floor throughout and is leads into the changing rooms. There are male and female changing rooms and each contain a shower enclosure at 80cm by 80cm and a separate WC, accessed through doors that are 72cm wide. The space at the side of the pool measures 2.4M by 14.5M. The swimming pool measures 5M by 10M, has a shallow end of 1.2M and a deep end of 1.8M. There are six steps down into the pool. The steps are 75cm wide and each step is 14cm high.

The outdoor tennis court is located behind the pool house and is accessed via a path to the left of the pool house. The path narrows in places to 1M wide. The path leads to a tarmac driveway which leads down to the tennis court.

The large games room has double height ceilings with exposed timber beams and feature brickwork walling. The games room houses table tennis, table football and has a number of seats.

We stayed at The Old Barn after being let down by the collapse of Monarch. The group consisted of two families totalling 6 people and were looking for all the things we would have had whilst on our original booked holiday - the feeling of luxury and, very importantly, a pool. This holiday had it all. It was superb. On arriving we were greeted with a welcome basket of different items of local groceries. The Old Barn was extremely clean and tidy and had everything we would need; if were intending to cook....NOT!...we were on our hols. We still talk now of how lucky we were to find this as a last minute holiday and are intending to return. All cottages are beautiful and all different. Would be a fabulous place for a large family get together. A great holiday!!!
