This luxury 5 Star Gold barn conversion includes complimentary use of the wonderful indoor heated swimming pool and all-weather tennis court. A fabulous, luxury Five Star Gold barn conversion with very spacious accommodation. Approached via an external stone staircase, it’s offers free use of the wonderful indoor heated swimming pool, all-weather tennis court and games room.

The property is lovely and just as advertised - except one important detail which really affected our stay

The advertising states clearly that Cartwheels has 3 bedrooms - which comprise one double and two twins. This is not the case. Cartwheels has two doubles and one twin. Neither of the doubles are zip and links so they have to be configured as double beds. This created a real problem for us since the two rooms we thought were twins were intended for our four teenage children. As you can imagine, two teenage boys, aged 14 and 15yrs did not want to share a double bed so we had to get a blow up bed to accommodate one of them. The staff on site were quick to provide us with bed linen and duvet so we could make up the blow up bed. But for this reason the property did not meet expectations. The problem is easily solved by changing the advertising on the website to make clear there are two double bedrooms and one twin room. Aside from this problem the property is excellent. A god size and well equipped. The pool and games rooms are great and well used by us, as was the tennis court. Everything was provided that we needed and the drove to the great beach at Hunmanby Gap (much better than Filey beach in our view) is just 20 minutes away. We really enjoyed our stay at East gate farm.

Ground Floor
Awarded the top accolade of 5 Star Gold from Visit England/Quality in Tourism, there are three gorgeous bedrooms to the ground floor - a large double, a twin bedroom with a fabulous en-suite shower room with wet-room area, WC and had wash basin, plus a second double bedroom. The house bathroom is gorgeous – large, beautifully done with a stunning free-standing bath and is ideal to relax with a glass of champagne or a cup of tea, whatever your preference! – good-size shower, WC, bidet and hand wash basin.
First Floor
Upstairs is an amazing space with open beams – to one side is a superb, stylish kitchen which is very well-equipped with electric hob and oven, microwave, fridge with small freezer compartment, dishwasher, washing machine and tumble dryer. There is dining area - perfect for enjoying meals together whilst planning or reliving the days' adventures! - and a large living space with wonderful furniture and a wood burning stove – such a wonderful living room to sit and chat, read, relax or simply watch the Smart TV.
(Note - the wood burning stove is available from 30th September - 1st April)

Cartwheels is in a gated courtyard with a gravelled driveway and parking; there is a pretty central water feature surrounded by flowering plants, plus a terrace outside the property that has a table and chairs, where you can sit and enjoy drinks and meals in the open air.

The indoor heated swimming pool is fabulous – late afternoon the sun fills the pool area and the deep blue water shimmers in the light. There is a smart changing area for both males and females and the water is warm, so you can sit and enjoy a good read on one of the loungers. There is an all-weather tennis court and a games room, so lots to do if you don't want to just chill by the pool!

Cartwheels is located in the charming village of Thwing, nestling in the glorious Yorkshire Wolds and the countryside is spectacular – ideal for walking and cycling, with the beach and Filey only a ten minute drive.

ACCESS STATEMENT
Cartwheels Cottage is an impressive barn conversion with lots of space over two floors with views across the countryside.

Arrival and Car Parking

Access to the property is through double metal gates with a clear opening of 4.6M. This leads to a large gravelled courtyard which provides ample parking for all four barn conversions within this development. The parking spaces are block paved.

Entrance

Access to the front door is via the front patio area. There are two 23cm steps up to the flagstone patio, which measures 12M x 3.5M. The inward opening timber stable door gives access to the house. The door has a clear opening width of 76cm and there is an 18cm step up into the property. The 5 lever door lock and handle are 1.2M from floor level. There is a lower patio area that has flagstone flooring and measures 4M by 6M. This patio contains a table and six chairs. This patio area provides access to a stone stairway that leads up to the first floor lounge area. The stone steps are 1.2M wide and there are metal spindles and handrail to the right at 115cm. There are fourteen steps at 22cm high and they lead to a stone landing that measures 1.2M by 1.7M. There is a stable door, with an opening width of 77cm that leads into the first floor lounge.

Ground Floor

Most of the internal timber doors in this property have lever door handles and are all around 1M from floor level. The radiators throughout the property are heated by a biomass burner located to the rear of the property. The ground floor rooms have exposed timber beams.

The main entrance door opens into a large hallway which has laminate flooring and measures 1.6M by 9.3M. The hallway contains a cupboard that houses the washing machine and tumble dryer.

There is a locked door that connects to Hurdles Cottage next door. The door has an opening width of 72cm.

The hallway has doors off that lead to the family bathroom and the three ground floor bedrooms.

There is a double bedroom at the far end of the hallway that has a door with an opening width of 78cm. The room is carpeted and measures 3M by 5.7M. The mattress height is 55cm. The space around the bed is 2.5M to the left and 1.7M to the right. The room contains two bedside tables, a chest of drawers and a single chair. Hanging space is also provided.

The luxury family bathroom has a door with an opening width of 78cm. The room has a tiled floor and measures 2.9M by 3.1M. The room contains a WC, a bidet, a wash basin and a quadrant shower enclosure. The shower measures 80cm by 80cm internally, has a 50cm doorway and a 10cm step onto the shower tray. There is a free standing bath on a raised section, with a 14cm step up.

The twin bedroom has a door with an opening width of 78cm. The room is carpeted and measures 4.1M by 6M. The room contains two single beds with a mattress height of 60cm. The spaces around the beds are 60cm to the left, 1.7M to the right and 50cm between. The room contains two bedside tables, a chest of drawers and a comfortable leather upholstered rocking chair.

The master double bedroom has a door with an opening width of 78cm. The room is carpeted and measures 3.2M by 5.7M. The double bed has a mattress height of 60cm and the spaces around the bed are 1.6M to the left and 2.2M to the right. The room contains two bedside tables, a chest of drawers, a wardrobe and two chairs. There is also a wall mounted flat screen TV.

The master bedroom has an en suite shower room. The door has a clear opening of 72cm. The room has a tiled floor and measures 1.1M by 4.2M. The room contains a WC, a wash basin and a walk in shower. The shower measures 1.1M by 1.2M internally and has a door opening of 48cm. The floor into the shower has level floor access.

Access to the first floor is via the stairs off the ground floor hallway. There are thirteen carpeted steps up to the first floor. The stairway has a clear width of 83cm. The steps are 20cm high. There is a handrail to the left at 1M. The stairs lead into the first floor open plan kitchen and lounge.

First Floor

The large open plan first floor area contains a kitchen, dining and lounge areas. The space has double height ceilings and exposed timber beams and trusses.

The kitchen has a stone floor and measures 3.5M by 5.7M. The kitchen has a number of wall and floor cupboards and has a laminate worktop at 92cm high. The dishwasher is under the worktop and the microwave and electric hob sit on top of the worktop. The built in electric oven has handle heights of 1.2M and 1.5M. There is a tall freestanding fridge freezer.

The dining and lounge areas have laminate flooring and measures 6M by 11.5M. The dining area contains a table with a height of 78cm and has seating for 8. The lounge area contains three large sofas, a single armchair and a coffee table. There is a large wall mounted flat screen TV and a unit below that houses the TV receiver and a selection of DVD’s. There is a modern log burner that sits on a stone hearth.

Outside Facilities

The property has shared use of the following:

The indoor swimming pool is accessed via the front courtyard. There is a stone patio area outside the pool house that measures 3.5M by 20M. The patio contains a table and four chairs. The pool house is accessed via a pair of outward opening French doors, which have a clear opening width of 1.2M. The lever handle and lock are around 1.2M from floor level. There is a 15cm step up into the pool house. The pool house has a tiled floor throughout and is leads into the changing rooms. There are male and female changing rooms and each contain a shower enclosure at 80cm by 80cm and a separate WC, accessed through doors that are 72cm wide. The space at the side of the pool measures 2.4M by 14.5M. The swimming pool measures 5M by 10M, has a shallow end of 1.2M and a deep end of 1.8M. There are six steps down into the pool. The steps are 75cm wide and each step is 14cm high.

The outdoor tennis court is located behind the pool house and is accessed via a path to the left of the pool house. The path narrows in places to 1M wide. The path leads to a tarmac driveway which leads down to the tennis court.

The large games room has double height ceilings with exposed timber beams and feature brickwork walling. The games room houses table tennis, table football and has a number of seats.
