**NEW - FROM JUNE 2019 ** Stunning, luxury three bedroom lodge with outside space and beautiful decor beautiful Runswick Bay, a stroll from the picturesque beach We love this decor - so elegant and stylish, yet homely and comfortable with a backdrop of pine trees and the advantage of a garden and a wonderful large wrap-round veranda - perfect for al fresco dining!

There were some disappointments with the lodge, the beds were very uncomfortable, both toilet seats were loose and the overflow hasn't been connected on the bath, the lodge was quite dusty as well, and the main bathroom floor was dirty, on the other hand the kitchen was lovely and clean and the linen provided was excellent everything white and sparkling, other than that the lodge was very well equipped with everything we needed and the basket of basic supplies was a lovely surprise, it meant that we could settle in with a nice cuppa and a biscuit before we unpacked, the niggles with the lodge are the only reason that I didn't mark it down as exceeding expectations?

Layout

Enter this luxe lodge into a very large, open plan living space comprising sitting room, kitchen and dining area.

 

The sitting room has comfortable sofas, flat screen Smart TV/DVD and a wood burning stove-style electric fire.

The dining area comfortable seats seven people with French doors leading to the veranda which is a sun trap for most of the day and has seating to enjoy breakfast, lunch or dinner outside or just to sit and relax with a cup of tea before everyone gets up, savouring the quiet of the early morning!

 

The kitchen is stylish with gas oven and hob, a large, American-style fridge, freezer, dishwasher, microwave, wine fridge, plus plenty of equipment if you like to cook.

 

Off the sitting area is a small utility room with a washing machine/dryer.

 

 

There are three beautiful bedrooms; a master bedroom suite which has a double bed and a lovely en-suite shower room with a shower, WC and hand wash basin. A twin bedroom has two, full size 3' beds plus there's a charming family bedroom with a full size 3' single bed plus adorable cabin-inspired bunk beds!

 

The house bathroom has a large bath, WC and hand wash basin.

 

To the outside is a driveway with open plan gardens comprising lawns with young trees; the veranda is large and ideal for sunbathing or enjoying eating outside and has seating including a table and chairs.

 

A truly beautiful property in a superb location - perfect for families or three couples.

RUNSWICK BAY

The village of Runswick Bay is one of the Yorkshire Coast's prettiest destinations and has a wonderful sandy beach. Enjoy an afternoon beachcombing searching for shells, fossils and nearer the cliffs, pieces of jet that the area is known for. This lovely village has a two local inns that serves food and a café on the seafront to buy flags, buckets and spades or even a dinghy, together with freshly made sandwiches, toasted teacakes and cups of hot Horlicks!

It is a very nice high end lodge in a great location, very well equipped and would like to give it 10 out of 10 Unfortunately it was let down by the poor quality cheap mattresses on the all the beds

We could feel every spring and hear them when we turned over, we can't say we had a decent night sleep all week.

Access Statement - Lobster Lodge

PARKING

• The lodge, is situated in a set-back position, on the left hand side as you proceed through the gates and is part of a new development purely comprising modern detached lodge accommodation. Lobster Lodge has its own parking for two good size vehicles, one behind the other.

OUTSIDE

• The property is accessed via four steps and a metal gate onto a substantial UPVC decking arrangement with toughened glass surrounds. The first step is 28cm high and a further three steps at 18cm each. The gate sliding bolt is 85cm high and the opening is 90cm wide.
• There are two patio areas on the decking the first being immediately at the top of the steps and in front of the front door to the property measuring 3.8m by 7.35m. The second patio is accessed along decking to the left of the front door, the access width is 1m 8cm and is 1m 3cm at its narrowest point. The front patio measures 3.5m by 7m 35cm.

FRONT DOOR

• The front door is 78cm wide, the lock is 90cm high and the door handle is at 99cm, the door has a yale type key with a modern barrel lock.

INSIDE THE PROPERTY

• Inside the door there is a sitting/dining/kitchenette with a balustrade on the left separating the seating area from the entry zone. The entry zone is 1m 36cm wide, with a utility room on the right. Three bedrooms, one bath room and one en-suite are accessed down a hallway to the right.
• The sitting/diner/kitchenette are all open plan with a breakfast bar between them at a height of 72cm and the kitchen units at 90cm. The whole area including the unit depth measures 5m 22cm by 5m 75cm.
• There are two sets of double doors opening onto the front patio and both measure 1m 40cm wide with the handle height at 1m and the lock at 90cm.

HALLWAY BATHROOM AND TOILET

• On entering via the door of the inner hallway, off the open living space, the bathroom is immediately to the left. The hallway door is 64cm wide and the handle is at 90cm with the hallway width at 79cm at its narrowest, and the length being 3m 90cm. The bath is 56cm high and 562cm long, the toilet is 40cm high with the sink at 85cm and the reach to the tap is 1m 20cm. The door handle is 90cm and the lock is 86cm high.

BEDROOM (One double bed with en-suite shower, toilet and sink)

• The bedroom measures 2m 80cm by 3m 49cm and incorporates a double bed, the doorway measures 66cm wide, with the bed being at 64cm high. The en-suite room has a shower and a toilet, the shower opening is 36cm wide with the shower room 64cm x 87cm. The en-suite space totals 1m 16 cm x 1m 15cm, the toilet height is 30cm, the en-suite doorway is 64cm wide and the handle is 1m high.

BEDROOM 2

• There are three beds : 2 “sunken bunks” and one single bed. Total space including the sunken bunks is 3m x 2m. The single bed is 64cm high, the door way is 64cm wide and the handle is 1m high.

BEDROOM 3

• The third bedroom is a double bedroom measuring 2m 88cm by 2m 60cm. There is a small cloakroom, the bedroom door is 66cm wide and the handle is 90cm high.

An extremely well equipped property and lovely decor, excellent for access to the beach which is only 5-10 mins away. A lovely setting. The property is good for people with restricted mobility once inside, however, access to the property proved very difficult for my elderly mum as the 4 steps were quite steep, this perhaps should be pointed out or a ramp supplied. We had issues with the internet and spent time on the phone waiting for YCC to respond. Once we got through the staff were pleasant and helpful and after resolving the issues rang back to check all was ok. On the day we left , given my mum's disability, the 10am time to leave was quite tough to manage, however , we were out definitely by 10.10am ( my brother checked at the time). I had put bleach down the toilets, we left linen and towels in bags in the bath, emptied bins from all rooms and hoovered , wiped surfaces, opened all windows, cushions plumped and rearranged. I emptied the dishwasher as requested , the programme had taken longer than I realised and this was the reason I was last out of the property at 10.10am. Family members who were outside getting in cars advise me that the cleaner arrived and was talking to other residents, she shouted to my brother that we should have been gone by 10am and he responded that we were moving the cars now, she shouted that it wasn't the cars but us who should be out of the property, she used an angry tone. This upset my elderly mum. My brother, who stays in cottages approx 4 -5 times a year was appalled by her attitude. I appreciate that the time to leave was 10am and in retrospect should perhaps have done less cleaning, however, there was no need for the cleaner to be so rude. Th property was clean on the whole ,however, I noted dust in some drawers, dust under the settees and bits of sweetcorn in the dishwasher when we arrived.

We visited lobster lodge last year and had a wonderful experience- so we were really looking forward to coming again. Before we arrived we had been sent an email about the internet, so we weren’t surprised that this wasn’t working. We had been reassured that it would be reconnected shortly. However by the middle of the first week it wasn’t connected. I emailed Yorkshire coastal cottages( using my phone) , but did not receive a reply. I was particularly concerned as I had a very important work meeting on the 22nd July, and I needed the internet to access the meeting. On Monday 20 th July I rang Yorkshire coastal cottages. Despite a long wait to speak to someone, the staff were friendly and helpful. I explained that I really needed internet access by Wednesday 22nd. They sent somebody round to the lodge that morning to see if they could fix the problem, but there wasn’t anything they could do. A very helpful lady called Fiona contacted me- she explained that a dongle would be delivered and we would receive a £50 payment from the owners. Unfortunately the dongle didn’t arrive until mid morning on the Wednesday- so I did end up cancelling the meeting and it had to be re-scheduled. This affected both myself and the staff who were attending the meeting. I would like to compliment Fiona, she was friendly and helpful and went out of her way to get the dongle delivered. The other issue was cleanliness. There was a large amount of black dog hair throughout the lodge. I had to spend time after we arrived cleaning- especially the floors. I attached photographs to the original email. There was also a yellow sticky mess under the sofa (not sure what it was??). We noticed a strange smell in the master bedroom. We eventually realised that it was coming from blankets on top of the wardrobe. I washed the blankets and the smell improved. I did send my concerns about cleanliness in an email, including photographs during the first week of our holiday. As we are in a covid pandemic we expected cleanliness to be of an extremely high standard, in fact the information booklet stated that the lodge had been ‘sanitised’ . This was disappointing. I had to spend time cleaning the lodge myself- not really the start to my holiday I had envisioned. I Work as a frontline ITU nurse, I was exhausted and desperately needed a break. I haven’t received any feedback from the emails that I sent during the first week of our stay. Both myself and my husband have stressfull jobs and our son has special educational needs. As you can appreciate family time is extremely important to us. This holiday was expensive and we had saved throughout the year to be able to come. We were looking forward to our holiday and although overall we did have a good time, this experience has left us wondering whether we would book lobster lodge again in the future.

Your service left a great deal to be desired. You did not do what you said you would do. Once the initial booking was made you said you would respond requesting details of party members and other info and said that once that had been received I would get confirmation and more info. You didn’t send it. Several weeks later when I chased you for it your form was returned with a requirement to complete it within 48 hours or possibly loose the booking (although I had paid in full when I booked!) Having sent back the info I then had to chase you again a few days before our start date for the final confirmation and location/arrival instructions as you had failed to respond and provide the info. Having had a first class experience with YCC a few years ago this level of service was particularly disappointing. As for the property itself we found it to be of a good standard to be expected of an almost new property (I have sent a separate email with info for you regarding some of the items found needing attention )but sleeping accommodation too cramped for 6 adults especially less agile grandparents. Nor was it child friendly. There were far too many ornaments and other objects cluttering up the place which all had to be moved out of the way of our one year old. There was no reacreational space outside suitable for our 8 year old and the friends he met - nowhere for ball games bikes had to be ridden on the road.
