This gorgeous cottage offers holiday makers who want something special,a perfect coastal property with its beamed ceilings, magnificent chandeliers and beautiful decor. It's idyllic and a superb choice for the ultimate beach holiday in a superb location near beach-front cafes, the great local inn and well-stocked village stores.

Wow, what an amazing week we have loved every inch of this beautiful house, my three-year-old has loved each and every shell! Such a peaceful place, surrounded by beautiful nature

I'm sure we will be back here one day! Thank you so much ! xx

Ground Floor

With an enclosed decked garden to the front, step into this charming cottage via a covered porch (useful for storing beach items) to a reception hall with attractive artwork and antique oars across a porthole window reflect its closeness to the sea.

The charming sitting room is glorious and looks out over the bay, it's really restorative to sit and watch the waves lapping at the golden sands or to look out towards the horizon. It's stylishly decorated in a coastal inspired palette of off-whites and accents of blue to complement its seaside setting. There's a very effective flame-effect gas fire - very cosy in the cooler months - plus a Smart TV/DVD, a book and TV library and a separate reading area - curl up in the large leather chair and read to your heart's content in peace!

An elegant dining room comfortably seats six people and has an original art nouveau fireplace (decorative), beams and an armoire of crystalware so you can enjoy your evening drinks in style!

The ground floor also has a cloaks/WC.

Lower Ground floor

To the lower ground floor is a second hallway with a door that leads to a small rear decked area with views out to sea.

The kitchen is stylish and well-equipped, with the units painted in Farrow and Ball's seaside-inspired Green Blue and beech wood work surfaces. There's a large gas range oven, a fridge, dishwasher and microwave oven. The kitchen has a good-size breakfast room area (so you can keep cook company!) with a farm house-style table and chairs plus a large Smart 49" television and again, lovely sea views.

A large utility/laundry room has a 3-drawer freezer, a Belfast sink, washing machine and separate tumble dryer plus an airer, ironing board/iron and equipment for the beach including chairs, rug, buckets and spades, etc, so you don't have to pack everything with you!

This floor also has a luxury shower room with limestone flooring and pebble feature trim, with a good-size power shower and hand wash basin - perfect for a long, hot shower when you come off the beach!

First Floor

To the first floor are three beautiful bedrooms all of which have a quality hair dryer. There is a superb double bedroom, newly re-styled in duck egg blues, with a luxe 'Gothic' style king size bed, a wardrobe with hanging space and drawers and a dressing table. The high, vaulted beamed ceiling has a beautiful chandelier and there are fabulous sea views - what could be nicer than to go to bed, falling into a relaxed sleep on the deep, comfortable mattress listening to the waves, or the next morning, to sit up in bed, with a cup of tea, and gaze out over the golden sands and across the deep blue sea, dotted with white yachts as they skim across the water? Bliss.

The second double bedroom boasts a magnificent king size four poster bed, wardrobe with hanging space and shelves, a full length cheval mirror and a dressing table with chair. This bedroom also has lovely high beamed ceilings, a crystal chandelier and a view of the sea.

There is a charming twin bedroom in white with accents of blue, with two full size 3' single brass beds, a chandelier, an armoire and an easy chair.

The immaculate house bathroom is tiled in Italian marble; it comprises a bath, shower attachment, WC and hand wash basin.

Please note, this property has been kept pet-free for those with allergies and all bedding and cushions are feather-free.

To the front of this lovely cottage is an enclosed decked garden with sea views; it has a bench and table and chairs and potted plants to give a splash of colour; it's a sun trap, enjoying sunshine from early morning until mid-afternoon, a perfect spot to enjoy the first cup of the day or al fresco meals - or even pre-dinner drinks, whilst watching the waves!

To the rear is a small enclosed decked area, also with sea views.

The Beach House is the 2nd house on the right hand side of Meadowfields which is the road opposite the beachside Sandsend Café, just off the road to Whitby.
It is a rendered dwelling arranged over three floors – ground level, lower ground and a first floor. The property was build in the 1920s and has all the original features of considerable charm including beamed ceilings, an Art Nouveau fireplace in the dining room and wooden staircase/banister with motifs.
It is believed that at the turn of the 20th century a local architect and builder had a wager to see how many properties they could build on the plot of land, with all having sea views – this has given a charming group of houses with stunning beach and sea views from virtually all the windows. It is also believed that the motifs carved out of the staircase and banisters, which includes hearts and clubs, reflect this bet from nearly a century ago.
The property is conveniently located close to a bus stop and Sandsend’s many amenities – cafes, local inn, restaurant, shops, art gallery, and doctor’s surgery.
Transport to Whitby and Runswick Bay
There is a main bus route, with the bus stop a few hundred yards from the property.
There is no dedicated parking for the property but plenty of on-street parking.
The Beach House
There are four external steps leading up to the property to the front with a substantial wooden handrail. There is a covered area, a small porch, over the front door.
The accommodation is arranged over three floors with living accommodation – sitting room/library area, dining room and cloaks/WC - on the ground floor; there are 8 steps to the lower ground floor which houses the kitchen, breakfast room, shower room, laundry/utility room and rear hall; and three bedrooms and house bathroom on the 1st floor which is up 12 steps.
To the rear is a decked garden with the back door on ground level.
Lower Ground Level
There is an entrance hall which leads to the back decked garden which is on one level with a seat, potted plants and lovely sea views.
Kitchen The kitchen contains a dishwasher, fridge, microwave and a large range with a gas oven and hob and electric grill. The smaller appliances also include a juicer and coffee making machine. The adjoining breakfast room has table and chair to seat six people. It is fully equipped with high quality china, glassware, cutlery and cooking implements for the self catering of six people.
There is a music centre in the breakfast room which acts as an I-Pod docking station and will charge I-Phones; there is an occasional chair by the window, which has sweeping sea views across the bay.
Laundry Room/Utility There is a freezer plus a washing machine and dryer plus a clothes airer. There is also a large Belfast sink, ideal for rinsing off sandy swimwear.
This room also has hooks for coats, stores all the beach equipment – chairs, rug, buckets, spades, board, dingy – plus cleaning equipment (obviously we have a housekeeper that comes in weekly but you may wish to access these cleaning products during your stay.) The central heating boiler is in this room with the controls just outside in the hallway. (Most things are self-explanatory but full instructions for the heating are in the Information Book; instructions for all appliances in the Appliances file.)
Shower room A luxury walk in shower room with hand basin, large shower and heated towel rail. Tiled in limestone, the floor has underfloor heating which is on a timer but can be put onto constant via the switch in the next door laundry/utility room at eye level by the door.
Ground Floor
Sitting Room The sitting room contains a three seater sofa, a two seater sofa, an upholstered stool plus a leather armchair with occasional tables.
There is a wall-mounted flat TV which also includes a radio and plays CDs; there is also a DVD and VHS player.
There is a separate reading area with a bookcase that includes a variety of reading material for all ages; in the cupboard below are DVDs and videos plus several board games and children’s writing materials and pencils.
Formal Dining Room With its original 1920s fireplace (not open for lighting), the dining room has table and chairs to seat six people, an armoire containing crystal glasses and decanters plus a side serving table.
Cloaks/WC Comprises hooks behind the door for coats (further hooks in the laundry/utility room on the lower ground floor) plus WC and basin.
First Floor Ten stairs with a turn and half landing up to three bedrooms – two doubles and a twin – each of which has a wardrobe (equipped with wood and padded hangers plus quality Nicky Clarke hair dryers), bedside tables and seating; the doubles having also have dressing tables with additional seating.
House bathroom The house bathroom comprises WC, bath with shower attachment and washbasin with a heated towel rail.
Front Garden This is accessed by one step and is fully decked with a table and four chairs plus a bench and potted plants and shrubs; a suntrap, it catches the sun most of the day with views of the sea.
The Beach House is an old property and by its very nature cannot be adapted for the use of wheelchairs and may not be suitable for the very infirm because of its 3 floors. All windows have either traditional openings or some sea-facing ones have modern tilt or fully opening windows; we advise that the window in the Gothic-style bedroom is not left fully open around unsupervised children.

Very clean, comfortable house, smaller than it looks in the photos though.Great location.Only drawback for my party was the basement kitchen ,too many steps! ,perhaps not a good one for the elderly!.Lovely sea views and handy for all the amenities
Mrs Gee
Fabulous property! Excellent position in Sandsend. Stylish interior yet comfortable, with everything you need and a few personal touches thrown in which we appreciated. Would definitely recommend this holiday home and look forward to staying again.
Mrs Hollingworth
Four poster bed needs new mattress as I could feel the springs and had to put a duvet on top of the mattress. Insufficient candle lights to use in a power cut. Needs torches. Extra parking space was helpful. Cottage was chilly as heating didn't seem to come on much.
Mr Christopher
We really enjoyed our family holiday in Sandsend and the Beach House was just lovely. The house is in a great position near the beach with sea views. We had no problem parking our three cars. The owners were really helpful and the Beach House is beautifully decorated, clean and had everything we needed. Sandsend has plenty to offer - beach, walks, gift shops, general store, cafes and a lovely friendly pub plus it is a great base for exploring the area. I would definitely return to The Beach House - highly recommended.
Mrs Deakin
Fabulous holiday rental, you can tell the owner have spent money furnishing it and not just put in cheap stuff because it's a rental , we will definitely rent it again
Mrs Lindsay
The beach house lived up to and exceeded our expectations. Warm & cosy on arrival. Clean. We all loved the style chosen for the decor. The house worked so well for us. The property was packed with Everything you could need for a self catering holiday. A previous review nearly put me off booking, which would have been a shame to have missed such a lovely house in an amazing location.
Mrs Cook
Lovely position helpful hosts
Mrs Partridge
I wouldn’t call the house luxurious or gold star. It’s tired and needs a bit of TLC. To say that such a fuss is made about leaving the place as you found it, there were dead spiders and daddy long legs all over, hairs in the bath and we struggled to find a clean glass! Parking is a nightmare! Struggled to park on the street and came back to the cottage twice to find someone (from shore view house) had parked in the designated parking spot around the corner! I had to pay for parking on the coastal road. This is not acceptable. The outside seating area is dirty with dead plants and not welcoming on arrival or to sit in. I can what they’re trying to do with the place with the fixtures and fittings, and the sea view ( from three windows not every window) is beautiful. The beds are comfortable and bedding and towels are clean. We were just disappointed overall and would definitely not stay again.
Mrs Hunter
close to beach
Mr Seward-Lewis
The house was in a superb location but the description of the property led us to expect a more luxurious stay.
Mr Bolton
I stayed at this holiday cottage last year; so this was our second trip. The only thing that is marginally annoying is there are no suitable glasses for small children - a few plastic glasses wouldn’t go amiss. Otherwise it’s a great location and easy to use
Mr Gradwell
Really enjoyed our stay. House is in super location. Love the area. Will definitely return.

A very comfortable and relaxing holiday at The Beach House. The sun shone, the wind blew, the sea sparkled, especially on Friday when the surf was magnificent! We had the beach to ourselves at Boggle Hole (near Robin Hood's Bay) and to be recommended at low tide.

We are a mixed group of close friends and family who needed a short break. The Beach House is a wonderfully comfortable and welcoming 'home from home'. Thank you for looking after us so well, the Beach House is perfect in every way and a credit to the owners. We enjoyed the beach and the fantastic cafes in Sandsend, Whitby was a lovely stoll along the beach.
Rob & Rebecca Burns & family, London
A lovely week in Sandsend, lots of sun but a bit on the chilly side - despite this, Pirate Sam spends almost every afternoon on the beach with his well wrapped up parents! Highlights of the week were being knights at Scarborough Castle, playing at Pannett Park and a trip on the train from Pickering - the grown ups enjoyed a meal at the Estbeck thanks to babysitting grandparents!
