An ideal holiday retreat to relax and get away from it all, Seawinds has been lovingly decorated and provides flexibility, with a ground floor bedroom - we love the conservatory overlooking the garden to sit back and relax in - glorious!

Layout

Ground Floor
The kitchen has a breakfast bar - you can enjoy breakfast or your morning coffee whilst enjoying the views - and is equipped with an electric oven and hob, microwave and washing machine/dryer.

From the inner hallway, there is a formal dining room with table and chairs to comfortably sit six people to enjoy meals together whilst reliving the day's adventures - isn't that what holidays are all about?

There is a lovely sitting room, with accents of duck egg blue, with a wood burning stove - so cosy in the cooler months - plus TV and DVD player, with comfortable seating to sit back and relax.

There is a smart ground floor double bedroom with views over the garden and also a ground floor bathroom with bath and shower attachment, separate shower cubicle, WC and hand wash basin.

The good size conservatory overlooks the garden and is light and airy with comfortable seating to sit and relax or read.

The enclosed garden is very pretty with a lawn, terrace - a perfect place to take your glass of wine before dinner and sit and enjoy the sunset - and well-stocked borders, with views over open fields and across to woodland.

First Floor

This floor has two more bedrooms - a superb, large master bedroom with a king size bed - plus a cot bed is available for a small child - this charming bedroom has long-distance views over the gardens and countryside and across to the sea and Ravenscar.

There is also a smart twin bedroom that has two full size 3' single beds (which are zip and link and can be made into a 6' bed if required), again with wonderful views. A convenient WC with hand wash basin is also located on this floor.

Outside

To the outside at the front are well-stocked borders with shrubs; to the rear are pretty, enclosed gardens with a terrace to sit and enjoy drinks outside and take in the spectacular views.

ROBIN HOOD’S BAY

Seawinds is located in the small village of Raw on the outskirts of Fylingthorpe, Nr Robin Hood's Bay.

As a three generation family we appreciated the ground floor bedroom which grandparents used, leaving the children and grandchildren to the first floor

The enclosed garden was great for our 1 and 3 year old - the only problem there was the small drop by the trellising which we had to be careful of. We liked the inclusion of children's plastic plates, bowls and cups, though there was only one set of cutlery of a smaller size. We requested a cot and high chair at the booking stage which we read was available - I'm not sure that was on the booking confirmation or later correspondence. The twin beds were a little on the high side for a 3 year old but we overcame that by moving the mattress to the floor. All rooms were of a good size and the kitchen was well equipped, barring a dish washer. All instruction manuals for equipment were available. Parking spaces for two cars was good. The narrow road to the property was fine to drive along - not much traffic came by giving us a lovely peaceful week. Views were lovely.

ROBIN HOOD'S BAY VILLAGE The village amenities are superb and a perfect base for enjoying the Yorkshire Coast.

There are many traditional shops and several great little boutiques.

ROBIN HOOD'S BAY DINING For dinner, head down to the very romantic Bramblewick Bistro, or the nautically themed Smugglers Inn opposite.

There are also several good pubs in the village with pub grub! Take advantage of the well-stocked local stores.

THE COAST Much like its Cornish counterpart, the Yorkshire coastline is a heady mix of rugged cliff tops, peaceful bays and pretty fishing villages.

Proper bucket ’n spade territory! COASTAL VILLAGES It is also well worth striking out to sample the other coastal villages.

Sandsend, Staithes and Runswick Bay are all within easy driving distance and each have their own unique charm.

CLIFF-TOP WALKS All holidaymakers will love the beach but serious walkers will enjoy the long distance trail that passes through the Cleveland Way, the Lyke Wake Walk and the Coast to Coast walks which all take in Robin Hood’s Bay.

ACCESS STATEMENT FOR SEAWINDS, RAW, WHITBY, NORTH YORKSHIRE, YO22 4PP

‘Seawinds’ is a two storey stone built bungalow constructed in the 1970’s. It has a garage next to the driveway which is used for storage and access is sometimes required by the owners. Therefore please do not park directly in front of the garage door.

DIRECTIONS TO SEAWINDS To access the property by car via Whitby on the A171 after you pass through Hawsker, approximately ¼ of a mile on the left you will see signposted ‘High Normanby ½ mile/Raw 1 mile’. Take this left turn and proceed down the lane, leading down the hill and past the Raw Animal Sanctuary situated on a sharp bend. Continue down the bank towards the lower end where on the right hand side you will see Seawinds with a green garage door. Please park on the drive.

To access the property from Scarborough on the A171 head towards Whitby (ignoring the turn-off for Robin Hood’s Bay/Fylingthorpe) and continue on the A171 through the hamlet of Normanby and about half a mile past this point after going round two sharp bends you will see a signpost on the right hand side ‘High Normanby/Raw 1 mile’. Take this turning and continue along the road, down the bank towards the lower end where on the right hand side you will see Seawinds with a green garage door. Please park on the driveway. PARKING The fairly narrow lane leading through Raw is mainly suitable for only one car but there are passing places and wider parts where cars can safely pass. The driveway outside Seawinds has parking space available for two cars, one on the drive and one towards the lower end near the grass verge.

OUTSIDE 1. Two stone steps lead up to the house. 2. A stone path leads from the driveway through a gate and up to the front door. There are metal handrails both along the path and up the steps to the house. 3. There is a grab rail next to the front door attached to the house wall. 4. A separate level access garden path also leads from the main roadway up towards the front door. 5. There is paving from the front door down the side of the house leading to the back garden which has level access. There is a higher level patio area with bench, table and 4 wooden chairs, from here you will have beautiful sea views.

FRONT DOOR There are two steps 19cm high to the front door. The door is 75cm wide and this opens inwards. The height of the door lock handle is 110cm from ground.

KITCHEN The kitchen has brand new expensive Karndean floor tiles and measures 324cm x 342cm. It has fitted worktops and units. There is a breakfast bar in the centre of the floor with 4 bar stools. The kitchen worktops measure 92cm from the floor. There is a new electric oven with hob and grill with extractor fan above. Separate fridge/freezer. Microwave. New washer/dryer. The water stop-cock is under the kitchen sink.

SMALL BOILER/STORE/CLOAKROOM Access via kitchen through an open doorway. Boiler has instructions in kitchen. Coat hooks fastened to wall, shoe rack and useful shelving/hooks. Also clothes airer, mops, brushes and bucket. Ironing board and fold-up chair.

GROUND FLOOR TITANIC THEMED HALL The hall is ‘L’ shaped and carpeted. The hall is 173cm wide and 555cm long. It contains the electric box stored in a pine unit under the stairs. There is a trip switch in case of a power failure.

GROUND FLOOR TOILET/BATHROOM There is a downstairs toilet accessible through a sliding door from the hallway measuring approx. 208cm x 266cm. Shower cubicle and bath with shower head attachment. Shaver points. Cushion flooring and two windows.

DINING ROOM The dining room measures 286cm x 378cm. It has a new fitted carpet. The width of the doorway is 71cm wide and 197cm height. There is a polished wooden table with placemats and six chairs. Oil cloth available. Brand new high chair in the corner of the room. Nautical themed stained-glass window in the dining room with views onto the garage area, the oil tank and onto the driveway. Opposite are open fields and country views.

LIVING ROOM This measures 421cm x 407cm. This room is carpeted. One brand new three seater covered sofa and one two seater sofa, one pouffe. coffee table. New Smart TV with freeview and DVD Blu-Ray Player with some DVD’s. Lovely views onto the outside upper patio area and across open countryside.

DOWNSTAIRS DOUBLE BEDROOM This measures 390cm x 363cm. This is carpeted and has a double bed. Large pine wardrobe – left hand side is locked for owners use. Plenty of room at the right-hand side for two people with hanging space and shelving. Two bedside tables with new lamps. Lovely views of the garden and open fields.

ACCESS FROM THE HALLWAY TO THE CONSERVATORY The measurement of the conservatory is 345cm x 303cm. Double doors lead from the hallway to the conservatory which is tiled with Karndean flooring. Each door measures 84cm wide. It is recommended only one door is open at a time and the door is fastened back with the latch at the bottom to avoid slamming. It is recommended a window is opened in the conservatory in warm weather as temperatures can soar. There is a sofa and two matching chairs with coffee table and an attractive Lamp. Level access through conservatory double doors out into back garden.

UPSTAIRS STAIRWAY There are 13 wooden stairs supported by a handrail bannister leading to the upstairs of the house. Each stair is 20cm high and 78cm wide.

UPSTAIRS TOILET Sliding door to the toilet which has a hand wash basin and shaver points. This room has wood effect cushion flooring and measures 176cm x 144cm The upstairs toilet has tiled walls and a small velux window. Please note no access by guests through wooden hatch doors in toilet as this leads only to roof cavity.

MASTER BEDROOM This measures 448cm x 600cm which also includes the eaves cavities. There is a light coloured wool fitted carpet. The door width is 71cm. King size bed with bedside table each side and new bedside lamps. Hanging rail. Chest of drawers. Cot/bed for a small child. Table with mirror and swivel chair. Two velux windows at front give beautiful views over open countryside and towards Ravenscar.

TWIN BEDDED ROOM WITH TWO SINGLE BEDS WHICH CAN BE ZIPPED AND LINKED TO MAKE A SUPER-KING SIZE BED This room is accessible from the top landing opposite the master bedroom and next to the upstairs toilet. This room measures 391cm x 504cm including eaves cavities. Two single zip and link beds with central position chest of drawers, bedside lamps and mirror. Chair and small table in corner of room. Hanging Rail. Two velux windows. Two built in deep drawers but cupboards are for owners use storing possessions.
