“Lovely place to stay.”

Everything you need is in the cottage.smart tv,dvd player(some dvds there),air fryer,ice machine,combi microwave,toaster and kettle.lots of plates pots and pans.the fridge is big enough but no ice box.(not that it bothered us.very comfortable bed.comfy chairs.large garden and nice hot tub.close to numerous pubs and shops.try the hotel for a drink.we really have no complaints about our stay here.would defo recommend stopping here.

“The booking process was extremely smooth and communication with the owner was very easy.”

Beech View is small but perfectly formed and very well equipped with lots of thought and clever design it has everything you need, with the added bonus of a large hot tub in a private courtyard garden. Perfect for couples. It’s ideally located for a short stroll into Malton which has lots of eateries and independent shops and easy access to the Train station.

“This cozy bijou accommodation was everything I expected and in the middle of December warm and comfortable temperature-wise.”

A lot of thought with successful outcomes had gone into the interior and the garden, though not for me because of the time of year, was large and no doubt enjoyable in the summer months. Location was absolutely fantastic with no more than five minutes walk to the hub of Malton and no more than 60 seconds walk to the nearby hotel which was great, good food, interesting decor and very friendly.

..The accomodation was clean, had everything we needed and was warm and welcoming..as usual!. The private hot tub and gorgeous garden is a delight in any weather and very relaxing. The location never dissapoints either...Malton has great shops, great pubs, great food and is right on the doorstep. This time we went on the train to York...fab value and also had a lovely wander around Dalby Forest...beautiful ...and only a short drive away. We love a stay here especially in the winter...and hope to return every winter for as long as we can...Thank you

“Absolutely fantastic property.”

Small but perfect for my needs. It is one room with a pull down bed. There is a toilet and shower and a kitchen area. What makes this place special is the extra effort the owner has gone to in order to make this place like a home from home. There is a small air fryer, and ice machine, full size fridge and a 2 ring hob. The microwave is also able to be used as an oven. There was a small amount of milk in the fridge, coffee and tea, Dish cloths and cleaning products were provided. The village is a few minutes walk where you can find many shops, cafes and pubs. The train station is a 15 minute walk away if you fancied a day further afield. The hot tub was a bonus in the beautiful garden and a designated parking space, will be returning.

Such a quaint cosy little cottage set in beautiful surroundings and has everything you could need for a short break with the added bonus of a comfortable bed and a hot tub. The cottage is just a short walk from the centre of Malton where there are plenty of pubs and restaurants and the train station which got us to York in under 30 minutes. Will book again soon and recommend for a relaxing getaway.

The minute the gate is shut you are in your own little world, especially with the fabulous hot tub. It is only small but the space is used effectively. It is well maintained and the owners are friendly and act promptly if you need them. Love this place!

The hot tub was fabulous . I only had the tiniest of niggles, I'm 5 2 so found it hard to easily reach the plugs and cupboards in the kitchen area, something my husband was laughing at all week, if there was a step stool somewhere, would have been handy for a shorty like me. If there is already one I'm sorry I missed it . Thank you for a wonderful place to stay ❤️

It's private and with birds that are friendly come to eat food put out for them. Bed is comfortable and in good condition. I requested a shower slip mat the 1st time and there was one provided in our 2nd visit. Everything we needed for a long or short break. Best jacuzzi we have used too. Mrs pickering is a lovely lady too.

“Exactly as stated cosy cottage which is very compact but it does have everything you need.”

The main plus points were the garden which has a big hot tub and is very private. The location is also great with pubs and shops within walking distance as is the train station which you can hop on to York or Scarborough. Only one suggestion maybe a few more pics of inside the cottage as I don't think you realise how small it is until you get there. We were out all days and didn't do much cooking, our preference is it perfect for a short break instead of a week bust if you like compact and cosy it's perfect.

“The only downside to our stay is that 2 nights was not enough which was our fault entirely.”

From when we arrived and opened up the wooden gate and stepped into the most glorious paradise garden it only continued to delight. The owners have thought of everything, tea/coffee and milk so a nice brew could be had on arrival, even an ice making machine for the all important drinks there after. The bed was extremely comfy, the cottage was warm and bright and immaculate. Best for us though was undoubtedly the hot tub..... Big enough for a football team, it was awesome!!! We would love to go back...... Just need to decide when.

“This is an amazing little cottage!”

It has everything you could possibly need. They give you a little bit of milk in the fridge, tea bags, coffee, sugar. It has luxuries like it has a ninja air fryer, an ice maker, a smart tv with Netflix on there, an the most important one a hot tub! The place was very private and very clean and I cannot fault it at all! The owners were lovely and welcoming. There is a folder in there will instructions for every appliance in the cottage and everything in there tells you everything you need to know for your stay! I definitely recommend Florios for food which is a 5 minute walk away as the food was incredible and service was excellent! There is so much to do around there and it is so peaceful. We had a power cut on the first night and the neighbours came into the garden after to make sure everything was back in and that we were okay. It was a lovely place to be and we will definitely be going back! 11/10 recommend!

“Absolutely beautiful little cottage.”

As described, lovely garden and hot tub. The fold down bed was really comfortable, upon folding down the bed it created a gap between the top of the bed and the wall. Bolster cushions were provided to fill the gap. We found these worked to a degree but not ideal. They were aware of this and asked for suggestions. I thought maybe some firm cut to size foam pieces would have been better. The cottage in general was very clean , however the shower floor appeared not to have been cleaned since last used. Maybe this had just been missed. Overall a beautiful private little cottage in a lovey location, two minute walk to the centre of Malton. Tip for anyone's birthday, sign up to the Talbot hotel birthday offer . If you eat on your actually birthday and can show proof , they give you a free main and desert off the main menu . Lovely hotel and delicious food there too.

Beech View is an ideal base from which to enjoy and explore the area. We visited Castle Howard, Flamborough Head, Scarborough and the delights of Malton on the doorstep. Returning to Beech View after a lovely day out is a joy. It is warm, very clean, has every facility you need and the bed is comfortable with lovely fresh bedding that always smells lpvely!. “This is a superb weekend getaway for a couple.”

The residence is a converted barn/summerhouse which is very cosy and had tons of amenities including a small fridge, smart TV, 2 cooking hobs, convection oven microwave and an ice maker! There is a binder on arrival with lots of useful information about all the various machines and how to use them as well as providing tips for your stay and information around bedding/laundry etc. The garden is in a private courtyard with the main attraction being the hot tub - it's wonderful to relax in peace and quiet under the stars in a lovely picturesque way. The village itself is only a 3-5 minute walk downhill and has lots of good places to eat, local shops to explore and some great places to drink (I would recommend the brass castle taphouse). Will definitely be coming back!

“We had a lovely week at Beech View.”

The garden is beautiful and we used the hot tub daily. We travelled by train, and the station was only a short walk away. Location was ideal for us and there was plenty of places to eat and enjoy a good coffee. We got the train to Scarborough and there is also the coastliner bus. We didn't explore as much as planned as we enjoyed the peace and tranquility of the garden, relaxing in the hot tub. The accomodation is compact but it is exactly as described. Wardobe and unit for clothing and there is an enclosed shower and a separate toilet. There is an airfryer, 2 ring hob, microwave, barbecue, cafetiere, toaster, iron and hair dryer. Towels provided plus spares and separate towels for the hot tub and a portable airer for drying outside. The bed was so comfy and we slept really well, open the french doors in the morning and listen to the birds sing. We thoroghly enjoyed our stay, would we return.....absolutely.

“I have used Sykes Cottages for about 25yrs in the North Yorkshire moors area this cottage is the only one I've had a complaint with.”

The main complaint was with the shower which didn't work very well,also the flexible pipe from the unit to the shower head was absolutely thick with black mould as was the jointing between the tiles and also the woodwork.the towels were in need of replacing some nice fluffy ones would better than the ones supplied. I made my remarks in the visitors book and vacated the premises 24 hrs early. Within 1hr of me leaving I received a text from the owner agreeing their were issues with the shower but because they were booked up back to back they hadn't time and as soon as they got a break they would attend to the issues, to me that isn't acceptable, there is no excuse for poor hygiene standards. The black mould in that shower cubicle has been gathering in there for months not weeks but I gave them a 24 hour break by leaving early, hopefully they will be able to tackle the problem ready for the next holiday maker.

“A great property, the most private hot tub we have ever found in a gorgeous ‘secret garden’.”

The property is small but is fully equipped with everything you need - we usually stay for a full week so have used the cooking equipment, entertainment etc. (the tv is logged into Netflix, Amazon prime etc, and there are dvds and books available). There is tea and coffee and a small jar of milk on arrival. Absolutely loads to do in and around Malton - some great cafes (would recommend ‘Leoni’s’ and ‘Lutt & Turner’), also The Talbot has a lovely terrace with great views if you get a sunny day! Easy train access to York and Scarborough - both worth a day trip. Also worth a walk out to wharram Percy medieval village with a picnic. Also some fab outdoor activities locally - we did Go Ape at Daley Forest and then hired mountain bikes, there were also lots of hiking routes there. I could go on! This was our second year and we will most likely be back again next year :)

“We had a lovely stay.”

The location, the lovely setting, the studio itself and the lovely private garden were perfect for our one week break. The studio is small but it had everything we needed for a comfortable stay. The owners have really tried to think of everything. The bed pulls down from the wall but was very simple to use and very comfy with really nice quality bedding. We slept incredibly well. We cooked in on some days and enjoyed our breakfast and evening meals sitting in the garden. Even when it rained, we could keep the doors open and sit under cover, There are plenty of shops and supermarkets within walking distance and also a variety of places to eat out too. The setting was the main wow' for us. Looking out from the studio into the lovely garden with the lovely view of the hotel and it's grounds in the background was great, especially as the sun started to go down. We used the hot tub on several evenings. It was great, very relaxing. Someone mentioned the small bathroom as a negative. We didn't have an issue. There is a full size/full height shower and a loo with small sink. Both have doors and are private so as long as you are a couple who are used to sharing your spaces, I wouldn't let anything stop you enjoying this lovely place.

Property was clean and had everything we needed and more...Bed very comfortable and sheets smelled lovely! Beautiful garden and the hot tub was to die for! A couple of points that would add to the comfort factor for everyone...In the rain, the hot tub could still be used if it had some kind of cover/shelter overhead and given this is Yorkshire this would be beneficial. Also the reclining chairs may benefit from seat cushions or new seat pads as they have been well used and not as comfortable as they were....especially for us oldies... Apart from that, a lovely stay. Thank you.

“My partner and I had a 4 night stay between Xmas and New Year and we absolutely loved it.”

The accommodation was easy to access, it was spotlessly clean and exactly as described on the website. The hot tub was a god send after spending our days site seeing and walking in the cold and rain. The facilities within the cottage are just right. There is a hot shower (and it is hot) and an integrated fridge and even an air fryer which you can cook almost anything in as well as a two ringed hob. The cottage is just a short walk from the town centre and local amenities. You get a designated parking space. Overall, it was just what we needed and we would definitely use again if our travels took us back to that area of Yorkshire.

It had everything you needed from an air fryer to an ice machine. Loved the garden beautifully kept. The hot tub was great, the only criticism I would give is to have a cover so it can be used in all weather? Maybe a retractable cover so it could be used when it rains or if too sunny? But that's just my suggestion.

Cottage looked fine at first, however, the place had cobwebs everywhere and spiders hanging all over. Had to remove 2 massive spiders. Couldnt reach all the cobwebs. For the money you pay the accomodation should have had a thorough clean and cobwebs etc removed! Nightmare.

We went to the royal oak for a meal it was lovely and reasonable priced .saw lots of rabbits and squirrel s In the old lodge ground and called in there once or twice for s drink we will be back hopefully at the end of the year

“The cottage was in the most perfect setting set back in the grounds of the Old Lodge hotel, it was spotlessly clean there was everything we needed for our short break away from all the bustle of the last year in lockdown, There was a large gate which was key safe secure so no one was able to come and go without you noticing the enclosed secret garden was beautiful and so peaceful just what we needed.”

And the Hot Tub was spacious big enough for four, plenty of outdoor seating barbecue and even a putting golf for two in summer with all the flowers in their full glory would make a lovely backdrop for those nights in the Hot Tub with a good book and a glass of wine. Would definitely recommend this little haven and will be going back soon

It's small and quirky, but in a good way. The owner really went above and beyond where an outside chair broke on the first day, the next morning we woke to find a brand new patio set was in place. Spent most evenings relaxing in the courtyard garden and hot tub, just what was needed

“Wanted a relaxing Break, Got exactly what we wanted, Although small and compact it has all that you require, Outside space is really nice with a Fantastic Hot Tub, Owners are next door so if you have any issues(which we didn't) they can be contacted easily, Check in is arranged through the owners and is easy and straightforward.”

All amenities are within walking distance, Will book again as well as recommending to family and Friends.

Beechview is small and compact but very comfortable and met all our needs. The garden is lovely and the pictures don’t do it justice, hot tub is fab and a great way to relax after a day out. Overall we had a fantastic stay and look forward to visiting again in the near future!

Had a 4 night Xmas getaway in this little place. Totally loved it. So peaceful and yet a 5 mins walk to the town. Prosecco and chocolates awaited us on our arrival. Great hosts and superb hot tub. Lots to see and do and the seaside is a short car ride. Highly recommend beechview as a perfect place to chill out and enjoy the countryside

“The owners were attentive but unobtrusive - every day the garden was swept and watered and the hot tub sorted but not while we were there.”

The attention to detail was great, lovely bedding and towels, pots and tubs in the garden, smart tv, books and dvd's in case we got bored; we just needed our own clothes and toiletries. Well done to the owners, another great Sykes cottage for us.

“Beech View is a superb holiday cottage.”

We feel as if we have had a real break- the property itself is amazing- a tiny hidden cottage in a magical secret garden. The hot tub is an added luxury & the owners are nearby & can be contacted if necessary. Malton is a lovely town and we enjoyed exploring the various cafes, bars & restaurants for which it is renowned. It was very easy to take the train to York for the day & we also had a drive to Whitby. We will definitely be returning to this cottage and will be recommending it to many friends.

“The Hot Tub was everything we had hoped for and more, it left us relaxed, pain free (in my case) and therapeutic.”

Libby and Brian were excellent hosts and very responsive to any issue we had despite a very recent bereavement. We could not fault it on anything (not that we were looking to). the cottage was well equipped and comfortable, the garden was a mini oasis which added to the pleasure of our visit.

“Absolutely lovely little cottage.”

It's only small but they have made great use of the space and everything is clean and comfortable. The little extras they provide make all the difference : tea, coffee, milk, salt + pepper, washing up liquid, tea towel, hand wash, toilet rolls and plenty of towels are all provided. The hot tub was amazing (even in the rain) and was in a lovely garden that would have been nice to sit out in if we had better weather. I can not recommend Beech View Cottage strongly enough and will definitely be going there again soon.

“We had the most perfect weekend away and beech view cottage definitely exceeded our expectations.”

The garden and hot tub was the highlight. So pretty and secluded... we had lots of prosecco in there! Everything is compact in the cottage, but it’s a well set out space. Light and clean and the bed was so cosy. Everything was in walking distance. Train station only 7 minutes away. We’d recommend The Cross Keys pub for some great home cooked food and a nice atmosphere. We can’t wait to come back in the summer.

“Had an amazing weekend at Beech View with its great location for a little day trip to Whitby and a visit to Eden Camp, both of which we thoroughly enjoyed.”

With Malton and Old Malton around the corner there is your choice of eateries and pubs. We found The Cross Keys in Malton on the Main Street where the food was superb, and the beer was also delicious with, welcoming friendly staff also. Every evening we were in the hot tub. Privacy was complete and was so nice and relaxing. We saw 3 Barn Owls in the trees - mum dad and baby as they all got together before taking off. Amazing memories! We will definitely be looking to make another visit to Beech View!

It's a lovely little place, Malton is lovely and York is not far away. Would love to go back and visit in the summer. Not really any complaints more personal opinion and possible improvements...the bed was way to soft, really uncomfortable for us, 4 of the drawers in the furniture dont work which we really missed since it was so small, it was really cold the panel heater was cracked and the gas fire had to be on all the time to keep the heat. We absolutely loved everything else. What a fabulous place.

The Cottage was small but had everything we needed, the only thing I would say it could do with thicker curtains the weather was very good and the sun came through the windows at 4 am so it was like trying to sleep outside in bright day light but having said that we had a great fortnight very relaxing. Would recommend it. The garden was just perfect.

MALTON

York 18 miles; Scarborough 24 miles.

The market town of Malton has been the historic centre of Ryedale since Roman times, and has many interesting buildings including the old Corn Exchange and Assembly Rooms. A weekly general market is still held in the town, as well as livestock and farmers’ markets. The Yorkshire Moors are to the north, and the Yorkshire Wolds are to the south, making it excellent countryside for walkers and cyclists. The impressive coastline is just 24 miles away, whilst the historic city of York is an 18 mile journey. A perfect base for touring the attractions of North Yorkshire.
