A former school house, it has been carefully renovated and furnished to offer luxury, two bedroom accommodation in this charming village - plus you can hear the steam train when it stops at the station!

Limber View is a gorgeous holiday cottage with everything you need

Highly recommended for a family of four wanting to visit the area. The place was cleaned to the new Covid standard and the extra measures put in place meant we felt very safe and well cared for. Amazing views from the cottage and the steam train running daily from the village. The cottage is perfectly located for visiting Whitby and the surrounding coastline and of course Dalby forest. Take your walking shoes and bikes!



Ground Floor
Approached via stone steps with a pretty rockery garden to the front, the cottage has an entrance hall and downstairs cloaks/WC. The sitting room has large windows that look out over the valley – the sunsets are stunning – and there is a TV/Freeview and Blu-ray player together with comfortable seating. The kitchen is immaculate, painted cream, with luxe granite work surfaces; well-equipped, it has an electric oven and hob, a second oven/microwave, dishwasher and washer/dryer. There is a dining area, so families and friends can sit and enjoy a glass of wine, and the cook can have company whilst in the kitchen!

First Floor
The first floor offers two bedrooms, both en-suite, and both having lovely views over the valley. The double bedroom has a double bed and an en-suite shower room with shower, WC and hand wash basin. The twin bedroom has two full size single beds, plus an en-suite bathroom, which includes a bath, shower over, WC and hand wash basin.

You can sit and enjoy the wondrous views outside, with a table and chairs to have al fresco meals – or a morning cuppa - whilst relaxing. The property is surrounded by gorgeous rolling countryside. Grosmont is lovely with its local inn, cafes, art gallery and the famous steam railway with Whitby, and the coast, a ten minute drive.




The pretty village of Grosmont sits at the junction of the River Esk and Murk Esk in the midst of striking North Yorkshire Moors scenery. The area is characterised by its narrow roads, steep hills and scenic views over valleys of patchwork fields and wide-open expanses of moorland. Grosmont itself lies in the ‘Heartbeat Country’ and is famous for being the home of the North York Moors Steam Railway. The Railway has been preserved and run by enthusiasts since 1973 and today carries upwards of 300,000 passengers a year. The village has a general store, post office, book shop, art gallery, cafes and a pub. It makes a great base for exploring the many pretty farming villages along the Esk Valley and the wider North York Moors National Park, as well as the North Yorkshire Coastline with characterful harbour towns and villages.

GROSMONT Grosmont is a charming village with the famous railway station through which you can watch the steam trains travel through – why not enjoy a ride and visit Whitby in one direction or Pickering in the other? There’s also a dining car at certain times of year which is a gastronomic delight! There’s a small Co-operative supermarket nearby plus lovely tea rooms and the village pub.

NORTH YORK MOORS The cottage is on the edge of the beautiful North York Moors – perfect for hiking or even going cycling in Dalby Forest.

The moorland is home to wildlife and is fantastic at every season – whether it’s wearing it’s vibrant green coat or purple heather.

At certain times a year there are star gazing festivals – well worth a visit.

Neighbouring villages are picturesque and are home to many country inns, some of which boast award winning dining experiences.

WHITBY MUSEUM There’s many great exhibits that show the vast history Whitby really has.

WHITBY ABBEY Situated on the top of Whitby’s East Cliff, it’s one of the most popular tourist destinations in the seaside town.

ST MARY'S CHURCH Climb the famous 199 steps for glorious views of the harbour and the town of Whitby.

CAPTAIN COOK MEMORIAL MUSEUM A wide range of art exhibitions on a regular basis or enjoy a tour of being informed on Captain Cook’s voyages of discovery.

Limber View Access Statement
Limber View is located in the village of Grosmont, some 7 miles from the centre of Whitby. The living room has fabulous views over the Esk Valley towards Limber Hill. The property is fully fitted to a Tourist Board assessed 4 star Gold standard. On the first floor there are two en-suite bedrooms, one being a double bedded room ensuite with a shower and the other a twin bedded room that is en-suite with a bath with shower over.

The access to the property from the car park is up Ings Terrace and then via 9 steps or the disability access ramp onto the patio. There is a 21cm step and a 20cm threshold step to enter the property. There is a staircase from the living room to the upstairs with 18 steps. We would consider this property inappropriate for most people with disabilities. (But please see one of our other properties, Sunday Cottage.)

• Ings Terrace is off Front Street, halfway up the bank on the left, when you leave Grosmont railway station.
• Front Street is a steep road with a gradient of 25%. Ings terrace has a 1 in 8 gradient.
• Grosmont station is the northern station on the North Yorkshire Moors Railway and also on the national railway Esk Valley Railway line.
• The nearest bus stop is at the railway station and is the Esk Valley hopper that travels hourly from Whitby to North Yorkshire Moors National Parks Centre at Danby.

• There is no public phone at Limber View .Vodafone reception is good but other mobile networks are very limited.
Car Parking and Arrival
• Limber View has a parking space for one car which is designated by a sign. If you bring more than one car, we would respectfully ask you to park the second vehicle in the public car park at the railway station or further up the village,and respect the parking on Ings Terrace which is for the local residents of Ings Terrace only.
• The outside area has a light that is on a timer.
• On confirmation of the booking we will supply you with how you can collect the entrance key for the property
• The bedrooms and staircases have securely fitted carpet. The rest of the property has wood effect floor tiles
• All the rooms are well lit with ceiling mounted lights using LED low energy bulbs.
• Limber View is heated by underfloor heating and is controlled by room thermostats. The system takes a little while to heat up and start giving off heat, so we recommend small thermostat adjustments.
• There are instructions for most of the appliances in the property in the information folder which is in the living room.

Double Bedroom
• Door width is 70cm and is a fire door equipped with intumescent strips for your enhanced safety.
• The bed is a double size bed (4 ft 6 inches).
• Bed height of 65cm from the floor to the top of the mattress.
• The bedside tables are 67cm high
• The wardrobe rail is 174cm from the floor
• The room is lit by ceiling mounted LED lights with bed side table
The bedroom is en-suite with a shower room
• Door width 71cm
• The shower enclosure measures 95cm x 75cm with an opening of 44cm
• It has a 17cm raised lip into the shower
• Toilet seat height 41cm
• The sink is on a pedestal at a height of 82cm
• The tap is a single lever tap
• The floor is tiled with a good colour contrast to the tiled walls.
• The lighting is supplied from track lighting with a mirror light which is equipped with a de-mister pad and shaver socket. This is turned on by passing your hand underneath the mirror and turns off when you turn the bathroom lights off.

Living space
• The staircase is lit with tread lights that are turned on by the light switch on the left hand side of the bottom stair and at the top left hand side of the stairs on the wall.
• The living area is lit by track spot lights and table lamps.
• The worktop height is 92cm
• The electric oven has a drop down door and the controls are set at a height of 115cm from the floor
• Above this is the combination oven/microwave with the controls sat 147cm from the floor.
• The sink is at work top height with a dual lever tap.
• There is a freestanding fridge-freezer
• There is also a washer/dryer.
• A 10 place setting dishwasher is also under the worktop.
• A starter amount of dishwasher tablets, rinse aid and dishwasher salt as well as washing up liquid is provided under the sink.
• The extractor fan is mounted above the hob with the controls at a height of 170cm from the floor
• The hob has a safety locking system that operates and alarms if anything is placed on the hob. This is switched off by touching near the padlock symbol that is lit.
• The main control switches for all these appliances are located in the adjacent cupboards to the corresponding appliances.
Dining area
• There is a dining table at 79cm high
• The seating is made from the original Chapel pews and the seat bases are 44cm from the ground
Lounge Area
• The television is a digital Freesat unit so not only can you get TV channels you can also get some digital radio stations. It is operated by remote control.
• We have also provided a remote controlled DVD player on which you can also play your own musical CD's.
• There is a three seater settee, and two single chairs.
• A coffee table is provided along with a range of side tables
• This is situated in the entrance hall and has a door width of 70cm
• Toilet seat height of 41cm and basin height of 84cm with a single lever tap
• There are coat hooks in here for your outer wear.
• The tall cupboard in the kitchen next to the oven, stores the iron and ironing board, airer, vacuum, sweeping brush and mop and bucket
Patio area
• There is a bench on the patio area out side the front door which is for your sole use.
• There is also table and benches outside the kitchen window which is also solely for you
• Limber View has both smoke and heat detectors with alarms. They are tested regularly and should not be ignored unless you burn the toast.
• The main water stop tap is under the kitchen sink.
• The electric system is checked yearly by a qualified electrician.
• The main electrical distribution board is in the cupboard next to the front door and the electrical circuit breakers can be re-set here. Please do not reset a breaker more that three times. If a circuit breaker keeps tripping please contact the owners or the booking agents and we will get an electrician to attend the property as soon as possible.
• All the small electrical appliances that are not hard wired are either new or are PAT tested yearly.
• The property is none smoking throughout.
• A Fire Blanket is provided and is located next to the fridge-freezer.
• The First Aid Box can be found on top of the fridge-freezer.
• A Torch & Fire Extinguisher are located on the shelf opposite the front door.
• All the opening windows on the ground floor and first floor are classified as fire escape windows.
Please don't
• Play ball games on the patios, or the parking area. There is a sports field at the far end of the village (past the station, under the railway bridge and on the left). There is a fenced tennis court, football pitch in autumn/ winter and a cricket pitch in the summer.
• Use the road at the rear of the properties on Front Street, leading down to the station. It is a private road and the people that own it have requested that we ask our residents not to use it in a motor vehicle, but access by foot is permitted.
• Bring your pets. They are not allowed in Limber View.

We had a wonderful holiday with friends at Limber View. The property was everything we hoped it would be, very comfortable, warm and clean. It was well furnished and the kitchen was well provided including freezer, dishwasher, microwave etc. The property was ideally located for walking in the moors and dales, sight seeing and the North York Moors Heritage Railway. It was also close enough to the coast. We had a great holiday.

The cottage is excellent and had everything we needed. The only thing that wasn't mentioned by Sykes and is important is the very steep hill which made it impossible for us to walk to the village shop and pub.

All the fixtures and fittings were of a very high standard. The kitchen was well equipped. It was easy to get to and a good centre to explore the local area. Our stay at Limber View was excellent the place was clean and welcoming with a drink and cake provided. The place was fully equiped with everything you needed. The only hic-up being parking for only one car that was not so much the issue but finding a safe place to park the second car for a week. We felt the village car park was not 100% safe being on the edge of the village. We did find a more safe place to park after speaking to the staff at the Steam Railway Station they said we could park in their carpar, no need to get a daily ticket just give a donation to the railway. One car parked safely for the week we went on to have a great holiday. Views from the house were great and the many places visited. We have been to the North Yorkshire Moors for hoildays many times but we still found places and narrow lanes, fords. In all a wonderful holiday, we would visit again.

Excellent two bedroom accommodation close to Whitby in a special valley. All facilities of a high standard, very clean and nothing lacking. Large lounge windows with splendid view across the valley. Would certainly make a return visit it holidaying again in the area.

Excellent base to explore the area. We managed Whitby, Robin Hood's Bay, Scarborough, Sandsend, Malton, Durham, York and Helmsley in the week we were there. Well appointed holiady cottage with a great kitchen area, comfortable bedrooms/lounge and bathrooms aplenty. Grosmont is lovely too, but only thing to be wary of is if you don't like driving down narrow/twisty roads, this place probably isn't for you! If you can handle that, it's a truly wonderful place to stay. The welcome gifts from the owners (cake, milk, wine - three life essentials obviously) was also a very thoughtful touch. View from the front is also spectacular. We definitely want to explore the area more (discovered some family links on the Yorkshire/Durham borders), so when we do get back up to visit the area, would be delighted to stay here again.

Limber View is a lovely well appointed cottage, well equipped, well decorated and stunning views- but with one major problem - the bed. The bed is described as king size but is actually a small double. Worse, it very uncomfortable and mattress is of poor quality. We had achy backs and did not sleep well - a major component of a holiday. We would love to stay in this cottage again but would not do so unless there was new mattresses. The owner did provide a single foam mattress topper for us which marginally improved things but did not mask the real problem of the mattress. Such a shame when everything else was of high quality.

Limber View is beautifully appointed and very well equipped. It is decorated and furnished to a very high standard and it was a perfect home-from-home for us. It's in a very peaceful location and it was lovely to lie in bed and listen to the owls at night. Whilst staying in Grosmont, we visited the following locations: Falling Foss Waterfall and Tea Garden Mallyan Spout Waterfall Goathland Thirsk Whitby & Whitby Abbey Staithes Runswick Bay Robin Hood's Bay The only information that may have been helpful is where to find the nearest petrol station and supermarket. We found them easily with our mobile phones but the mobile signal and roaming internet access is not always reliable when out and about and we didn't see many petrol stations in the area.

The cottage was very well equipped and had lovely views. Being close to the steam trains was a bonus . We did find the bed a bit too firm and missed the cushions on the kitchen benches , but these should be there now . The owner was very helpful when we needed help printing tickets for our RSPB boat trip at Bridlington , (that is to be recommended.!) We enjoyed doing alms in this beautiful part of Yorkshire .

Because of Covid19 some soft furnishings had been removed but that did not detract from the general cosiness of the cottage. The cottage was very well equipped and had everything we needed plus a big thank you to the owners for the welcoming bottle of wine, cake, milk, tea and coffee. The flowers also were a lovely touch. Grosmont a good location for easy access to coast and countrside. The only disappointment was that the steam trains were not running for passengers until 17 May but we did manage to see them in action getting ready for their first trip out in many months.

We have had another lovely stay at Limber View. Travelled very light this time as cottage is so well-equipped. Only a short say but enjoyed he walk back from Goathland Station - via the Old School House Cafe which does lovely food and cakes. Can recommend Robin Hood Bay for a lovely long walk and Whitby is a wonderful place for a wander. Lots of beautiful scenery to photograph/paint. The Station Tavern does a lovely meat pie and The Station does a good cheap and cheerful breakfast. All in all a wonderful relaxing break. Thank you for a lovely stay and the welcome package. (Magpie Cafe in Whitby does lovely fish and chips - but it does get busy!)
