Introduction
Bracken Howe Lodge is a modern timber framed and oak clad lodge house constructed circa 2012 to current building regulations, and as such enjoys modern standards of insulation, a full gas fired under floor central heating system, ample easy access electrical socket outlets etc.
The property is located on Ladycross Plantation; 5 star Quality in Tourism rated touring caravan park, although the lodge development is situated in an area of mature woodland screened from the caravan park area. The development is situated about 5 miles west of Whitby on the edge of the North Yorks Moors National Park.
The site office and shop stock a limited range of essentials, such as milk, tea, coffee etc.
At the time of writing the final section of the approach road from the reception area to Bracken Howe Lodge has not been surfaced and so those with mobility problems should take extra care when walking to and from the lodge.
Arrival
Please drive up to the barrier at the entrance of the park. You will be given access and then please report to the park office. The staff will give you keys for the property. You should pay a refundable £20 security deposit to receive a barrier pass, which will allow you access to and egress from the site. This should be returned on your day of departure and your deposit will be returned.
Please park in the designated parking area for Bracken Howe Lodge, which is directly outside the property. There is ample space for two vehicles.
Bracken Howe Lodge
Bracken Howe Lodge is constructed to modern buildings regulations, which provides internal doors wide enough for wheel chair access and easily accessible outlet sockets. There are however, two steps up to the entrance hall from the parking area.
Flooring to the ground floor is of high quality oak laminate, with ceramic tiling to the bathroom, and is carpeted to the upper floor.
The entrance door opens to a spacious reception hall with built-in cloaks and storage cupboards. The hall gives access to two ground floor bedrooms, the house bathroom and the open plan living room which has dining and kitchen off. Also off the hall is a utility cupboard housing an automatic washing machine.
Living Room
An elegant double height room with high pitched ceiling and two sets of French doors to the large decked area to the front of the lodge.
The sitting area has a large L-shaped leather sofa seating up to six people and coffee table. There is a wall mounted flat screen TV with a FreeSat system, radio and i-Pod docking station
Heating is by way of a fully controllable underfloor system beneath the oak laminate flooring and may be supplemented with the gas fired log-burning style stove to the corner of the room.
The dining area is equipped with a glass dining table and contemporary chairs for six.
Kitchen
The kitchen area is fully equipped, with ample wall and base cupboards having granite work surfaces over, extended to provide a breakfast bar with three high stools for seating. Neff appliances are provided including built-in oven, hob, extractor fan, built-in microwave oven, fridge, freezer and dishwasher.
The kitchen contains ample crockery, cutlery and cooking utensils to cater for six people. Washing up liquid, dishwasher tablets and general cleaning materials are stored beneath the sink.
Deck
To the front and side of the lodge is a large level, illuminated decked area enclosed with a mixture of timber lap fencing and toughened safety glass panels. There is level access to the deck from the living room, although there are steps down from the deck to the parking area.
The deck is supplied with high quality wicker dining table and six chairs, and also boasts a hot-tub. The tub will have been cleaned, prepared, filled and heated for your visit. A comprehensive guide to the use of the hot tub is provided.
Bedrooms and Bathrooms
There are two bedrooms – one double and one twin – on the ground floor together with the house bathroom.
Double Bedroom
King sized double bed with bedside cabinets with lamps, matching chest of drawers and large walk-in wardrobe with hanging space. Wall mounted flat screen TV. Windows to the side and rear with fitted Roman blinds.
Twin Bedroom
Two standard 3 ft. single beds, central bedside unit with lamp, chest of drawers and wardrobe. Window to the side with fitted Roman blind.
House Bathroom
A luxurious modern bathroom, with ceramic tiled floor comprising: free standing bath, wall mounted wash hand basin with fitted mirror over, low level WC with concealed cistern and walk-in shower cubicle with low, easy access lip.
Mezzanine Bedroom
A most attractive master bedroom approached over an easy rising staircase from the sitting room, having carpeted treads, hand rail and toughened glass balustrades. Further toughened glass panels overlook the sitting room.
King size faux leather double bed with bedside units and lamps, under eaves built-in wardrobes, four Velux roof lights with fitted black out blinds. Wall mounted flat screen TV. A door gives access to the en-suite shower room having walk-in shower, low level WC and wash hand basin.
Hair dryers, high quality linens, duvets and towels are provided to each of the bedrooms.
