Isn't this a perfect ‘chocolate box’ cottage? It’s very special – from the thatched roof with its straw pheasants and luxury interior, to stylish bathrooms and a fantastic Hot Springs Hydro Massage Spa – it’s perfect for a family, two couples or a couple wanting a stunning romantic retreat. This fabulous thatched cottage – with its own hot tub – is glorious, with chandeliers, an open fire and charming décor. Whether you want a romantic retreat or a family holiday, this lovely house offers superb accommodation in a great location near the stunning Runswick Bay.

After reading some of the negative comments about cleanliness and not enough towels ,I did go armed with enough sanitiser to kill an army , but was pleased to see that it was lovely and clean on arrival

The only down side was that the decoration and blinds were a bit tired and could do with a make over. Wonky blinds really messed with my head :) A couple of stains on the cream carpet in the bedrooms , and several bulbs not working but to be expected with letting out. Beds really comfortable ,but did bring our own bedding, and the bathroom was lovely and spacious. Fabulous Hot tub which was used and appreciated after a busy day exploring and the doggy shower was used frequently and a god send.... An excellent fully functional kitchen ,but could have done with more cupboard space to put food. Overall we really enjoyed our stay and would recommend to others and would book again



Ground Floor
The vestibule leads to a hallway; there is a sitting room with a wood burning stove, TV, wooden floors and comfortable seating. This leads to a fabulous, elegant kitchen with granite work surfaces and smart cream painted cupboards. The kitchen is very well-equipped and has an electric oven, hob, fridge, freezer, dishwasher and washing machine. There is a table and comfortable leather bar stools to enjoy breakfast plus there is underfloor heating beneath the terracotta tiles – very cosy.

There is a downstairs WC and a rear hallway which leads to the superb courtyard that has seating – perfect for enjoying a cuppa or glass of wine outside – and a fantastic Hot Springs Hydro Massage Spa where you can relax under the stars!

The cottage also has a dining room with an original oven range (decorative) plus a wall-mounted TV, with table and chairs for four people to enjoy dinner in these very pleasant surroundings. There is a second WC off the main hallway which also has a shower.
First Floor
Upstairs is a half landing that leads in one way to a stunning large bathroom that has a double-ended Jacuzzi bath and TV set into the wall; there is a very large double shower - which includes a solarium if you want to top up your tan! - a WC and double hand wash basins. The bathroom opens onto a wonderful wooden balcony that wraps round part of the house. There are two bedrooms, with pretty windows that look out from under the thatched roof, and have original fireplaces, which are decorative. The bedrooms are a double bedroom with a brass bed and a TV plus a twin bedroom with two full size 3’ single beds (the twin beds have Zip-and-Link beds if a second double bedroom is needed).
There is garage parking plus a separate parking space a few yards away.





Sunnybank Thatch is located in the village of Hinderwell, approximately 1 mile from Runswick Bay and is set back 200 yards from the main street. The village has excellent facilities including a shop, deli/cafe and two pubs.

Arrival and car parking facilities;

The remote control on the key fob will open the garage door, press the top red button and hold for 5 seconds.

Take care when driving into the small garage and close the garage door either with the key fob when you are sure the car is parked safely.

Or close the garage door by entering the house through the door and press and hold the gold, door-bell type button when you are sure there is sufficient clearance.

Additional parking is in the car park just at the side of the garden at the rear of the property. PLEASE ONLY PARK IN SPACE NO 1

Access from the front of the house;

Small step 12cm to main entrance; the stable door 83cm wide is always unlocked but may be locked from the inside with the bolt located 84cm high

Ground floor;

Access through the porch door onto a wooden floor with mat width 80cm mortice lock, 84cm from floor.

Straight ahead is a ground floor toilet and shower, door 71cm width;

To the right; carpeted relaxation /dining room, 74cm wide entrance with a small ridge on entering. Dimmer light switch to the right, 140cm high

Lounge to the left with wooden floor and large floor rug, entrance 75cm wide, light to the right, 136cm high.

We loved our week in this cottage, everything you could wish for, ideally located, fully equipped for every families needs and very relaxing. My only negative point I want to make is the TV the signal was terrible for whole of the week and had to watch it on our ipads it was that bad. Didn`t like glass effect as there was a shadow. The garage was a brilliant addition but if you had a large car you would struggle in length. And finally the settee was very soft and could do with new foam. Sorry*****

We booked Sunnybank Thatch for the period of 4th - 11th September 2020 back in September 2019, based on the fabulous photos and equally good reviews...what a disappointment! Following lockdown and after already having one holiday cancelled we were really looking forward to this break. As everyone can appreciate it has been a stressful year and we have been working harder than ever and needed a bit of r and r. We have now returned home 3 days early, which is a first for us, we are bitterly disappointed in Sunnybank Thatch and just couldn't stand looking at the place any longer and felt we couldn't stay. We arrived mid evening, it was already dark, to find the garage door wide open, the bins still full and with filled poo bags on the floor, the mattress for the outside lounger was strewn across the garage floor and it took a while to find the key because the instructions in the email were incorrect and misleading. The courtyard was unkempt, overgrown and dirty with cobwebs everywhere, every window box was filled with dead and rotting plants, which was the same at the front of the house and it was evident that no maintenance had been carried out in recent memory, now this might suit the Munsters but we expected something we could enjoy for the money we paid. The next morning we realised that the whole place is so overgrown that you couldn't appreciate the beauty of the building. We had taken our own bbq as there is a lounger and table and chairs, but they were unusable as the weeds and general appearance were so unappealing that no one would want to sit out there. The hot tub was filthy on the exterior and when we opened the lid the water was cold and not heated, though we had not received any notification from Sykes or the owners to say it couldn't be used because of Covid. The water was filled with debris with no net to clear it and the chemical dispenser was broken on the floor. The lid clearly needs replacing as the seams had split and had moss growing in the gaps. consequently we did not use it. As hot tub owners ourselves we know how important it is to keep the hot tub surroundings immaculately clean and the water quality regulated. Moving onto the inside of the property....whilst the pictures posted on the website are a valid representation of the kitchen and lounge area we felt as though the images were airbrushed...there is an unwelcoming scent that lingers in the air that could be solved with a couple of plug ins and the dated decor did nothing to lift our spirits. The log burner was still full of ash and hadn't been cleared, the glass was black and there was no starter pack for the fire...we cleaned it and bought our own logs...but it didn't matter because all the heat escaped straight up the chimney anyway. It would be remiss of us not to mention the dining room...which, along with the upstairs, looks like it is filled with furniture from a second hand shop, we didn't use the room. Our favourite room was the bathroom, which is a pretty poor show...though the sealant in the shower needs a little attending to and the balcony either needs knocking down and removing or rebuilding. The wood is so faded and peeling, all of the flower boxes are filled with dead flowers and there was so much debris that would need removing if you were brave enough to set foot out there. During the short time we put ourselves through the torture of being there I had to pretty much physically restrain my husband from getting stuck into doing some jobs and I could see how depressed he was getting each day with the state of it. We have a beautiful home ourselves with hot tub and log burner and it is to pay that amount to go somewhere that is not up to scratch when you just want to switch off is so disappointing. Leaving was the only way we could enjoy some of the time we had taken off work. We chose this house for its charm and its obvious USP's, which included the hot tub and log burner, but each of these were severely lacking. It feels as though the owners do not have any pride in this house, which could be spectacular with the right maintenance, it is such a sad sight to see. We don't feel it is unreasonable, when paying almost £1000 a week for a property that some basic maintenance is carried out to make you want to spend time there....but we felt as though the property was affecting our mood more each day and simply had to leave. I can't impress on you how much this has dampened an already rubbish year! In these uncertain times one thing is certain...we wouldn't return and we definitely won't be recommending anyone else stay there. Sykes claim that they 'work tirelessly to provide the best customer experience by working closely with our Home Owners, both on the quality of their properties, the cleanliness and maintenance but also in supporting them making the most out of their Holiday home' but clearly that hasn't happened here and we have been let down by both Sykes and the owners. We took our own non airbrushed pictures to support everything in this email and sent them to Sykes. They emailed straight back to apologise and to say that they would investigate further and that they wished we had contacted them to send in the changeover team again....are you joking?...this needed more than a changeover needs a maintenance team!

The facilities were excellent, our own personal spa, everything is thought about, even a doggy spa area! Excellent location, a good base to explore the local coast, lots of walks. We had a long, relaxing holiday in this lovely house. The location is perfect for experiencing the Yorkshire coast by car, bus or long walks. Returning from a day trip, one can find restaurants and classic English pubs nearby. Hinderwell is a charming little village with good infrastructure. On a rainy day though, there is no need to leave this cozy cottage with its well-equipped kitchen, spacious bathroom and hot tub.

A beautiful cottage with everything you could possibly need,it exceeded our expectations. Only one niggle it stated in the welcome pack that on leaving at the end of the holiday that the keys were to be taken to the Whitby offices so that’s what we did,on arrival at the office we were told we should have left them in the key safe.this added an hour to our journey as we were going onwards north to continue to another place on the Scottish Borders.Please let future holidaymakers know this.

When we first arrived we had to go the toilet there was a poo in there plus tha toilet was full of old per stains I took pictures it was a disgrace.the two main bedrooms were full of old strains no dought from a dog .the sofa needs changing you sink into holes the living room red carpet is filthy considering we paid £431 for 3 days I think we were robbed foe the state of the place never again will we rent from Sykes

The property is in an extremely poor state. The walls havent seen a lick of paint in clearly a long time...scuff marks are evident in almost every room. Fridge is filthy with mould and some sort of disgusting smell and liquid in the vegetable drawer. All the shelves in the fridge are broken. The bath drain doesn't work, so it fills up but you have to lift the drain up with your nails to empty it again. The sitting room floor hasnt been cleaned. We moved the sofa away from the radiator before we put the heating on to avoid damaging it and found sweet wrappers and wafts of fluff and dust everywhere. The bedroom carpets both have stains on them. The staircase carpet is dirty and needs a shampoo or replaced. The staircase is damaged.. I caught my dressing gown on it when walking past. It looks like a cat has used it as a scratch post. The blinds are mostly all broken or in the case of the sitting room blind ( the one in the window to the main street outside) its abt a foot too short and everyone passing can see right into the sitting room. Tvs don't work hardly at all, keeps saying no signal. No wood for burner upon arrival on a cold night in spite of saying a pack wd be here. Lights not working and light and socket switches filthy. ( seeing as we are in the midst of a pandemic thats unacceptable!) Court yard unkempt, old washing machine, weeds and very drab... Even weeds growing from the roof gutters at car port/ garage area below the bathroom balcony. Stale smell throughout. The fridge and the washing up brush left at the sink were the straws that broke the camels back for me... Hair and black mould on a washing up brush???!!! Seriously disgusting... So sad and disappointing as this could be a little gem and pristine with some attention. We are awaiting cleaners to come today to sort the fridge as our food is still in the garden to keep it cool.. We arrived Friday... Its now Sunday.. Two visits from the cleaner were made since we raised the complaint ( altho this needs much more than a clean to put right!) but seeing as no one notified us to leave the front door unlocked or that they were coming for first visit, they cdnt get in and so left... and then they were sent a second time for some reason without again any communication to us and we had already said we had gone to Whitby for a walk to try get some enjoyment from what is a sickening start to our much needed holiday , they cdnt get in again!!! Helpful.. NOT!! Waiting for cleaner today... But as we say, this isn't just something a clean will fix. Very grubby, shoddy and in need of some desperate tlc... And we LOVE shabby chic, quirky, old and vintage... But this is NOT any of these.. This is dirty, grubby and lacking in any form of care and maintenance. WD NOT RECOMMEND AT ALL!!!

Contacted on arrival when we found an inadequate supply of towels. Three small bath towels and four hand towels. This for 4 people! We were advised someone from the cleaning team would drop off more towels which they did not. Also noted after our first night that the double bed was uncomfortable and found there was no mattress protector covering the mattress which given the current climate we felt was not the most hygienic. Over the weekend no one dropped off more towels and on the Monday we phoned again and asked for a mattress cover. We also had noted that despite being told the cottage would be deep cleaned. No evidence of this.. found toys under the sofa from previous guests. Insulin in the fridge which must have been from a previous visitor. Again told towels and mattress cover would be dropped off. Later they phoned back and said it would be the following day as the cleaning team.were busy. Nothing materialised for our whole holiday and no explanation. Emails of complaint sent but no answer. Information in the cottage said that welcome packs were not being left but if guests phoned to request this one would be dropped off. Again this was ignored. This is our sixth visit to this cottage and usually it is perfect, plenty towels, very clean. On this occasion we were disappointed.
