“We were a bit worried about our stay after reading the negative reviews, we needn't have done.”

The apartment is lovely, very spacious and quiet. It was perfect for our cheap break. The bed in the main bedroom was super comfy. However our adult daughter found the bunk bed not so comfy, probably be OK for kids The kitchen was well equipped with nice appliances and a super hot oven. As mentioned the sofas could be a bit more comfortable but we managed with the cushions provided. There is no WiFi included but we had a phone signal so not a problem. Onside there is a pub, ...

Onside there is a pub, shop, takeaway, games room and pool. Plus you can walk to a huge beach, even if down quite a steep hill . The place is so handy for lots if attractions, we recommend Rspb Bempton cliffs, Filey Bird garden, The Scarborough Fair Collection, Afternoon tea at the Stained glass centre. We had a lovely break and honestly for the money we paid we can't fault it.

You can walk from the site onto the adjoining beach which goes all the way to filey. The pool and pub are both good, but can get busy at times. Worth booking a table at the pub. The place itself is very quiet and relaxing.

“Lovely spacious apartment equipped with everything we needed.”

No WiFi or pass for swimming pool (can be purchased on site) but we managed without. The location is great, lovely friendly site and walking distance from a lovely sandy beach perfect for swimming. Only slight complaint is that the sofas weren’t very comfy.

“The property was situated in a splendid environment, however it did look disappointing upon arrival.”

The blinds did look shabby and several elements in almost all room were broken. The Master Bedroom en-suite (tiny) sink was blocked. In the kitchen the washing machine contained water and left over washing, also blocked. The oven was dirty and the hoover was completely full with dust. The overall state of the interior was unclean. The change-over cleaning crew should do a better job. The heating was not operating at first, it turned out the thermostat was situated in the Master Bedroom and after consultation with contact the heating problem was solved (Heating instructions have been amended with the modified procedure). It is such a shame that such a wonderful house is so unloved. It should be addressed at least that, when mentioning the apartment sleeps four, it should be rephrased as: sleeps two adults and two minors/children. The bunk-beds leave no room for sitting up straight and was regarded as most uncomfortable by our adult friend. Local information "package" was quite outdated, one would expect an updated information folder like we did find in almost every Sykes holiday let we did use before. Much room for improvement.

“Unfortunately, the property wasn’t up to standard.”

I feel that the description was inaccurate. The walk to the beach was far longer than three minutes and was down a very steep hill. The general overall appearance of the flat and general cleaning was a poor standard. There was a lot of hair on the carpets which were dirty. I am guessing from a dog the oven was dirty and generally the flat is in need of an update. The sofas are broken and very uncomfortable. The blinds in all the rooms are broken. Quite disappointed for a weeks holiday.

“This is a lovely cottage.”

It's spacious and pretty clean. If you look really closely you'll probably find it's got a few cobwebs etc but its certainly not filthy as some have made out. The living room sofas aren't that comfortable but they're OK. The kitchen is fine and there is a small welcome pack that you get which is helpful. There is no WiFi znd yiu cant get a reception so it's worth taking a book to read. There is WiFi in the pub, though. Location is great, 2 minute walk to the complex's pub and leisure centre. The pub has free WiFi. The food is ok. The leisure centre's pool is small and you sometimes have to wait to get in. The site is really nice and you can walk to a pretty secluded beach in 10 minutes. I'd stay here again.

“Good day Sykes Cottages, After a long journey of more than 28 hours we had arrived at the apartment, we had hoped to be able to put down our bags and take a nice shower first.”

As soon as we entered we were shocked by the mess on the floor and then we started looking further. Sorry to say this, but this is not rentable in this way, it is because we were visiting family in England, otherwise we would have left immediately. Showers are filthy, even with hair (the bath even has a crack in it), you won't find an oven dirtier, sun blinds covered in dust, even the dining table was covered in dust. In the cupboards even dirty attributes and a brochure from 2019 (indicates that this is purely about money). When we see what our son had, a whole house, everything neat and clean, more facilities and the rent cheaper than yours. Then the peace and quiet in the apartment, renting upstairs with children is a complete mockery. Audible until late at night (01:00 am) and again in the morning at 07:00 am making noise. Yes, even later in the week with 2 girls and their scooter through the house. Nearby neighbors with 3 dogs that were constantly barking and the lady quietly stood in front of our windows to make the phone call. I have never been so happy to go home. That's why I wish you the best of luck in becoming a millionaire in this unmanageable way. I'm angry, disappointed and tired, but I know I NEVER want this again! Too much money (£626.00) for something like that.

“Mostly ok, but had to wash stained beakers, some cutlery and didn't use oven because it wasn't very clean.”

There was a grill pan inside the oven that had been used but not cleaned. Radiator near kitchen was dirty and bottom of radiator in en-suite was either dirty or very rusty. Stayed at The Bay several times in different properties but this was the most disappointing.

“We had a great short stay here, after reading a couple of reviews I was a little apprehensive.”

Yes the beds could have been comfier - we have slept on worse and the en-suite a little tired, but all fully functioning. It was clean, tidy and quiet, with a nice little welcome pack. The location was great for us, with all of the on-site facilities being a couple of minutes walk away. The beach topped it off for us, miles of sandy beach. Great for sandcastles and cricket on the beach.

Its essentiall,fridge ice box could not get enything in needs cleaning. Radiator in en suite rusting to close to wc needs replacing. No hand soap toilet brush in terrible state. Have stayed in other apartments at the bay what were fantastic this is not one of them disappointed.

“Had to leave a day early as this place simply lacks comfort!”

The bed is terrible with springs digging into you and the sofas very cheap and uncomfortable! The ground floor flat and facilities like pool, sauna etc were good, but unless bed and sofas are changed, I wouldn't recommend staying here! I had to buy a lightbulb for the lamp in lounge and a battery for the clock as neither worked when we arrived (both documented in previous review and nothing had been done?!). Filey and the East coast is lovely, as is the location of the Bay. If you want comfort on your holiday, don't stay at Periwinkle.

“Nice appartment, spacious and secure.”

Some time should be taken on the fixtures and fittings as well as some aspects of cleanliness. Only after stripping the double bed did we notice the matress topper is heavily stained. Some crockery and glassware also needed a wash before we were able to use them. The blinds in the property could use a thorough clean as very dusty and the lamp in the lounge had no bulb, while the clock in the lounges batteries had obviously died some time ago. Minor details that detracted from the stay. The two seater sofas in the lounge area are very low and not particularly comfortable to sit on after a full day out. The property would also benefit from a manual of how to use the fascilities. The information provided was very limited. This was the first time we'd hoildayed at "The Bay" but in hindsight, staying on a fairly modern 'housing estate' wasn't really for us. The best thing is the location, being coastal and offering easy routes to most of the Yorkshire seaside towns and villages..

“If you're looking to holiday in or near Filey, I couldn't recommend The Bay complex enough.”

Great site, with amenities and right by the beach. With regards to this particular apartment; it's great if you're looking for a base to stay. It's got everything you need, in terms of equipment and location, but I have to agree with other comments that it is quite tired and could do with some TLC. The furniture is small, so if you're tall (my husband is 6ft 3ins), you may not find it the most comfortable sofas and bed! But like I said, ideal if you're just looking for a base to stay and can put up with that. The only other thing is there is no WIFI! My fault for not checking, but in 2023, I just assumed it would have Wifi! So if you've got computer / phone aged children, you may find that an issue. There is free Wifi at the local pub, but it's an expensive pub so you might not want to spend long in there! Overall, I would definitely revisit The Bay, but would probably look at different accommodation, purely for comfort an Wifi!

“I have just returned from a 3 night stay at Perriwinkle at The Bay, Filey with my teenage son.”

Overall the apartment was very nice, I was a bit worried after reading reviews but I didn’t think it was at all dated. The lack of phone signal wasn’t appreciated by the teenager but amazingly we survived! The walk to the beach whilst steep is a proper concrete path (I was imagining scrambling over rocks) and worth it for the lovely beach. The directions to the apartment I was sent were incorrect and made the apartment very difficult to find, when I called I was given the same directions so in the end I had to ask the Away resorts reception who helped me. A clearer set of directions would be - Turn left at the roundabout onto sunrise drive, then turn right (correct so far) onto Talisker walk (this would help know you are on the right road). Follow the road round to the right (not left) and the property is the black door in the corner, right in front of you as you turn into the courtyard parking. Hopefully others will read this and find it more easily. Overall we were happy with the accommodation, it was a shame not to have a welcome pack as you usually get in these type of properties and to not even have a tea bag or milk of some kind left is a pretty poor show after a 3 hour journey. (luckily we packed our own). There is also not a single empty cupboard in the kitchen to keep your food which I found really odd. I’m not sure if there is supposed to be, but there are no instructions at all about the property - where to put the linen bag, whether to empty the bin and there were no passes for the leisure facilities. We were able to use the pool after showing our booking but were told to let the agent know so they can sort out the passes which I will. The showers were lovely and the apartment is a nice space. I think the accommodation is good quality just these couple of really easy to fix things and I probably would have given better marks. The pub is nice although expensive for food and the leisure centre staff were really helpful. Overall a nice short break.

the owners should especially note that the shower in the bathroom needs to be fixed as the temperature control is broken and comes away in your hand causing hot water coming from the shower without proper control. The heated towel radiators are now very rusty which are unsightly and could stain the towels with rust.

My biggest grouse is that when we arrived at 3pm and entered the property it had not been cleaned or the linen and towels changed from the previous week. There was no phone signal to ring to complain. Eventually cleaners did turn up about 3.20 pm. We left them to clean and returned about 4.30. The place was clean, but not spotless by any means. A poor start to the holiday. Luckily we had not travelled far but the last thing you need if you have spent all day in a car getting there. Poor show Sykes.

“The property was full of potential and yet it missed the mark completely.”

Covid-19 was a golden opportunity to showcase what you have to a new market - folks who always holiday abroad. This was the chance to suggest that perhaps a UK holiday can be just as good and no effort was made to seize that chance. The en-suite bathroom showed how little care and thought had been put into this place. There was no hot water in the shower, the lock on the door was broken, there was no shelf in the shower so if you were prepared to have a cold one, there was nowhere to rest your soap or shampoo. There was a charging point for razors and toothbrushes but no shelf on which to rest a razor or toothbrush (or soap, or deodorant, or shaving gel or anything else one might put in a bathroom). There was no toilet roll holder and (seriously) the toilet was in the wrong place. Whoever designed the bathroom failed to take into account that the towel rail would protrude from the wall and so the positioning of the toilet needed to be from the edge of the towel rail rather than from the wall. The result is that you practically sit on the towel rail to use the toilet. A hook on the bathroom door would also have been very welcome. The main bathroom was much better but still no toilet roll holder and a hook on the door for bathrobes would be good. The double bed was the worst part. A cheap mattress on a cheap frame which basically dared you to try to sleep. We took on the challenge and lost. You can get away with a short size double if and only if there is no bar at the foot of the bed. This means that your feet can dangle over the end. If you put metal bars on the end then that size of bed will really only work for people who are in no way tall. The frames of the bunk beds were cheap too. Everything was squeaky and if anyone in any bed turned in the night, anyone sharing the room would know about it. The resort itself is another seriously missed opportunity. Aside from the pharmacy, there isn’t a single shop onsite. You need a car to buy so much as a pint of milk or a loaf of bread. The fridge isn’t big enough to take a week’s shopping so the net result is that you drive to town each day to buy basic essentials. There is nowhere to buy a bucket and spade or a postcard, you can’t even buy an ice cream on the beach. It really feels as if there is an aversion to making money here. I arrived with plenty of cash and a willingness to spend it and the overwhelming impression I received was “having fleeced you something chronic with the quality of the apartment, we couldn’t possibly give you anything else to spend money on.” The one exception to this was a rather ropey tennis court which (I kid thee not) cost £10 per hour! You don’t pay that much for a decent court never mind a ropey one. Then they had lines of people waiting to go into the swimming pool actually on the court while you are playing. If two adults who know how to hit the ball were playing, someone could have been seriously hurt. I would (genuinely) not return if you paid me. After a week without sleep, I’m just glad to be home.

Very disappointed to find the (leather) sofas coming apart and unable to sit on, had to purchase throws to be able to sit down. Nearly all blinds broken/twisted/without parts. Bedlinen old and clearly been used lots although at least clean. Main bathroom sink blocked. En-suite shower only has cold water. Rang office and contacted number of property owner and neither willing to help. So just got on with holiday best we could. BUT very disappointed, have spent 7 summer holidays at The Bay and this was THE ONLU accommodation we’ve ever had issues with. Would definitely NOT recommend your company as customer service was terrible. Very unhappy holiday maker

Could do with some home comforts ie coat hooks in hall way and on back of bathroom doors. Holders in shower cubicle for shampoo etc. Tourist info would have been a nice touch along with some games and dvd’s and a tv instruction manual. The kitchen was well equipped but we didn’t find the apartment cozy enough.

En suite shower was a surprise bonus! Great to have the little shop/pharmacy and pub on site. Struggled slightly with the bed as I'm really tall and it was quite short but really a tiny issue on an otherwise great break. Make sure to go to reception for a pool pass and a timetable of activities.

About the location

FILEY

Scarborough 7.7 miles; Bridlington 10.5 miles.

Filey is a traditional English seaside resort with a friendly atmosphere, offering a restful holiday, making an ideal place to stay for walkers and wildlife watchers at any time of the year. A real gem on the Yorkshire coast. A fishing town on the North East Coast, Filey has enjoyed a reputation of being a resort since Victorian times, set beside the magnificent Filey Bay, a long stretch of beautiful sand, with Filey Brigg and its shallow rockpools to the north. Filey Brigg is a low headland that protects Filey Bay and provides good bird watching and seawatching opportunities all year round. The 400 ft high Bempton Cliffs (RSPB Reserve) to the south of Filey Bay are home to over 250,000 seabirds in the summer. Gannets, kittiwakes, puffins, guillimots and razorbills all nest there. Gannets are regularly seen diving for fish in Filey Bay. The Brigg area is an ideal place to watch for common and rarer waders, seabirds and migrating warblers,finches and thrushes. As well as seabirds, seals and other marine life, such as porpoises dolphins and minke whales can be seen in the sea around the Brigg. The town itself seems almost caught in a time warp, retaining much of its character with individual shops, narrow paths and ginnels. There is a small coble landing, a slipway where local fishermen keep their boats, plus delightful beach chalets that can be hired through the summer months. The bay is edged with two promenades and there are various gardens, where brass bands play on a Sunday afternoon. This small town is family orientated, crazy golf and candy floss. Also in Filey there is the Filey Dams Nature Reserve, a wetland reserve where common and rare waders and wildfowl can be seen as well as autumn gatherings of swallows, sand martins and house martins. Also there is Parish Wood (just off Sycamore Avenue) an unexpected gem that offers a wealth of wildlife. Willow warbler, chiffchaff, blackcap and tree sparrows breed there and a wide variety of other species are regularly seen such as great spotted woodpeckers and sparrow hawks. Parish Wood also provides shelter and food for a wide range of migrant bird species such as goldcrests, pied and spotted flycatchers, warblers, finches, thrushes and woodcocks. A short drive brings you to the busier town of Scarborough where for family fun you can visit the Alpamare Waterpark, a waterpark unlike anything the UK has ever seen before, as well as plenty to explore and discover in this lovely area.

Note: Between the dates of 4th November to 16th December the leisure centre will be under renovation with no access to the pool, sauna and steam room. The gymnasium will still be accessible.
However, there will be access to the Flower of May campsite swimming pool Monday to Friday. Access is complimentary with the Bay leisure pass.
