A fabulous Chapel conversion providing luxury three bedroom accommodation in this charming village surrounded by open countryside. A former Wesleyan chapel, it has been converted to be a wonderful holiday cottage with great skill and love to retain the character of a period building combined with modern day luxury. Ideal for a family or couples, this superb cottage is located in the heart of the village - you can hear the steam train!

Layout

Ground Floor
On the ground floor is an entrance hallway and a single bedroom with en-suite shower room. There is also a twin bedroom with en-suite bathroom with bath, shower over, WC and hand wash basin. Also on this floor is a double bedroom with king size bed and lovely en-suite shower room with shower, WC and hand wash basin.

First Floor
A central staircase leads to the first floor with spacious open plan living area including a sitting room area with large TV/DVD, a stylish, fully equipped kitchen with granite work surfaces and breakfast bar, electric hob and oven, microwave, dishwasher, combined washing machine/dryer, fridge, separate freezer.

Outside
There are arched doors lead to a raised gantry which goes down to a lovely courtyard area with seating. There is also additional paved area to the front with seating.

The pretty village of Grosmont sits at the junction of the River Esk and Murk Esk in the midst of striking North Yorkshire Moors scenery. The area is characterised by its narrow roads, steep hills and scenic views over valleys of patchwork fields and wide-open expanses of moorland. Grosmont itself lies in the ‘Heartbeat Country’ and is famous for being the home of the North York Moors Steam Railway. The Railway has been preserved and run by enthusiasts since 1973 and today carries upwards of 300,000 passengers a year. The village has a general store, post office, book shop, art gallery, cafes and a pub. It makes a great base for exploring the many pretty farming villages along the Esk Valley and the wider North York Moors National Park, as well as the North Yorkshire Coastline with characterful harbour towns and villages.

NORTH YORK MOORS The cottage is on the edge of the beautiful North York Moors – perfect for hiking or even going cycling in Dalby Forest.

The moorland is home to wildlife and is fantastic at every season – whether it’s wearing it’s vibrant green coat or purple heather.

At certain times a year there are star gazing festivals – well worth a visit.

Preachers Rest Access Statement
Preachers Rest is located in the village of Grosmont, some 7 miles from the centre of Whitby. The property is configured upside down with the bedrooms on the ground floor and living space on the first floor. The living space is open plan with a kitchen area, a dining area, and a living room area. The property is fully fitted to a Tourist Board assessed 5 star standard. On the ground floor are three en-suite bedrooms, one being a king size bedroom, en-suite with a shower, a twin bedded room that is en-suite with a bath with shower over and a single bedded room en-suite with a shower.

The access to the property from the car park is via 9 steps onto the patio, then turn right, then left and Preachers Rest is ahead. On entering the property there is a hallway with a 90 degree turn onto another hallway where there are 4 steps with a handrail to the left hand side, up to the bedroom level and then a staircase of 14 steps to the living area. We would consider this property inappropriate for most people with disabilities. (But please see one of our other properties, Sunday Cottage).

• Ings Terrace is off Front Street, half-way up the bank on the left,when you leave Grosmont railway station.
• Front Street is a steep road with a gradiant of 25%. Ings Terrace has a 1 in 8 slope.
• Grosmont station is the northern station on the North Yorkshire Moors Railway and also on the national railway Esk Valley railway line.
• The nearest bus stop is at the railway station and is the Esk Valley hopper that travels hourly from Whitby to the North Yorkshire Moors National Parks Centre in Danby.

• There is no public phone at Preachers Rest, Vodafone reception is good but other mobile networks are very limited.
Car Parking and Arrival
• Preachers Rest has a parking space for one car which is designated with a sign. If you bring more then one car we would respectfully ask you to park the second vehicle in the public car park at the railway station and respect the parking on Ings Terrace which is for the local residents only.
• From the car park area there are 9 steps to a patio area. At the top of the steps turn right and the property is to the left at the rear of the chapel.
• When you enter the property there is a 60cm Threshold
• The outside area has a light that is on a timer.
• On confirmation of the booking we will supply you with how you can collect the entrance key for the property
General
• The bedrooms and staircases have securely fitted carpet. The rest of the property has wood effect floor tiles
• All the rooms are well lit with ceiling mounted lights using LED low energy bulbs.
• Preachers Rest is heated by underfloor heating and is controlled by room thermostats. The system takes a little while to heat up and start giving off heat, so we recommend small thermostat adjustments.
• There are instructions for most of appliances in the property in the information folder which is in the living room.

Single bedroom
• This bedroom is on the right immediately on entering the front door.

Living space
• The living space is accessed via the staircase which has 14 steps.
• The staircase is lit with tread lights that are turned on by the light switch on the left hand side of the bottom stair and in the left hand newel post as you get into the living space.
• For your convenience there are the same type of lights mounted under the breakfast bar that come on with the stair lights, which will light your way to the main light switch mounted on the main wall opposite the top of the stairs.
• The living area is lit by track spot lights and table lamps.
Kitchen
• The worktop height is 90cm
• The electric oven has a drop down door and the controls are set at a height of 90cm
• Above this is the combination oven/microwave with the controls sat 130cm from the floor.
• The sink is at work top height with a dual lever tap.
• There is an under counter fridge and an under counter freezer
• There is also a washer/dryer.
• A 10 place setting dishwasher is also under the worktop.
• A starter amount of dishwasher tablets, rinse aid and dishwasher salt as well as washing up liquid is provided in the cupboard under the sink.
• The extractor fan is switched on by using the push button on the fan housing at the rear of the hob. The extractor rises out of the work top.
• The hob has a safety locking system that operates and alarms if anything is placed on the hob. This is switched off by touching the padlock symbol that is lit.
• The main control switches for all these appliances are located in the adjacent cupboards to the corresponding appliances.
• The kitchen has two breakfast bar areas with seating.
Dining area
• The dining table is 77cm high
• Please do not lift the pew benches by their decorative brass fitments on the ends. These were once umbrella holders. The pews are very heavy and umbrella handles are very weak.
Lounge Area
• The television is a digital Freesat unit, so not only can you get TV channels you can also get some digital radio stations. It is operated by remote control.
• We have also provided a remote controlled DVD player on which you can also play musical CD's so you can play your own DVD's or CD's.
• There are two, two seater settees and one single chair.
• The lower side windows have blackout blinds which just pull down.
• A coffee a table is provided along with a range of side tables
• There is a door which leads to your exclusive patio area via a walkway. This can be used as a means of escape in case of fire.
Cupboards
• There are two cupboards on the bedroom level floor.
• The one opposite the king size bedroom door stores the iron and ironing board, airer, sweeping brush and mop and bucket. The vacuum can also be found here.
• The cupboard on the bedroom half landing next to the stairs has coat hooks in it for your outdoor wear.
Patio area
• There are benches and table on the patio area which is solely for your use.
Safety
• Preachers Rest has both smoke and heat detectors with alarms. They are tested regularly and should not be ignored unless you burn the toast.
• The main water stop tap is under the kitchen sink.
• The electric system is checked yearly by a qualified electrician.
• The main electrical distribution board is in the cupboard next to the front door and the electrical circuit breakers can be re-set here. Please do not reset a breaker more than three times. If a circuit breaker keeps tripping please contact the owners or the booking agents and we will get an electrician to attend the property as soon as possible.
• All the small electrical appliances that are not hard wired are either new or are PAT tested yearly.
• The property is none smoking throughout.
• A Fire Blanket and First Aid box are provided and are located to the left of the microwave.
• A Torch & Fire Extinguisher are located on the boxing at the bottom of the stairs.
• All the opening windows on the ground floor and first floor are classified as fire escape windows.
Please don't
• Play ball games on the patios, or the parking area. There is a sports field at the far end of the village (past the station, under the railway bridge and on the left) where there is a fenced tennis court, football pitch in autumn/ winter and a cricket pitch in the summer.
• Use the road at the rear of the properties on Front Street, leading down to the station. This is a private road and the people that own it have requested that we ask our residents not to use it in a motor vehicle, but foot access is permitted.
• Bring your pet, they are not allowed in Preachers Rest.

Overall we found Preacher's Rest to be a comfortable, clean and well-appointed rental property that suited us as a family of two adults and two children. The property had everything we needed for our stay and it was kind of the owners to leave us some fresh milk and a cake to welcome us. It is a fascinating property, being the rear part of a converted chapel, and Grosmont is a quiet little moors village, with a station on the heritage North York Moors railway. It is well located for hiking and exploring the Moors and very close to the towns of Whitby and Pickering. We did not have any issues with wi-fi reception apart from in the single bedded room, where it was patchy. The open plan top floor, featuring kitchen, dining and living area, is airy, light, warm and welcoming and the star of the show. The twin bedded and single bedded bedroom are small, but this can be noted from photos. In terms of room for improvement we can not fault very much, just the following: we found the mattresses to be a bit uncomfortable; the en-suite to the twin bedded room has an unpleasant smell (possibly a drainage issue); with no access to an airing cupboard and no heated towel rail in the property then it meant towels stayed very wet during our visit. Even though we visited in the height of Summer, the bedrooms remained quite cold while the upstairs living area was very warm indeed. Overall we had a very pleasant stay in this comfortable and well apppointed accommodation in a lovely location in the North York Moors.

Wonderful Yorkshire, wonderful weather and most importantly wonderful Preachers Rest. One of the nicest holiday rentals we have stayed in. The upstairs living area and kitchen were enchanting with WiFi being spot on (no problems experienced even with 4 using WiFi at the same time!). All beds were comfortable and plenty of towels provided for our use. A thoroughly well thought out property and a delight to stay in. The holiday particulars should mention the steep steps up from the car parking area and that the property is over 3 floors... The 3rd and smallest bedroom was at the entrance alone on a lower level away from the other 2 bedrooms down a corridoor. This was fine for us being all adults, but might not be suitable if a young child has to sleep there away from all others! SUGGESTION: Another saucepan (or 2) would have made all the difference when cooking a meal for 4/5. Only 2 provided. Also, kitchen serving spoon with holes in - difficult to get poached eggs out without one. Would highly recommend staying here. We loved it and were sad to leave. EXTRA NOTE: If taking a second car there is a car park at the station charging £5 per day (for 24 hours). This itself is not a problem, but sadly this daily charge runs from 12 midnight and states that should a car be in the car park for more than 5 consecutive days it will be towed away. Not very helpful from whoever owns the car park!

Preacher's Rest is an excellent holiday rental in a beautiful location. There is plenty of space inside and the property was recently decorated and was very clean. The welcome pack of milk, tea, coffee, sugar and fruit cake (Yorkshire Brack) was excellent, and exceptionally helpful after a long drive. As well as the welcome pack we had toilet roll in each en suite, plenty of towels, bedding, washing up supplies, dishwasher tablets, and so on. A lot more than you get in many holiday rentals. Supermarkets do deliver here and we had no problem in getting a Tesco delivery on the day of arrival. There is a basic shop in the village but a better option is the Sainsbury or Aldi in Whitby which is a short drive away. Further afield there are places like Helmsley that have a good selection of local bakers, butchers and so on. Some reviews mentioned problems in the past with the wi-fi. There was certainly nothing wrong with the wi-fi when we visited and the TV had no issues picking up the internet for the iPlayer or YouTube. The owner was very friendly and helped us out with a problem with our car which he certainly didn't have to do. As stated in the description there is parking for one vehicle outside the property. The train station car park which is for other vehicles is a short walk down the hill. There are some steps up to the property and a good number of stairs inside the property as it is on three floors. I believe the owners have a disability friendly rental on the same site, so it would be worth checking that if you would find stairs an issue.

We had a lovely few days at Preachers Rest. The place was spotless and had everything we wanted. The only thing that was not perfect was the poor TV reception and average WiFi but this didn't bother us. We would thoroughly recommend it.

Preacher’s Rest is one of two holiday lets in a converted chapel. The chapel is set into a hill. Preacher’s Rest is at the back, facing the hill and another property above it. On either side are further properties. There is a steep incline leading to the chapel and a set of steps to get to the entrance which makes it unsuitable for people with mobility issues or the elderly. This information is missing from the description for this property. The upper floor of the property with the kitchen/dining and living area is lovely, bright, airy and modern. It has everything needed. The flowers, cake and milk on arrival were a kind and welcome gesture. Wifi and TV reception was excellent. The sofas were comfortable and the doors that open out to the gantry and the patio is a nice touch. Because this property is at the back of the chapel, walls surround it at ground floor window level. It makes the ground floor feel dark and more like a basement. The holiday lets next door look directly into the main bedroom. This made us feel uncomfortable getting dressed or undressed without the curtains closed. All three bedrooms are small. The single bedroom only takes a single bed from wall to wall, and the window cannot be opened. It is a tight squeeze in the bedrooms between the bed and the walls. In both double bedrooms there is a shelf protruding from a wall which you bump into when trying to squeeze past, particularly in the night. The bed in the main bedroom is not king size, it is a normal double bed. The mattresses are not the best quality. We had issues with the standard of cleaning in the bathrooms. We arrived to find mould on tiles and grouting in two of the bathrooms. There was dark mould and scum on the shower hose and in the bottom tracks of the shower. This came loose when we first ran the water, which was unpleasant. The owner came with the cleaner for a second clean but the dirt on the shower hose and some of the mould on the grouting was still overlooked. We couldn’t be bothered to call them out again because we wanted to enjoy our holiday, so I removed the remaining dirt in the main bathroom myself. The drain cover for this property is situated just outside the main bedroom window and on a couple of occasions when it was sunny there was a strong sewage smell coming from the drains. The second bathroom at this property has a half-sized bath tub and no window. This isn’t mentioned in the description. The picture shows a bathroom with a window. This should be corrected as it is misleading. The plastic strip which acts as a seal between the glass bath screen and the bath in this bathroom has not been cleaned for a long time. There is mould on the tiles and grout above the bath. We did notice a large number of sparrows nesting under the roof on the main bedroom side. We loved the birds and their noise but occupants of the neighbouring holiday lets pointed out the bird droppings on the wall and bathroom window of the chapel. We made the owner aware of a wasp nest under the roof tiles, next to the upper windows. We couldn’t open the windows on this side of the upper floor due to wasps immediately entering the kitchen area. Although the idea of the chapel conversion is nice and the upper floor was lovely, we wouldn’t feel comfortable enough to come back for another visit.

Our second visit to this fabulous Chapel conversion. Previously we stayed at Chapel-on-the-Hill. They are both perfect; everything (and more) you could possibly want. Thank you for the welcome of milk, wine, gorgeous tarts and the lovely flowers. We've had a great week.
Had a lovely late summer 3 night stay in this beautiful property with our train-mad two year old! When we booked, we didn't even realised Grosmont had a train station....so imagine his jublilation when he not only saw the beautiful station and steam trains but also a 'choo choo' tunnel you can walk through leading to a train shed and shop complete with model railway! We caught a train to Whitby, visited Sandsend and also Robin Hood's Bay which is a beautiful place. Very impressed with the accommodation - the owners have done an amazing job and seemingly have thought of EVERYTHING! Until next time...
