Comfortable cottage with delightful, south-facing gardens and terrace, located in the charming village of Sleights, only two miles from the coast and the beautiful town of Whitby. This superb and spacious detached property, recently renovated to include a new stylish kitchen with limestone flooring and a smart bathroom, is ideal for a family holiday. Set in the charming village of Sleights, which boasts two inns, traditional butchers, bakers, grocers, hairdressers, antiques emporium, church and fish and chip shop, the coast is a few minutes’ drive plus there is a small railway station c. 500 yards away.

Ground Floor
The ground floor comprises of an entrance porch, excellent kitchen with granite work surfaces, stainless steel cooker, gas hob, microwave, larder fridge and freezer. There is a separate utility room with a washer and dryer plus a cloaks/WC. There is a formal dining room with a cast iron wood burning stove-style gas stove, shelves with a library of books and videos, and views of the garden, and is a wonderful room to sit and enjoy breakfast, lunch or dinner, chatting over the day's events. There is a comfortable sitting room, again with views over the garden, with a wood burning stove, flat screen TV and DVD.

First Floor
On the first floor, the bedrooms feature polished wood floors and comprise, a charming double bedroom with delightful long distance views of Iburndale and the North Yorkshire Moors, a lovely twin bedroom and a single bedroom. The newly refurbished shower room is very stylish with a large walk-in shower with power shower, washbasin and WC.

To the rear is a splendid, south-facing garden, with lawn, established borders, trees, a terrace and BBQ with seating - enjoy al fresco dining in the sunshine or a nightcap under the stars!






South View Cottage is located in the village of Sleights which has excellent local shops and traditional pubs serving meals, whilst being two miles away from Whitby which has ample additional facilities.

South View Cottage is a detached house in Sleights village with an enclosed south facing rear garden.

Arrival and Car Parking

South View Cottage is located in a small court just off Coach Road. There is unrestricted on-street parking immediately outside the house. The front garden is gravelled and has parking for two cars.

Entrance and Ground Floor

Access to the house is through the front porch. The door has a clear opening of 75cm. The lever handles and lock are 115cm from floor level. There is a 15cm step up into the porch. The porch has a tiled floor and measures 1.4M by 1.7M. The main door into the house has a clear opening of 70cm with the handle and lock being 95cm from floor level. The porch door, main front door and back door all operate from the same key.

The internal timber doors have round knob handles and are all around 125cm from floor level.

The house has central heating, a gas fire in the dining room and log burner to the lounge.

The porch opens into the kitchen which has limestone flooring and measures 1.7M by 5.7M. The kitchen has floor and wall cupboards and a granite worktop which is 92cm from floor level. The large free-standing electric oven has a 5 burner hob at worktop height. The fridge and dishwasher are below worktop height. The kitchen contains a door that leads to an under stairs storage cupboard. The kitchen leads through to the utility room which has the same limestone flooring and measures 1.6M by 1.7M. The freezer and washing machine sit below the timber worktop, which is at 92cm. A microwave sits on top of the worktop.

The utility leads through to a downstairs WC, which is accessed via a door with an opening width of 63cm. The limestone flooring continues into this room.

The kitchen leads to the dining room through a door with an opening width of 71cm. The room has an oak floor and measures 3.4M by 3.6M. The dining table is in the centre of the room and the table top is 78cm. There are 5 chairs. The space around the table varies between sides from 1.4M to 50cm. The room contains a gas fire that is modelled on a log burner and sits on a tiled hearth.

The dining room leads through a 71cm doorway to the bottom of the stairs, which in turn gives access to the lounge and the rear garden. The oak flooring from the dining room leads through this area and on into the lounge.

The lounge is accessed via a doorway that is 71cm wide. The room measures 3.4M by 4.4M. The room contains two sofas, a single armchair, a TV unit and a central coffee table that sits on a loose rug that measures 1.7M by 2.5M. The room has a log burner that sits in the original fireplace and is on a stone tiled hearth.

The rear garden is accessed the back door which is 75cm wide. The door leads out to 8 stone steps down to the patio area. The steps are 20cm tall. The steps have a clear opening width of 95cm and have metal handrails to both sides with a handrail height of 1M. The flagstone patio measures 3M by 5M and contains a table with 6 chairs and a charcoal barbecue. The patio steps down to the sloping rear garden that is mainly laid to lawn with well planted borders. The lawn measures around 15M by 20M.

Access to the first floor is via the ground floor hall. There are 16 carpeted steps that lead to the first floor landing. The stairs have a clear width of 80cm and a handrail on the right at 1M from floor level. The height of each step is 18cm.

First floor

The first floor U shaped landing is carpeted and is 2.4M by 3M There are spindles and handrails at the top of the stairs with a handrail height of 85cm. The first floor landing gives access to the following rooms.

The back double bedroom has a door opening of 70cm. There are stained floorboards and 4 loose rugs to this room. The room measures 3M by 4.5M and contains a double bed, a double wardrobe, a chest of drawers and two bedside tables. The mattress height is 62cm. The space around the bed is 1.5M to the right and 75cm to the left but narrows to 30cm near the chest of drawers.

The back twin room has a door opening of 72cm. The room has stained floorboards with one loose rug and measures 3.2M by 3.3M. The room contains two single beds, one double wardrobe and two bedside tables. The mattresses are 60cm from floor level. The beds are both against opposite walls and have a gap of 1M between them.

The front single room has a door opening of 73cm. The room is carpeted and measures 2.3M by 2.5M. The room has one single bed.

The bathroom has a 72 cm wide doorway, has a tiled floor and measures 2.2M by 2.3M. The room contains a bath, WC, a wash basin and a quadrant shower enclosure. The shower enclosure measures 1.2M by 75cm and has a door opening width of 60cm. The tiled floor of the bathroom and shower enclosure is all at the same level.

The cottage itself was extremely clean and comfortable, with all the appliances one would expect. The garden was the perfect space and ideal for our dog Rosie - totally secure. We were most appreciative of the bag of goodies. Our only negative would be the absence of an information booklet and a guest comment book. Recommendations for local attractions and pubs and restaurants would have been helpful. As a result we had no idea of which bin should have been put out on which day. It should also be said that a bigger car than our VW Golf would have been difficult to park close up to the property.

South View Cottage is a great place to stay in the Whitby area. The house was clean, beds comfortable and the central heating worked well. It has a modern smart TV, good WiFi and the shower was first rate. It's in a good location to get to Whitby and surrounding coast. The garden was pleasant. The parking outside the house was a bit of a challenge with our big car, but there is a public car park a stones throw away. There is an EV charger that we would have used for our hybrid car, but it had not been commissioned. If EV charging is essential to you, check beforehand. In summary, a well equipped house that we would happily stay at again.

Our third stay at this property in the last four years and always an enjoyable experience. However, there are a few points which warrant attention - the light in the utility room did not work, we could not find the butter dish if in fact there is one, the small rug in the second bedroom looks dirty and should be replaced, the hairy cushions on the main settee are horrible and the cushion seats on the main settee gradually slipped forward during an evening's tv viewing prompting the question of should the settee be replaced?

Stayed in this wonderful cottage for a week in July. It was spotless, very comfortable and in a fantastic location. The enclosed rear garden was perfect for us as we had our four month old puppy with us who was able to roam free. We will most definitely be booking this cottage again in the future.

We arrived at our scheduled time of 4pm and we were met by the housekeepers. They apologised and asked for an extra 30 minutes. They explained they were running a little late due to the extra deep cleaning that they had to do. We said it was no problem and we happily waited in the pub The Salmon Leap which was literally on our doorsrep. We waited for the housekeeper to leave and entered the cottage. They certainly did give it a deep clean. It was thoroughly spotless and dust free. The cottage had everything we needed for a weeks stay. Perfect location. It was only 8 minutes on the train into Whitby and the train station is also on the door step. The back garden is beautiful and well kept. There were two gardeners that came during the week and spent 30 minutes tending to the beautiful mature trees and plants. Also the gardner put the bins out for the bin men. I would highly recommend South View Cottage

Cottage was dirty (eg dust under beds and on skirting boards; rugs covered in pet hairs). Soft furnishings shabby and grubby. No cleaning fluid was left except washing up liquid, so we had nothing to clean stubborn stains or the oven. Broken light in utility room has still not been fixed (see earlier comment). The bathroom and kitchen were fine but the other rooms need bringing up to standard. Parking very awkward - we used the little public car park nearby. Good bus services however, and Sleights is a good village to stay.
