A stylish apartment in the award-winning Union Mill building, this immaculate property is ideal for families or couples and boasts long-range view of Whitby’s iconic Abbey.. Now has parking available in space 4 from 1 January 2020. Perfect for couples or families with older children, this is a luxury apartment with views of the iconic Whitby Abbey; furnished to a high standard, it is just 5 minutes’ walking distance to the beach, harbour, shops and restaurants.

Very clean, freshly decorated, very quiet location to rear of property with great views, close to amenities

This apartment had all we needed. Travelling with two teenagers it’s great location for anyone wanting to explore the many lovely places along coastline and enjoy Whitby town (despite lockdown restrictions). The whole building and communal areas kept clean including the lift. Sea fishing, ‘Cranberry Swamp’ cafe (down the road) and Whitby ‘Eskape room’ experience are top three highly recommended activities to do while you are there! There’s a lovely park also across the road with kids climbing etc for younger families and indoor sports centre (swimming pool) around the corner though unfortunately closed due to restrictions, are an asset to the location. My only slight criticism would be to move a mirror closer to a plug socket for hair styling, so you could swap the ‘beach’ sign and mirror around in the hall for a simple solution!

There is a stylish entrance lobby with intercom and a lift to the third floor which takes you to the apartment.

The apartment comprises entrance hallway with open plan living and two bedrooms.

The open plan living area has a fully equipped kitchen with oven and hob, dishwasher, fridge/freezer and washer/dryer. A dining area which comfortably seats 4 and a sitting room with Flat screen TV/DVD/Freeview.

There are also double doors offering beautiful long distance views over a Juliet balcony.

There is a master bedroom with double, a twin bedroom and a bathroom with thermostatic shower over bath, wash basin and WC,

ACCESS STATEMENT.

Abbey View Apartment is a modern 3rd floor apartment, with lift access.

Arrival and Car Parking

There is dedicated parking within the building and an access key fob will be provided with the property keys.

Entrance and Communal Areas

Entrance to the apartment building is via the front doors. Access to these doors is just a few steps from the main road down a gentle slope. The double entrance doors unlock through an electronic key pad system, which is 135cm from floor level. The doors are each 85cm wide and can be opened as a single or double doorway. The pull handles are 120cm from floor level. There is level access to the inner entrance hallway. This area houses the master control panel for the fire alarm system along with the post boxes for the apartments. A second pair of doors provides access to the staircases and lift. These doors are the same dimensions as the main entrance doors and have pull handles at 105cm. There is a third pair of doors at the same dimensions that provide access to the rear private parking area and bin storage. All of the communal areas in the apartment building have automatic lights and solid flooring. The lift call button is around 1M from floor level and the door has an opening width of 90cm. The button for the 3rd floor is at 110cm from floor level. The stairs up to the apartment are 105cm wide and have handrails on both sides at 98cm. There are landings on each floor of the apartment building and half landings between floors. There are 16 steps between each floor and each step is 19cm high.

Apartment Entrance and Hallway

The apartment entrance door is inward opening and has a clear opening of 80cm. The lock is at 90cm and the lever handle is at 1M. The door opens into the carpeted hallway. All of the rooms are off this hallway, which is a generous size but narrows in one place to 1M. All of the internal timber doors have opening widths of 78cm and lever handles at 1M. All light switches in the apartment are around 115cm from floor level. The apartment has under-floor heating with multiple zones controlled by wall mounted units. The apartment has a pressurised hot water system.

The open plan lounge and dining area is carpeted and measures 3.1M by 5.9M. The lounge area contains comfortable sofas for 4, a TV and entertainment unit, a book case and a 42cm high coffee table that sits on a central rug. A pair of double doors opens onto a Juliet balcony. The dining area contains a table and 4 chairs. The table height is 74cm. The spaces around the table are 70cm to 3 sides and 130cm to the remaining side. The lounge leads on to the open plan kitchen. The kitchen has linoleum flooring and measures 2.7M by 3.1M. The kitchen has a range of wall and floor mounted units and a laminate worktop at 91cm high. The built under appliances include a dishwasher and a washer dryer. There is a tall built in fridge freezer with handle heights of 1M and 1.3M. The built in single electric oven has a handle height of 133cm. The electric halogen glass hob has 4 rings and an extractor above. The kettle, toaster and microwave sit on top of the worktop. There is also a table and 2 chairs in this area.

The master bedroom is carpeted and measures 2.9M by 3.6M. The room contains a 4 foot 6 inch double bed with a mattress height of 50cm. The spaces around the bed are 70cm at the left, 60cm at the right and 80cm at the bottom. The room also contains a double wardrobe, a chest of drawers and 2 bedside tables.

The twin bedroom is carpeted and measures 2.9M by 3M. The room contains a pair of 3 foot single beds with mattress heights of 50cm. The beds are against opposite walls and have 90cm between them and 1M at the bottom. The room also contains a wardrobe and 2 bedside tables.

The bathroom has a tiled floor and measures 1.7M by 1.9M. The room contains a bath with shower over and screen, a wash basin with vanity unit below and a WC. There is also a storage cupboard off the hallway, which houses the hot water system.
