ACCESS STATEMENT
Hurdles Cottage is a charming barn conversion over two floors with front and back views across the countryside.
Arrival and Car Parking
Access to the property is through double metal gates with a clear opening of 4.6M. This leads to a large gravelled courtyard which provides ample parking for all four barn conversions within this development. The parking spaces are block paved.
Entrance
Access to the front door is via the front patio area. There are two 23cm steps up to the flagstone patio, which measures 12M x 3.5M. The patio contains a table with four chairs. The inward opening timber stable door gives access to the house. The door has a clear opening width of 72cm and there is a 24cm step up into the property. The 5 lever door lock and handle are 1.4M from floor level.
Ground Floor
Most of the internal timber doors in this property have lever door handles and are all around 1M from floor level. The radiators throughout the property are heated by a biomass burner located to the rear of the property.
The main entrance door opens into the large open plan kitchen and lounge area. The kitchen has a stone floor and measures 3.7M by 6M. The kitchen has a number of wall and floor cupboards and has a laminate worktop at 92cm high. The dishwasher and washing machine are under the worktop and the microwave and electric hob sit on top of the worktop. The built in electric oven has handle heights of 115cm and 145cm. There is a tall built in fridge freezer. There is an under stairs storage cupboard.
The kitchen contains a locked door that connects to The Old Barn, which is the next door property. The door has a clear opening width of 78cm.
The lounge is accessed via an open archway with a clear opening width of 1.9M. The room is carpeted and measures 5.7M by 5.9M. The room contains a large sofa and two armchairs. There is a wall mounted flat screen TV and a unit below, which houses the TV receiver. There are two loose rugs on the floor. The room has a modern log burner that sits on a stone hearth. The lounge also contains a dining table with a height of 75cm and six chairs. There is plenty of space around the table and at the narrowest point there is a gap of 75cm.
The lounge contains a locked door that connects to Hurdles Cottage, which is the next door property. The door has a clear opening width of 72cm.
Access to the first floor is via the kitchen area. There are fourteen timber steps up to the first floor. The stairs have a clear width of 80cm and spindles and handrails on the right at 98cm from floor level. The height of each step is 20cm. There are five steps that lead to a half turn and a further nine steps to the first floor landing.
First floor
All rooms on the first floor have double height ceilings and exposed timber beams and trusses.
The first floor landing has varnished floorboards and measures 1.6M by 1.6M. The landing leads to the following rooms:
The double bedroom is accessed through a door with an opening width of 78cm. The room is carpeted and measures 5.6M by 5.7M. The mattress height is 55cm. The space around the bed is 1.8M to the left and 2.3M to the right side. The room contains a chest of drawers, two bedside tables and a chair. There is a built in cupboard which provides hanging space. A flat screen TV is mounted on the exposed timber truss at the foot of the bed.

The indoor swimming pool is accessed via the front courtyard. There is a stone patio area outside the pool house that measures 3.5M by 20M. The patio contains a table and four chairs and a gas barbeque. The pool house is accessed via a pair of outward opening French doors, which have a clear opening width of 1.2M. The lever handle and lock are around 1.2M from floor level. There is a 15cm step up into the pool house. The pool house has a tiled floor throughout and is leads into the changing rooms. There are male and female changing rooms and each contain a shower enclosure at 80cm by 80cm and a separate WC, accessed through doors that are 72cm wide. The space at the side of the pool measures 2.4M by 14.5M. The swimming pool measures 5M by 10M, has a shallow end of 1.2M and a deep end of 1.8M. There are six steps down into the pool. The steps are 75cm wide and each step is 14cm high.
The outdoor tennis court is located behind the pool house and is accessed via a path to the left of the pool house. The path narrows in places to 1M wide. The path leads to a tarmac driveway which leads down to the tennis court.
The large games room has double height ceilings with exposed timber beams and feature brickwork walling. The games room houses table tennis, table football and has a number of seats.
